We hope you'll love our place as much as we do! We know you want to get on to the fun part of planning your vacation, but first we need you to carefully review our house rules and the details of our rental contract below.
Principal Guest & Registered Guests: As the principal guest booking our vacation home, you must check-in to the vacation home. All other guests on the premises need to be supervised by you for the entire duration of the reservation.
Maximum Occupancy - The nightly rate includes accommodation for a maximum of 5 people, including all infants and children. Unauthorized guests will be charged at the rate of $100/guest/night.
Cancellation Policy: Super Strict 30: 50% refund up until 30 days prior to arrival, except fees. No refunds within 30 days prior to arrival. Airbnb service fees are non-refundable. To protect your vacation investment, we highly recommend purchasing cancellation and trip interruption insurance.
Rental Fee Reductions / Refund Policy: No compensation, refunds, credits, or reduction of Rental Fees will be given for: (i) delayed arrivals, (ii) early departures for any reason, (iii) reducing the number of nights reserved when less than 30 days prior to the scheduled date of arrival, (iv) inclement weather, (v) road closures when alternate routes are available, (vi) flight cancellations, (vii) smoke from wildfires, (viii) natural disasters or Acts of God or other similar reasons or circumstances, including pandemics and Covid-19, that are beyond the Owner’s control.
Security & Damage Deposit: Hotels require it and so do we! We require a valid credit card to place a $300 security and damage deposit hold, which will be automatically reserved 1 day prior to the arrival date. Access details will be provided to the vacation home once a valid credit card has been provided for the security deposit. The Primary Guest authorizes that the security deposit and credit card on file may be used to pay for various damages, fines, or penalties resulting from violations of this rental agreement, as well as any misuse of the vacation home or Common Areas which includes, without limitation, damage to the vacation vacation home, any appliances, hot tub (if any), furnishings, and personal vacation home located on the Vacation vacation home (including carpet stains), theft, lost items, unauthorized pets, smoking, noise violations resulting in a security visit, exceeding occupancy limits, early check-in or late check-out without Owner’s prior approval, extensive cleaning required following check-out, damage to Common Areas and any fines imposed due to violation of any law, ordinance, rule or regulation by the Guest(s). The Guest(s) will be responsible for any damage or fines in excess of the security deposit and will be invoiced separately.
Flexible Check-in/Check-out Options: We try to accommodate reasonable requests for early check-in or late check-out, but we can’t confirm until the night before your stay. We also offer flexible check-in or check-out options (subject to availability) that can be purchased 48 hours prior to check-in or check-out dates so you can extend your stay. Flexible Check-In: Offers check-in any time after 9 AM on the day of your arrival (when available). Flexible Check-Out: Offers check-out any time before 6 PM on the day of your departure (when available). Ask us for more information.
No Smoking / Vaping Allowed: No smoking or vaping is allowed inside the vacation home. Evidence of smoking inside the vacation home will result in a $500 charge for cleaning charges to return the vacation home to a smoke-free environment, including steam cleaning of all carpeting, area rugs, bedding, linens, and other furnishings.
No Pets: No pets allowed.
Check-Out & Departure List: Check-out is at 11:00 AM. Unauthorized late check-outs will be charged $50 per 1/2 hour past the check-out time. Please follow the Check-out list below upon departure from the vacation home: (i) Wash dishes and leave the sink empty; (ii) Please do NOT make or strip the sheets off the beds; (iii) If you used the pull-out couch, please leave it open so we know it needs to be cleaned; and (iv) Close and lock all the windows and doors.
No Unauthorized Events: No parties, weddings, rehearsal dinners, or commercial activities including professional photography are allowed inside the vacation home, outside the vacation home, or in common areas of the ranch without prior written approval, even if visitors are guests in other houses. Such activities will be grounds for immediate removal from the vacation home and subject to additional rental fees.
Noise Policy: We have a zero-tolerance policy for noise disturbances caused by guests at any time. Quiet times are from 11:00 pm to 8:00 am. Noise levels while outside, including music, should be kept at reasonable levels. Any noise complaints from neighbors that involve a police visit will result in a $250 fine. If the first warning is not adhered to there will be an immediate eviction without refund.
Security Cameras: The vacation home has a security system with external cameras for the safety and security of our guests and for remote monitoring when vacant. The exterior areas around the house and barns are monitored/recorded with cameras. Guest(s) agree to audio and video recording. No tampering with or disconnecting of cameras.
Working Ranch: This is a working cattle ranch, so please be considerate of the people who live and work on the vacation home. Important Safety Information:
-Fences: For your safety, do not touch the electric fences and do not climb on or over any fences.
-Pastures: Please do not wander into the pastures. There are livestock and guardian dogs and other hazardous conditions. Do not feed any animals.
- Exploration: Feel free to walk along the long driveway or explore the grove of eucalyptus trees - you will see a path up there from the main driveway. Please do not venture beyond these areas without prior permission to stay safe and avoid potential hazards.
-Insects: Various insects and animals are common around and inside the vacation home. There will be no refunds or cancellations due to insect or animal sightings, bites, or stings.
-No Open Flames or Smoking: To prevent fire hazards and ensure the safety of all guests, open flames and smoking are not allowed on the vacation home.
WiFi and Celluar Service We have satellite-based Wi-Fi and cellular service on most networks (generally, AT&T and Verizon have good cellular coverage). No refund will be given for internet or cellular speed or coverage, access problems, or lack of service. Please do not download unauthorized, copyrighted, or pirated materials. If the internet provider or authorities notify us about any downloads that occurred during your stay, we may be required to submit your contact information to the requesting parties.
No Daily Cleaning Service: Daily cleaning service is not included. Linens & bath towels are included in the rental of the vacation home. A starter pack of paper goods, dish soap and bath products are provided as part of the rental. Supplies are not replenished during the duration of the stay.
Baby Items: If you need a portable crib or high-chair, please let us know before your stay. Please clean all items after use.
Parking: You can park near the large "parking sign."
No Subletting of The vacation home: Subletting is strictly prohibited.
Falsified Reservations: Any reservation obtained under false pretense will not be permitted to check-in with no refund of payment.
Right to Enter: If necessary, the Owner, Owner’s Agent or designated vendors may enter the vacation home to inspect the vacation home or make required repairs. Owner or Agent will provide the Guest at least 24-hours notice before entering the vacation home and will only enter during reasonable hours except in the case of emergency. Regular vendors to the vacation home including yard and cleaning services shall be allowed to enter at scheduled times.
Legal Use of vacation home: The Vacation vacation home, or any Common Areas or Common Facilities, cannot be used for any activity or purpose that violates any laws, rules or regulations. Any illegal use will cause immediate eviction with no refund of rents or deposits.
Failure of Appliances & Utility Services: Please report any inoperative appliances or equipment. We do not provide any form of compensation, refund or reduction of Rental Fees for the malfunctioning of minor appliances or equipment or temporary utility outages, including but not limited to the dishwasher, washing machine, dryer, entertainment systems, internet, or TV.
Maintenance of vacation home: Any damage or maintenance problems must be reported within 24 hours of the Guest’s occupancy of the vacation home or 24 hours of occurrence. We expect guests to properly care for the vacation home during their stay and agree to: (i) keep the vacation home in a state of cleanliness, in good condition and in a ready to rent condition (ii) replace or repair and pay for any breakage, damage, or loss caused, (iii) be financially responsible for unwarranted or unneeded service calls, or any service calls caused by misuse of the vacation home (iv) follow the check-out list to ensure the vacation home is left in the appropriate state upon departure from the vacation home. Additional cleaning hours (over and above allocated hours) required to return the vacation home to the same condition as found upon check-in will be charged at a rate of $50 per hour. Garbage disposal will be charged at $100 flat fee.
Airbnb Damage Claims & Fines: A claim through the Airbnb resolution center may be filed if there are damages, fines, or penalties resulting from violations of the house rules as well as any misuse of the vacation home or Common Areas which includes, without limitation, damage to the vacation vacation home and all appliances, furnishings and personal vacation home located on the Vacation vacation home, theft, lost items, unauthorized pets, smoking, exceeding occupancy limits, noise disturbances resulting in a security visit, early check-in or late check-out without Owner’s prior approval, extensive cleaning required following check-out, and any fines imposed due to violation of any law, ordinance, rule or regulation by the Guest(s).
