Pet & Smoke-Free Property: Our home and property are pet- and smoke-free, inside and out. ‎ Third-Party Bookings: Per Airbnb policy, third-party bookings are not allowed. The person who books must be the one staying at the property for the entire reservation. ‎ Fireplace: The fireplace is non-functioning. Please do not attempt to build a fire for your safety and the safety of the house. ‎ Quiet Hours: Quiet hours are from 11 PM to 8 AM, including outdoor conversations, music, and entertainment. ‎ Grills & Fires: Charcoal grills, firepits, and campfires are not permitted on the property at any time. ‎ Burn Ban: Grills and firepits may not be used when a statewide or local burn ban is in effect. Burn bans are enforced by the state and can result in fines. Please check online before use to confirm no burn ban is active. ‎ Trash: Please make sure any trash placed in the cans is properly bagged. For guests staying a week or longer, we ask that you take trash to nearby free drop-off locations. We will provide directions at check-in. ‎ Late Checkout: There is a $50 late checkout fee for every full or partial hour past the posted checkout time. This ensures our cleaners have enough time to prepare the house for the next guests. ‎ Wifi: The house has Starlink internet, which generally offers fast and consistent speeds. Speeds may vary depending on network load and weather conditions. If a reliable internet connection is essential for your stay, such as for remote work, we recommend bringing a personal hotspot as a backup. ‎ Freezing Weather: When temperatures are near or below freezing, please leave one sink slowly dripping cold water to help prevent the pipes from freezing. If you notice a loss of water pressure or no water flow, please let us know right away. ‎ Wildlife: We are located in a wooded area, so you may hear birds chirping early in the morning, woodpeckers, and owls at night, and may encounter wildlife such as deer, rabbits, squirrels, snakes, foxes, lizards, wasps, bees, ants, ticks, mosquitoes, and other insects during your stay. This is not a complete list. We do not offer refunds or discounts if you encounter wildlife that you are not familiar with or that may scare you. We clear all spider webs with every cleaning, but they may return between the cleaners leaving and your arrival. ‎ Cancellations & Refunds: Please review the cancellation policy associated with your reservation. Airbnb offers travel insurance directly during booking, or you can purchase coverage through a third-party provider. If you did not purchase travel insurance at the time of booking, you can still add it through your reservation details page or confirmation email. Airbnb will process any refund according to the cancellation policy. Shortening a stay will not result in any additional refunds beyond what is outlined in the cancellation policy. Requests to shorten a stay using the alteration feature will not be accepted; all shortened stays must be processed as cancellations. ‎ Mail & Deliveries: Please don't ship anything to the house; items will likely be lost or returned. If needed, use a local FedEx, UPS Access Point, or USPS General Delivery option. ‎ Departure: Please take all your personal items with you when you leave. Forgotten items can be mailed back to you at $50 plus the cost of shipping. The cleaners make the trip to the post office to mail items once per month. ‎ Restocking: Let us know if the house is running low on any essentials like salt, olive oil, etc., so we can replenish them before the next guest's arrival. ‎ Service Animals: Guests are welcome to bring service animals with the following guidelines:

-Must be under the owner's control at all times. -Must be housebroken; puppy pads are not permitted. -Must not be left alone in the home, even if crated. -Must be harnessed, leashed, or tethered unless under the guest's direct control. -Guests must immediately clean up after their service animals and dispose of waste properly. -Bring blankets for them to sit on if they will be on the furniture.
