Terms and Conditions
If your reservation includes a Property Damage Protection charge, you are entitled to request a larger refundable deposit instead. For example, insurance covers up to $3000 of property damage. You have the option to pay an additional $3000 refundable deposit rather than purchase the property damage protection. PLEASE REACH OUT IF YOU’D LIKE TO AMEND YOUR RESERVATION.
Age Requirements: Guest affirms to be an adult over 25 years old and the property will not be occupied by minors unless an adult over 25 is present.
Maximum Occupancy: Do not exceed maximum occupancy, including children. Overnight stays are restricted solely to Guests. Guests will follow all HOA and/or Condo Association regulations on visitors as may be applicable.
Access: Guest shall allow Leasing Agent access to the property for purposes of repair, inspection and in cases of emergency. Leasing Agent shall exercise this right of access in a reasonable manner.
Cancellation/Refund Policy: A sixty (60) day notice is required for cancellation with a full refund. Cancellations made 31–59 days prior to the arrival date will receive a 50% refund. Cancellations or changes which result in a shortened stay and are made 30 days or less before the arrival date, forfeit the full advance payment and damage/reservation deposit. Cancellation or early departure does not warrant any refund of rent or deposit. Security deposit, if collected, will be returned within 14 days of cancellation.
Insurance: Guests are encouraged to purchase travel and rental insurance. It is the responsibility of the Guest to acquire their own travel insurance in case they need to cancel or if there is a natural disaster such as but not limited to, a hurricane, water pollution, oil spills, flooding, disease or if weather conditions make it unsafe to stay. Rental money will not be refunded by the Leasing Agent and rental money may not be applied to a subsequent stay unless covered under the cancellation policy above.
Condition and Use of property: The Property is provided in “as is” condition. Leasing Agent shall use his/her best efforts to ensure the operation of all amenities in the Property, such as utilities, appliances, internet access, satellite or cable TV access as applicable, etc. However, Leasing Agent is not responsible for interruptions of utilities and will not reimburse guest if such interruptions interfere with the stay. Leasing Agent shall not be held responsible for such items failure to work, but will make every effort to correct any reported issues as quickly as possible. Guest acknowledges that use of amenities such as pools, spas, tennis courts, fitness center, saunas, balconies and the like (if applicable to the subject Property) may be potentially dangerous and involve potential risks if improperly used, particularly with regard to children and such use is at the Guest’s own risk. Guest shall use the Property for residential purposes only and in a careful manner to prevent any damage or loss to the Property and keep the Property in clean and sanitary condition at all times. Guest and any additional permitted guests shall refrain from loud noise and shall not disturb, annoy, endanger, or inconvenience neighbors, nor shall Guest use the Property for any immoral, offensive, or unlawful purposes, nor violate any law, association rules or ordinance, nor commit waste or nuisance on or about the Property.
Assignment or Sublease: Guest shall not assign or sublease the Property or permit the use of any portions of the Property by other persons other than visitors of Guests per the limitations set forth above.
Payment: If payment isn't made by the date due, management will use renter's credit card on file to make payment.
RENTAL RULES AND REGULATIONS
CHECK-IN TIME IS 4:00 P. M. on the first day of reservation and CHECK-OUT TIME IS 11:00 A. M. on the last day of reservation. NO EARLY CHECK-INS OR LATE CHECK-OUTS UNLESS APPROVED IN ADVANCE BY LEASING AGRENT.
Smoking or vaping is NOT allowed anywhere in or on the Property. Candles are also not permitted.
Any additional Guests must be approved by Leasing Agent and may be subject to an additional charge.
No pets are allowed, either in the unit or on the property at any time unless previously authorized in writing by Leasing Agent.
Guests with children are required to follow the below requirements:
Guests are responsible for any and all necessary 'baby proofing’
Children need to be supervised at all times.
Children are not allowed on the balcony without adult supervision.
Babies must wear swim diapers. Any fees assessed by Association for unsanitary conditions due to one of your guest’s accidents will be subtracted from deposit.
Guests are to keep the property and all furnishings in good order. If the premises appear not properly cleaned or damaged upon lease start date, Guest shall inform Leasing Agent immediately. Guest shall report to the Leasing Agent immediately any problems with the unit including but not limited to the air conditioning unit, appliances, plumbing, etc. so that further damage can be alleviated and avoided. Leasing Agent reserves the right to make repairs as necessary and to reasonably enter unit as necessary.
There is no daily housekeeping service. The Property will be professionally cleaned before lease start date.
Vehicles are to be parked in spaces assigned or designated by the Leasing Agent.
The use of high-speed broadband internet connection is subject to the terms and conditions set forth by the service provider. A landline phone is not provided for guests.
Guests must abide by all HOA and Condo Association rules (as applicable) in addition to those stated above. If the association forces the guest to leave due to bad behavior/disobeying rules, etc. , the Leasing Agent will not refund any rental monies or security deposit paid. Guest will be responsible for any fines imposed by the Association.
If applicable, lost keys, access key fob and lockout charges are the responsibility of the guest. If keys are utilized with the Property, as opposed to a keyless entry system, they should be left in the designated area as instructed by Leasing Agent upon check-out.
Guests to clean off the sand from all beach gear before entering property.
All radios, television, etc. must be turned down to a level of sound that does not annoy or interfere with neighbors.
Guests shall not display any signs, exterior lights, or markings to the Property. Guests are further prohibited from adding or changing any locks on the Property.
