Welcome to our property. These House Rules are intended to ensure a safe and comfortable stay for all guests and to protect the property, its equipment and the surrounding environment.
For any additional information, please refer to the property information provided before or during your arrival or contact the host or property representative.
These House Rules should be read together with the booking terms and conditions, the information shown in the property listing and the applicable policies of the booking platform.
The maximum number of guests permitted at the property is the number confirmed in the reservation and shown in the property listing.
Only registered guests may stay overnight at the property.
Daytime visitors are permitted only after informing the host or property representative in advance. Visitors must not remain overnight unless they have been added to the reservation and registered where required.
Parties, events and gatherings exceeding the registered occupancy of the property are not permitted.
Guests are requested to keep noise at a reasonable level inside the property and in all outdoor areas.
Quiet hours are from 23:00 until 08:00. During these hours, loud music, loud conversations and any other disturbance that could affect neighbouring properties must be avoided.
Parents and guardians are responsible for supervising children and ensuring appropriate behaviour both inside and outside the property.
Aggressive, threatening, illegal or seriously disruptive behaviour will not be accepted.
Check-in is available from 16:00 on the day of arrival.
Check-out must be completed by 10:00 on the day of departure.
Early check-in and late check-out cannot be guaranteed and are available only when expressly confirmed by the host in advance.
Guests should not make travel arrangements on the assumption that early access or a late departure will be possible.
Some properties may offer luggage storage. This is available only where specifically confirmed and does not extend the check-out time or allow continued use of the property.
Any maintenance issue, malfunction, damage, cleaning concern or other problem must be reported as soon as it is discovered, preferably through the booking platform’s messaging system.
Guests must provide sufficient information about the problem and, where reasonably possible, photographs or videos that allow the host to understand the issue.
The host, property representative, cleaning team or authorised technician must be given reasonable access and a reasonable opportunity to inspect and resolve the reported matter.
Depending on the nature of the issue, the location of the property, the availability of technicians and the availability of replacement parts, investigation or repair may require up to 48 hours. Additional time may be necessary where specialist technicians, external suppliers, replacement equipment or public utility providers are involved.
Emergency matters affecting the immediate safety of guests or the property will be addressed as soon as reasonably possible.
A problem that is reported only at departure or after the stay may be difficult to verify and cannot always be inspected or resolved during the reservation.
Guests should not arrange repairs or purchase replacement equipment without first informing the host, except where immediate action is reasonably necessary for safety.
The host cannot guarantee the uninterrupted operation of electricity, water, internet, mobile telephone networks or other services supplied by public authorities, utility companies or independent third-party providers.
Power cuts, water-supply interruptions, internet outages, telecommunications failures, adverse weather, storms, fires, natural events, road closures, public works, strikes and similar circumstances outside the reasonable control of the host are not considered failures caused by the host.
In such circumstances, the host will take reasonable steps to report the problem to the responsible authority, electricity-network operator, utility provider, technician or property owner and will provide guests with any available information.
The timing of restoration is determined by the responsible authority, utility company or external contractor and may therefore be outside the host’s control.
Guests must allow a reasonable period for the situation to be investigated and, where possible, resolved. Restoration may require 48 hours or longer, particularly following severe weather, widespread electricity or water outages, high-season demand for technicians or delays in obtaining replacement parts.
Temporary interruptions caused by circumstances beyond the host’s reasonable control do not automatically create an entitlement to compensation or a refund. Any request will be considered according to the circumstances, applicable law and the policies of the booking platform.
The host or local property representative is available during the stay for reasonable information and assistance.
The host or property representative will not normally enter the accommodation in the guest’s absence except:

Cooking oil, salt, pepper, spices, coffee, coffee capsules, tea, sugar, dishwasher tablets, laundry detergent, cleaning products, bin bags, aluminium foil, cling film and similar food or household consumables are not provided unless specifically stated otherwise in the listing.
Opened or shared food products left behind by previous guests are removed for hygiene, food-safety and allergen-management reasons.
Where a small starter quantity of toilet paper, soap, dishwasher tablets or another consumable item is provided, it is intended only for the guests’ initial arrival and will not normally be replenished during the stay.
Guests are responsible for purchasing any additional food, household, cleaning or personal supplies they require.
Bed linen, bath towels and basic kitchen cloths are provided for arrival, according to the facilities and services stated in the property listing.
Pool towels are provided only where this is expressly stated in the listing or arrival information.
Pool towels, where provided, must not be taken to the beach.
Any mid-stay cleaning, towel replacement or linen change may take place during the reservation only where it is included in the property’s service arrangements or has been agreed with the host.
Short stays do not normally include mid-stay cleaning or replacement of linen and towels unless otherwise stated.
The property provides basic kitchen equipment and utensils suitable for normal self-catering use.
The exact number, size, type or style of utensils may vary between properties.
Specific or specialist items, including particular types of knives, coffee capsules, kitchen gadgets, food-preparation equipment or small electrical appliances, are not guaranteed unless expressly mentioned in the listing.
Any essential kitchen item that is missing, damaged, unsafe or unusable must be reported promptly, allowing the host a reasonable opportunity to inspect or replace it.
Minor consumable items, such as remote-control batteries and light bulbs, may occasionally require replacement during a stay.
Guests must report such matters promptly and allow the host or property representative a reasonable opportunity to provide a replacement or arrange assistance.
A minor consumable item that can be replaced without materially affecting the accommodation as a whole does not automatically justify compensation or a partial refund.
Any concern regarding cleaning, bed linen, towels, floors, bathrooms or other areas of the accommodation must be reported as soon as reasonably possible after it is discovered, preferably within 24 hours of arrival.
This allows the cleaning team or property representative to inspect the concern and, where appropriate, return to the property.
Cleaning concerns raised only at departure or after the stay may be difficult to verify and may prevent the host from providing an effective remedy.
Guests must provide reasonable access where a return cleaning visit has been arranged.
Any unusual smell, visible dampness, suspected mould or hygiene concern should also be reported immediately so that it can be inspected.
Many properties in Corfu are located in rural, coastal, village or garden environments.
Ants, mosquitoes, flies, wasps, lizards and other insects or small animals may occasionally be present, particularly in gardens, terraces, balconies and outdoor or semi-outdoor areas.
Their occasional presence outdoors is a normal feature of the local natural environment and does not necessarily indicate a cleanliness or pest-control problem.
Guests should avoid leaving food, crumbs, sweet drinks or rubbish uncovered, as these may attract insects.
Where an unusual concentration of insects is reported, the host may arrange an inspection or appropriate treatment. However, the complete absence of insects or small animals from outdoor and semi-outdoor areas cannot be guaranteed, including after treatment.
Water is a limited resource in Corfu, particularly during the summer season. Guests are requested to use water responsibly throughout their stay and to report any leaks immediately.
Taps, indoor showers, outdoor showers and garden taps must not be left running unnecessarily.
Guests must avoid excessive or prolonged water use, including when showering, washing or using outdoor facilities.
Where the property includes a bathtub, the bathtub must not be filled with water and may be used for showering only.
Please help protect the local water supply by avoiding unnecessary water consumption at all times.
Water pressure and temperature may occasionally fluctuate due to local water-supply conditions, simultaneous use within the property or temporary technical factors.
Any continuing problem with hot water, water pressure or shower temperature must be reported immediately so that the system can be inspected.
A problem first reported at departure or after the stay cannot always be independently verified or resolved during the reservation.
Due to local drainage and sewage systems, nothing other than human waste may be disposed of in the toilets.
Toilet paper must not be flushed and must be placed in the bathroom waste bin provided.
The following items must never be placed in toilets, sinks, showers or drains:

Any blockage or damage resulting from prohibited items being placed in a toilet, sink, shower or drain may result in a charge for the plumber’s visit, emergency call-out, cleaning and repairs.
Air-conditioning units must be used only while doors and windows are closed.
Air conditioning, lights and other unnecessary electrical appliances must be switched off whenever guests leave the property.
Guests may use the appliances and equipment provided, provided that they follow the operating instructions and handle them carefully.
The use of electrical equipment not provided by the property may require the host’s prior consent, particularly where it could create a safety risk or place an excessive load on the electrical installation.
Any malfunction must be reported promptly. Guests must not attempt to repair or dismantle electrical equipment themselves.
Charging electric or plug-in hybrid vehicles from the property’s domestic electrical sockets, extension leads or other power outlets is strictly prohibited.
Domestic electrical installations may not be designed to support the continuous electrical load required for vehicle charging. Unauthorised charging may create a risk of overheating, electrical damage or fire.
Electric or hybrid vehicles may be charged only where the property has a designated charging point and the host has expressly confirmed that it may be used.
Extension cables must not be run through doors, windows, gardens, shared areas, pavements or parking areas.
Any unauthorised electricity consumption, electrical damage, emergency technical call-out or repair resulting from unauthorised vehicle charging may be charged to the responsible guest.
Guests are responsible for keeping all keys, remote controls, key cards and other access devices safe throughout their stay.
Keys and access devices must not be given to unregistered persons or left in insecure locations.
Lost, damaged or unreturned keys and access devices may result in a charge covering the actual reasonable cost of:

Keys and access codes must be kept secure and must not be shared with unregistered persons.
Smoking and vaping inside the accommodation are prohibited.
Candles and other open flames must not be used inside the property.
Barbecues and outdoor fires may be used only in designated areas, with the equipment provided and in accordance with local fire-safety restrictions.
Barbecues, fires and cooking equipment must never be left unattended.
Barbecues and outdoor fires must not be used during strong winds or whenever their use has been restricted by local authorities due to increased fire risk.

Guests may be asked to present a valid passport or identity card so that the necessary information can be verified.
Only the information necessary for administering the reservation, registering guests and complying with legal obligations will be collected and processed.

Guests remain responsible for intentional damage, serious negligence, violations of these House Rules and any damage or cost not covered under the applicable protection terms.
Wi-Fi access is provided for guests’ convenience where it is listed as an amenity.
Internet speed, coverage and continuity may be affected by the property’s location, local network conditions, weather, damage to public infrastructure or interruptions by the telecommunications provider and cannot be guaranteed.
Any Wi-Fi problem must be reported during the stay so that the connection can be checked and reasonable assistance can be provided.
A Wi-Fi issue first reported after departure cannot always be independently verified.
Guests must not use the internet connection for illegal activities or in any way that could compromise the security of the network.
We value guest feedback and encourage guests to report any concern during the stay, allowing the host a reasonable opportunity to inspect and assist.
Guests should not wait until departure or after the reservation to report an issue that could reasonably have been inspected or resolved during the stay.
Feedback may also be shared after departure directly with the host, through the guestbook or through the booking platform.
Pool cleaning and maintenance may take place during the reservation. Guests must allow the authorised pool-maintenance team reasonable access to the pool area when required.
Guests must follow all safety instructions displayed around the swimming pool.
Swimming and use of the pool area are at the guests’ own responsibility. Particular care must be taken when surfaces are wet.
The complete absence of insects, leaves, pollen, dust or other naturally occurring material in an outdoor swimming pool or pool area cannot be guaranteed.
Any unusual concern regarding the condition, cleanliness or operation of the pool must be reported immediately and before the pool is used further.
Guests must not add chemicals, cleaning products, oils, soap, detergent or any other substance to the swimming pool.
