BBQ’s: Available from Dawn to 10:00pm, on a first come first served basis, through 24 business hour reservation with Management office. Approximate Capacity is 33 people. The Grills may be used only for small personal gatherings of residents and their visitors. Reservations to be made in advance with Management office within a minimum of 24 business hours. $250.00 Security Deposit check required. Will be refunded within 7 business days after inspection has been completed by the Management team and no damage has been found. Grills are used at your own risk.
CHILDREN: Children shall be permitted to be occupants of Units. Children may not be left unsupervised when playing on the Condominium and Shared Facilities Property.
CLEANLINESS: All garbage and refuse from the Condominium and Shared Facilities shall be deposited with care in garbage containers or trash chutes intended for such purposes at such times and in such a manner as the Association shall direct. No sweeping from the inside of the unit to the outside corridor.
EMERGENCY ENTRY: In case of any emergency originating in or threatening any dwelling, regardless of whether the Unit Owner is present at the time, the Board, or any management firm or other person authorized by it, shall have the right to enter such dwelling for the purpose of remedying or abating the cause of such emergency.
The Association has the irrevocable right of access to each Unit during reasonable hours, when necessary for the maintenance, repair or replacement of any Common Elements (as applicable) of or any portion of a Unit (as applicable) to be maintained by the Association pursuant to the Declaration or as necessary to prevent damage to the Common Elements or to a Unit or Units (as applicable).
ATTIRE: Unit Owners and their lessees, families and guests shall not appear within the Common Elements except when dressed in appropriate attire. Appropriate Attire includes that everyone covers with proper clothing both their upper and lower body while in these spaces.
USE AND OCCUPANY: Occupancy of a studio shall be limited to a total of two (2) persons and occupancy of a one (1) bedroom Unit shall be limited to a total of four (4) persons, two (2) per each bedroom, plus two (2) additional persons. Minors under the age of twelve (l2) shall not count towards the foregoing limitations.
BISCYCLES: Bicycles must be placed or stored in designated areas, if any.
PETS: All pets (including cats) must be kept on a leash of a length that always affords reasonable control over the pet when outside the Unit. If a pet becomes a nuisance issue for any resident, Management and/or the Board may request for the Pet to be permanently removed from property. All pets must be registered and photographed prior to move-in. A pet deposit of $150.00 will be charged, for each pet maintained in a Unit. All pets must be taken through service elevator #1 when entering and/or exiting the building. No guests or invitees of Unit Owners or Residents shall be permitted to bring animals of any kind onto the Condominium and Shared Facilities Property.
POOL TOWELS: Pool towels are provided exclusively for registered guests and residents. Towels can be picked up from the designated towel station. A maximum of one towel per person at a time. Towels are for pool use only and should not be taken off the premises. Used towels must be returned to the designated towel return area before leaving the pool deck. Residents or guests who fail to return towels may be charged a replacement fee.
Personal Trainer Policy (Gym Use): Personal trainers must be registered with the Management Office prior to conducting any sessions. Only residents and registered guests may bring a personal trainer; outside clients are not permitted. Personal training sessions must be scheduled in advance and should not disrupt other gym users. Trainers must adhere to gym etiquette, including wiping down equipment after use and not monopolizing machines. The Association reserves the right to limit or revoke access for trainers who violate rules or cause disturbances.
Co-Work ROOM: Use of the workspaces are on a first-come, first-served basis. No food and drinks are allowed in Co-Work Space.
Kid’s Room: Please clean up after use and place items in their designated locations.
BEACH SERVICE: First come, first serve basis. Residents will be entitled to receive two complimentary lounge chairs and clean towels per unit in the Brocher Brother Beach Concession Area, as long as, the Resident presents proof of stay at 72 Park Miami Beach and unit occupancy verification.
BALCONY: Hanging towels or any other belonging from balcony railing is strictly prohibited.
