Rental Rules & Important Information
Rental Agreement & Security Deposit
- A signed rental agreement is required prior to arrival.
- A $2,500 security deposit hold will be processed by the host on the guest’s credit card prior to check-in.

- Unauthorized late check-out may result in an additional night’s rental charge.
Maximum Occupancy
- Maximum occupancy is listed for each home.
- Exceeding the occupancy limit is grounds for immediate termination of the reservation and removal from the property.
Cleaning Expectations We try to make your check-out experience easy. Here are a few instructions for a smooth check-out:
- Leave the beds unmade. No need to strip them.
- Place used towels on the bathroom floor.
- Remove all items from the fridge and freezer.
- Load the dishwasher and start it.
- Bag and empty all the trash into the trash bins.
- Check all doors and windows to be sure that they are closed and locked.
Your security deposit is scheduled to release 7 days after departure. Since it is a pending/hold charge rather than a hard charge, it will simply disappear from your statement when it is released, rather than showing as a charge and then a credit.

- Stains on carpets, furnishings, or bedding
- Moved furniture or appliances requiring repositioning
Personal Belongings Guests are responsible for their personal belongings. The owner is not responsible for items that are lost, stolen, or left behind.
Furniture & Property Changes
- Furniture may not be rearranged.
- Guests may not make any physical changes to the property or change locks.
- This policy helps prevent damage and maintains safety standards.
Damage Reporting
- Please report any maintenance concerns or damage within 24 hours of arrival.
- Notify the host immediately of leaks, water spots, or any issue that could cause further damage.
- Guests may be responsible for damage caused by leaving windows or doors open during inclement weather.
Pet Policy
- Up to 2 well-behaved dogs are permitted.
- $150 non-refundable fee per dog.
- Signed pet agreement required.
- Pets are not permitted on furniture.
- Dogs must be crated when unattended.
- Please clean up pet hair before departure.
Being a Good Neighbor Please respect neighboring properties and the surrounding community by avoiding excessive noise, disturbances, or disruptive behavior.
Weddings, Parties & Events Some properties do not allow weddings, parties, or events. For homes where events may be permitted, prior written approval from the owner is required. Approved events may require:
- Additional event fees
- Signed event agreement
- Event liability insurance
No Smoking
- This is a 100% smoke-free property.
- Smoking is prohibited inside the home.
- Cigarette butts must be properly disposed of and may not be left on the property.
Illegal Substances Illegal substances are strictly prohibited. Violation of this policy is grounds for immediate termination of the reservation.
Safety Notice Please use caution around all amenities, including:
- Hot tubs
- Fire pits and fire features
- Decks and outdoor areas
