General Community Rules: You and all guests and occupants must comply with any written Community rules, regulations and policies, including instructions for care of the dwelling and the Community. The dwelling and other areas must be kept clean and free of trash, garbage, and other debris. Doors, windows, and other passageways inside the dwelling must be clear and unobstructed for access to every room in the dwelling and may be used only for entry or exit. Glass containers are prohibited in all common areas. You, your occupants, or guests may not anywhere in the Community: use candles or use kerosene lamps or kerosene heaters, cook on balconies or outside; or solicit business or contributions. You, your occupants or guests, or the guests of any occupants, may not engage in the following activities: behaving in a loud or obnoxious manner; disturbing or threatening the rights, comfort, health, safety, or convenience of others (including our agents and employees) in or near the Community; disrupting our business activities; manufacturing, cultivating, delivering, selling, possessing with intent to deliver or sell, or otherwise possessing or using a controlled substance or drug paraphernalia for use with a controlled substance, engaging in or threatening violence; possessing a weapon prohibited by state law; discharging a firearm in the Community; displaying or possessing a gun, knife, or other weapon in the common area, storing anything in closets having gas appliances; tampering with utilities or telecommunications; bringing hazardous materials into the Community; or injuring our reputation by making bad faith allegations against us to others. Pool Rules: Residents and guests will adhere to the rules and regulations posted in the pool area and Management policies. All Swimmers swim at their own risk. Owner is not responsible for accidents or injuries. No glass, pets, or alcoholic beverages are permitted in the pool area. Use paper or plastic containers only. Proper swimming attire is required at all times and a swimsuit “cover up” should be worn to and from the pool. No running or rough activities are allowed in the pool area. Fitness Center Rules: Residents and guests will adhere to the rules and regulations posted in the fitness center and Management policies. Resident(s) must accompany guests, and no glass, smoking, eating, alcoholic beverages, pets, or black sole shoes are permitted in the Fitness Center. Additional Community Rules: Never follow another vehicle into an open gate. Always use your card to gain entry. Do not operate the gate if there is any person or animal nearby who might get caught in it as it opens or closes. Your booking confirmation is contingent upon completing the required verification steps within 24 hours of booking. Background checks are required for guests holding a US-issued ID. Proof of income may also be requested. Accepted documents include a recent pay stub, a bank statement dated within the last three months, or a letter of employment in PDF format. For international guests, equivalent documentation may be requested. Failure to complete these steps within 24 hours, or failure to meet the minimum eligibility requirements, may result in the cancellation of your reservation. Early or late check-ins and check-outs are subject to an additional fee.

Deep cleaning beyond normal use—such as stain removal, carpet shampooing, odor remediation, or any cleaning requiring significantly more time than our standard turnover—is not covered by the standard exit cleaning. Any additional charges will be documented with photos and billed at our professional cleaning rate.
