This spacious villa accommodates up to 14 guests with 5 bedrooms and 5 bathrooms. The sleeping arrangements are thoughtfully designed, including a downstairs bedroom with a King Bed. Upstairs, you will find a second bedroom with a King Bed and an attached bathroom that opens to a balcony overlooking the pool. The third bedroom offers a Queen Bed, while the fourth and fifth bedrooms provide themed magic for children, featuring a Frozen Queen Bunk Bed and Harry Potter Full Bunk Beds.

Inside, the home is built for entertainment. Guests can unwind in the private theater room, challenge each other in the arcade game area, or enjoy a round of pool. The family room provides comfortable seating for casual downtime, while a dedicated workspace is available for those needing to plan their trip or work remotely. Please note that in sunny Florida, with beautiful weather and greenery, come humidity and BUGS. (Yes, dare I say it...) These elements are a natural & very common occurrence! We have our property professionally sprayed for pests, but please remember to pack sunscreen and bug spray!

If you would like to add pool and spa heating to your reservation, please let us know in advance, and we can coordinate to set that up for you. The cost for this amenity is $35 per day of stay, which will be invoiced separately. We kindly ask for at least a week's notice. During inclement (cold and/or rainy) weather we do not advise using the pool.

Our grill is a propane grill. Please be advised that propane is provided by the guests. We have a propane tank in the house that can be taken to fill up and used during the stay. We cannot guarantee the tank will be full upon arrival.

There is absolutely NO smoking and NO drugs allowed inside the home or elsewhere (inside or outside) on the property.

We can accommodate a maximum of 14 guests at any given time. It's for your own comfort and the sanity of our cleaners :)

Please note that we welcome children of all ages but wanted to make sure you’re aware that the home is NOT baby-proofed.

No third party bookings allowed, unless otherwise agreed upon in written form.

Only the number of guests indicated on the reservation are allowed to stay overnight on-premise, unless otherwise agreed upon in written form.

Number of vehicles on property should never exceed 2 per reservation. Up to 2 cars may park in the driveway. Parking pass(es) will be issued by the gate security guard when you enter the community. Commercial vehicles, trailers, motorcycles, RVs, and similar vehicles are strictly prohibited anywhere in the community and are not eligible for parking passes. Violations may result in towing or fines per HOA rules.

Please wipe shoes at the door. It is preferred that shoes are removed indoors when possible, so we can keep the place clean for you and the next guests!

Please respect the neighborhood and neighbors. Be considerate while socializing outdoors after 10pm and before 8am. Also, keep excessive noise to a minimum during this time.

Please note that, after it rains, there may be a few small bugs that wash into the pool and the pool may appear slightly discolored.

No fireworks of any kind.

No firearms on property, unless kept locked in vehicle.

Follow additional guidelines posted within the home.

Please take out the trash and dispose properly per instructions upon departure.

Report damages immediately.

We reserve the right to terminate a reservation without refund, and/or pursue monetary fines if guests are found to be in violation of ANY of these rules.
