Limit of 4 overnight guests unless arranged in advance. This home is not to be used for large gatherings and/or parties. Excessive noise and/or complaints because of larger gatherings will be dealt with immediately and may include up to eviction of the property with no refund. We expect all our guests to not only treat our location with care and respect but to also leave the place in respectable condition for our cleaning team. All guests are given a cleanliness star rating after departure by our cleaning team to let us know the condition of the property when they arrive. We by no means expect you to fully clean the property before you depart and instead request that guests clean up their spills and messes as they occur and remove any extra garbage that may build up during the stay. Excessive amounts of garbage and extra messiness may require an additional cleaning charge for our cleaning team. The house is a non-smoking property. Evidence of smoking inside the home will be a full forfeiture of your damage deposit. Guests are responsible for picking up any exterior waste they create including evidence of smoking. Additional cleaning fees may be charged. No drugs are allowed on the property. If you like to drink, please be responsible and drink in moderation. Cleaning up drunken messes is not the best of fun. No large gatherings and/or parties are allowed at this property out of respect of the neighbors and others at this community. Feel free to use any of the dishes, pans, cooking supplies, and dinnerware in the kitchen.

Check-In is 4pm. Check-Out is 11am on your departure date. We may be flexible on these depending on other guests that may be arriving or leaving. If you request an early check-in or late check-out please let us know as soon as you can but it is no guarantee that it will be possible. Pets are not allowed on this property (we will charge a $150 extra if pets stay at this property). High chair, pack n play, and booster seat available for rent: $3/day per item ($25 minimum) Internet/Local Phone/HD Roku TV provided. Home entry access and parking spaces are provided upon booking. This property may require an Arizona lease to be signed for any stays of 30 days or more. Typically, the terms are no different from what you agree to on this site and this is more a requirement by the state of Arizona and/or this community. This property also has a utility cap that applies for stays of 30 days or more. The homeowner pays all utilities up to a utility cap of $200, tenant pays any utilities over cap. This cap typically only applies in the summer months depending on tenant utility usage.
