GUEST COUNT & CONFIRMATION

The guest count must accurately reflect the number of guests staying. All guests must be added to the reservation prior to check-in, either through their Airbnb profile or by sharing photo ID.

CHECK-IN & CHECK-OUT

Standard check-in is from 4:00 PM and check-out is by 10:00 AM. Early check-in or late check-out may be available upon request but cannot be guaranteed, especially during same-day turnovers. Guaranteed adjustments may be arranged in advance with an applicable hourly rush fee for the turnover team.

NO SMOKING OR VAPING

Smoking, vaping, and e-cigarette use are not permitted anywhere on the property—indoors or outdoors—including porches, balconies, the garage, or driveway.

NO EVENTS OR PARTIES

Events, parties, or gatherings are not permitted. Only registered guests may be on the property. Please keep noise respectful at all times and observe quiet hours.

NO COMMERCIAL PHOTOGRAPHY OR FILMING

Commercial photography, videography, filming, drone use, or content created for marketing or monetized social media is not permitted without prior written approval. Personal, non-commercial photos are welcome.

NOISE, QUIET HOURS & HOT TUB USE

Please keep noise respectful at all times, especially outdoors. Quiet hours are 10 PM – 10 AM. Hot tub use is permitted 10 AM – 10 PM only.

PET RULES — WE ARE DOG FRIENDLY ONLY

Dogs are welcome with prior approval and must be added to the reservation before check-in. A per-pet, non-refundable fee applies and covers standard post-stay deep cleaning and sanitization. To obtain approval, please share your dog’s breed, age, and general temperament.

Dog supplies are available upon request as part of an additional dog package fee. We provide items such as lint rollers, poop bags, dog beds, dog towels, food and water bowls, chew toys, treats, and a crate if your dog will be left unattended. If there’s anything else your dog needs, just let us know—we’re happy to help.

Core rules – No pets on furniture (sofas, chairs) or beds/linens. – Do not use bath or hand towels for pets. – Wipe paws before coming inside, especially during snow or muddy conditions. – No pet bathing in tubs or showers. If a rinse is needed, use the outdoor hoses only (backyard, under the deck, by the garage side door). – Pick up after your dog immediately; bag waste and dispose of it in the exterior trash.

Leaving the home & crating – Dogs may not be left unattended unless crated. – If crating isn’t possible, please take your dog with you when you leave.

Outdoors, wildlife & hot tub – Keep dogs leashed outdoors unless fully controlled and directly supervised. – This is a mountain/wildlife area—do not allow dogs to roam. – No pets in the hot tub or on the hot tub cover.

Accidents, damage & cleaning – If an accident occurs, please clean it immediately and message us right away so we can properly treat the area. – The pet fee covers standard pet turnover only. Guests are responsible for any damage or additional cleaning beyond standard turnover (excess hair/odor, pets on beds/furniture, repeated accidents, waste not picked up, etc.)

Unauthorized pets – Cats and non-canine animals are not permitted unless explicitly approved in writing. – All dogs must be approved and added to the reservation prior to check-in.

AIRBNB & COMMUNITY RULES

Guests are expected to follow Airbnb rules and applicable HOA or community guidelines — including being mindful of neighbors, respecting quiet hours, and using shared amenities responsibly — and are responsible for any fines resulting from rule violations. PROPERTY ACCESS & RIGHT OF ENTRY

We and our agents may access exterior areas of the property and other units on the premises at any time, without prior notice, for routine operations including guest turnover cleaning, maintenance, and upkeep.

If access to your private indoor living space is required, we will provide reasonable notice, and access will occur at reasonable times, with efforts to respect your privacy, for maintenance, repairs, inspections, or other necessary purposes. Emergency entry may occur without notice, or on short notice, as needed to prevent or mitigate harm to people or property.

RULE VIOLATIONS & FEES

We’ve put a lot of care into this home and ask that it’s treated with the same respect during your stay.

Violation of house, HOA, or Airbnb community rules may result in a $500 fee per ocurrence, as well as additional costs required for cleaning, repairs, remediation, replacement of items, or lost rental nights. Serious or repeated violations may result in reservation termination and removal from the property without refund, in accordance with Airbnb policies. The booking guest is responsible for the conduct of all guests and visitors on the property.
