Discover the ultimate group getaway at Blue Heron Hill, a spacious lakefront home located in Osage Beach, Missouri, right around the corner from the State Park / Public Beach 2 (PB2) at the 3mm of the Grand Glaize Arm of Lake of the Ozarks.

Designed for large gatherings and connection, this home provides an expansive layout across three levels. The sleeping arrangements consist of 7 bedrooms and 7 beds, accommodating up to 16 guests. This includes 3 king rooms, 3 queen rooms, and a spacious bunk room featuring 3 twin-over-full bunk beds. For additional flexibility, the home offers a pull-out couch, a futon, and multiple air mattresses (one queen and one twin). Please note that the bunk room and the lower-level king room require entry through a private exterior entrance on the patio. The home is well-appointed with 6 bathrooms to ensure comfort for all guests.

Lakefront living is at the heart of the experience here. Guests can enjoy multiple levels of outdoor spaces, including a screened porch and expansive decks with lounge seating and dining areas overlooking the water. The private dock is equipped with a lily pad and 2 kayaks for easy lake access. For outdoor cooking, the decks feature a Weber gas grill and a Blackstone flat top.

Inside, you will find multiple living areas that allow your group to spread out or gather together. The home features a fully equipped kitchen and a kitchenette outfitted with a Ninja blender, air fryer, waffle maker, toaster, Keurig, and coffee maker. To accommodate large group meals, an additional dining setup with a folding table and extra seating is provided.

Located at the 3MM of the Grand Glaize Arm, you are minutes away from Party Cove, Lake of the Ozarks Shootout events, and popular waterfront spots like Backwater Jacks, Redhead Lakeside Grill, and Dog Days. On land, the Osage Beach Outlet Marketplace, Margaritaville Resort, and various golf courses are all within a short drive.

• Parking: Garage for up to 3 vehicles plus a cement driveway (too steep for trailers; please use caution and set parking brakes)
• Restrictions: Wood burning fireplaces are not available for guest use
• Safety: Equipped with a video/audio doorbell, smart locks, and decibel measuring devices indoors and outdoors to maintain noise standards
