Thank you for choosing Master Vacation Homes! VACATION RENTAL - PROPERTY RULES AND CONDITIONS

A Note on Our Home's Character: Our vacation home is highly loved and frequently enjoyed by families. Because of this, you may notice minor cosmetic wear and tear or aging furniture consistent with a popular rental. We work hard to keep everything functional and clean, but we ask guests to keep this normal wear and tear in mind, as refunds are not provided for minor cosmetic imperfections.

Property Management & Maintenance: This home is privately owned and professionally managed by Master Vacation Homes. Should a major appliance or equipment need attention during your stay, we will work diligently to resolve it as quickly as possible during normal business hours. Please note that maintenance delays or appliance malfunctions do not qualify for refunds or price adjustments.

CUSTOMER SUPPORT POLICY: Our team is available during standard business hours to assist with any guest requests, and we aim to address all inquiries within 24 hours. Office Hours: Monday – Friday | 9:00 AM – 5:00 PM (After 5:00 PM: Emergency calls only)

Emergency vs. Non-Emergency Requests: Our operations team evaluates every request and strictly prioritizes emergencies. Depending on the issue, our customer service team may request photos to better assist you.

True Emergencies (Handled 24/7): (For life-threatening emergencies, please call 911 immediately.) Active water leaks, complete power/water outages, air conditioning failures, pest infestations, property access issues, or safety hazards. While repair times cannot always be guaranteed, Master Vacation Homes will make every effort to immediately contact a service provider to resolve the issue as quickly as possible. Response times for unforeseen circumstances may vary based on third-party provider availability. Non-Emergencies: Standard maintenance requests will be addressed during normal business hours. Non-emergency service calls handled after hours may incur additional fees if a staff member is required to visit the property. The contact phone number will be provided immediately upon booking.

CHECK-IN, CHECK-OUT & OCCUPANCY POLICIES Check-In: 4:00 PM Check-Out: 10:00 AM

Early check-ins or late check-outs must be requested 1 to 2 days in advance. These requests are subject to availability and require prepayment of applicable fees.

We offer a seamless express self-check-in process, allowing you to go directly to the property. Your home is equipped with a keyless, time-sensitive electronic lock, so there is no need to visit our office.

The maximum number of guests permitted on the property at any time is strictly limited by state ordinances, local laws, and fire codes. No exceptions can be made. If Master Vacation Homes discovers that the occupancy exceeds the lawful limit, a penalty fee will be charged, and guests will face immediate, non-refundable eviction for breach of this rental agrement.

All our vacation homes are self-catering, meaning guests are responsible for purchasing their own supplies during their stay. For your convenience, we provide a complimentary starter supply of essential items: 1 dish towel, 1 dish sponge, 1 bottle of dish detergent, 5 dishwashing capsules, and 1 paper towel roll, 1 garbage bag per bin, plus 1 extra bag, 1 small bar of soap, 1 shampoo & body wash set, and 2 rolls of toilet paper per bathroom (plus 2 extra rolls total).

All fresh bedding and bath towels are provided for your stay. Please note that washcloths and beach/pool towels are not included, so we recommend bringing your own.

The property will be professionally cleaned before your arrival. We kindly ask our guests to maintain the home in its best condition throughout their stay.

POOL HEAT & MAINTENANCE POLICIES (Applicable only if the property features a private pool)

Pool heating is optional and available for an additional daily fee (minimum 2-day consecutive charge required). Service must be paid in full before the heater is turned on.

The pool temperature is set between 85°F and 90°F.

Payments processed after 4:00 PM will result in the heater being turned on the following day. Please note that it can take up to 24 hours for the pool to reach its set temperature.

No refunds will be issued due to inclement weather.

Our pool heater pumps feature an automatic safety shut-off system to prevent overheating during periods of extreme cold weather. If the pump is working overtime in cold conditions, the system will temporarily turn off automatically until temperatures allow it to operate efficiently. Please note that pool heating is optional and may not be available under extreme weather conditions.

PLEASE DO NOT TOUCH THE POOL EQUIPMENT AT ANY TIME OR UNDER ANY CIRCUMSTANCES.

Our pools are on a weekly cleaning schedule. During your stay, a technician may access the back patio area to complete this routine service. They will not enter the home.

BBQ GRILL POLICY (Applicable only if the property features an on-site grill)

Most of our properties have a BBQ grill available for an additional one-time fee. Unlimited propane is included with this service.

Once the grill access is requested and paid for, a reservation specialist will provide you with the access code.

No refunds will be issued once the access code has been provided to the guest. Additionally, if management discovers that the BBQ was used without prior payment, fees and penalties will apply.

AIR CONDITIONING Keep A/C set between 72°F–78°F on Auto/Cool. Lower settings cause the system to freeze and fail; guests are liable for resulting repair costs.

No Pets: Animals are strictly prohibited. Fines and eviction apply for violations.

No Smoking: Strict no-smoking policy inside or outside the home. Violators will face steep remediation fees.

No Parties: Events and parties are forbidden. Violations result in immediate, non-refundable eviction.

Refunds: No refunds are granted for inclement weather, early departures, or unexpected maintenance delays.

Inventory Substitution: If the property becomes unavailable due to sale or severe damage, management reserves the right to relocate guests to an equivalent or upgraded property nearby.

EXTERNAL DISCLAIMERS & DAMAGE POLICIES Construction and Area Renovations: Master Vacation Homes cannot predict or control nearby construction activities. Consequently, we may be unable to notify guests of such activities before arrival. No refunds, discounts, or price adjustments will be granted due to construction, noise, or renovation activities occurring near or around the rental property.

Utility and Cable/Internet Outages: No refunds or compensation will be issued for internet, Wi-Fi, television, or cable outages in the area, as these services are provided by third-party utilities and are beyond our control.

Resort Amenities and Clubhouse Access: The surrounding resorts and their community facilities are not managed by Master Vacation Homes. Any service interruptions, closures, or restricted access to resort amenities (such as clubhouses, community pools, or fitness centers) are the sole responsibility of the resort management. Master Vacation Homes accepts no liability and will not issue refunds for these occurrences.

Post-Departure Inspection and Damages: Upon check-out, the property will be thoroughly inspected by a member of our staff. If any unreported damage is discovered, the full cost to repair or replace the damaged item(s) will be billed directly to the guest through their original booking channel. Guests are legally and financially responsible for all repair or replacement costs incurred during their stay.

Limitation of Liability and Hold Harmless: MASTER VACATION HOMES AND THE PROPERTY OWNER SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, PUNITIVE, OR CONSEQUENTIAL DAMAGES, OR ANY LOSSES OF ANY NATURE ARISING FROM THE SUBJECT MATTER OF THIS AGREEMENT. FURTHERMORE, MASTER VACATION HOMES, THE PROPERTY OWNER, AND THE HOMEOWNERS ASSOCIATION SHALL NOT BE LIABLE FOR ANY INJURIES, DEATH, OR DAMAGE INCURRED AS A RESULT OF THE GUEST'S USE OF THE SWIMMING POOL, OR ANY AREA INSIDE OR OUTSIDE THE HOME. SWIMMING IS STRICTLY AT THE GUEST'S OWN RISK. CHILDREN MUST BE SUPERVISED AT ALL TIMES. ABSOLUTELY NO DIVING IS ALLOWED. WE WILL NOT BE RESPONSIBLE FOR ANY VALUABLES LEFT IN THE UNIT. ANY LOST AND FOUND ITEM WILL BE KEPT FOR 30 DAYS. AFTER THIS PERIOD, UNCLAIMED ITEMS WILL BE DONATED.
