HOUSE RULES:

✔ MINIMUM AGE: The booking guest must be at least 25 years of age to check-in. Anyone under 25 will be refused entry, and your reservation will be cancelled without a refund.

✔ CHECKOUT/CHECK-IN PROCESS: Check-in time is 4PM EST and checkout times are 11AM EST. Unauthorized late checkouts or early check-ins will result in a charge of $35 for every 30 minutes (rounded up). Ex. if you have not left by 10:45 AM you will be charged $70. Depending on availability and subject to the team's approval, you can request for an early check in or late checkout. For early check-in and late checkout requests, the fee is $20/hour when approved in advance and paid before check-in/checkout. As a reminder, we do NOT guarantee early check-in or late checkout ever. It depends on our booking calendar and cleaning schedule.

✔ PETS. Pets must be reported in advance and in writing to the Manager. Pets must be leashed when outside or in any shared outdoor areas. Maximum of 2 pets per reservation. Guests must notify us prior to arrival. Pet fee: $200 per pet, per stay (unless otherwise stated in the listing). Unauthorized pets will incur a $400 penalty per pet and may result in cancellation of the remaining reservation without a refund. The Manager reserves the right to remove any pet due to inappropriate behavior. Guests are responsible for cleaning up after their pets. A $50 penalty applies if pet waste is left on the property. Guests are responsible for reviewing all pet fees prior to booking.

✔ SMOKING. No smoking or vaping is allowed inside any of our rentals. If cleaners determine smoking has taken place, whether by observation or smell, we reserve the right to charge a $250 penalty. If smoking is observed during the course of an active stay, we reserve the right to cancel the reservation without any refund and charge a $250 penalty.

✔ LOCKOUTS. In the case of a lockout (except in the case of a lock dying due to batteries) we reserve the right to charge a $125 fee for helping gain re-entry. If the lockout is outside regular business hours (Mon – Fri, 8 AM - 8 PM) the fee will be $200.

✔ WEAPONS. Unless requested and approved in advance in writing, we do NOT ALLOW any lethal weapons on our properties. A violation of this rule will result in immediate removal from the property along with no refund and a penalty of $250. If granted permission, the weapon must be licensed and safely secured at all times.

✔ We reserve the right to approve date changes requested outside the full refund window. If approved, a "date change fee" of 10% of the total reservation (including fees and taxes) or $100—whichever is less—will apply, with a minimum fee of $35. This applies only to stays of 5 nights or less. Longer stays may have different fees and restrictions.

✔ PARTIES. We DO NOT allow parties, events, or social gatherings of any size or any time of the day. Our external security cameras can monitor occupancy, and a violation of these rules can result in the cancellation of the remainder of your stay without any refund and an additional penalty of up to $500 determined at our sole discretion.

✔ NOISE POLICY: Quiet time is between 10pm to 8am daily. Please note that weekday daytime noise (Monday to Friday, 8 AM - 6 PM) is possible due to neighbors’ projects or renovations and other activities, which are unpredictable and beyond our control. While we do our best to inform guests of potential noise in advance, we cannot guarantee a noise-free environment and do not issue refunds for such disturbances. Thank you for your understanding
