Inside, the condo provides a calm atmosphere with a fully equipped kitchen featuring a modern stovetop and microwave, a dining table for shared meals, and LED TVs in both the living room and bedroom for your downtime.
As a guest of Beach Cove Resort, you have access to a plethora of shared amenities. You can soak up the sun by one of the refreshing outdoor pools, unwind in the soothing whirlpools, or enjoy the indoor pool and whirlpool for year-round aquatic fun. The resort also offers a sauna and sun loungers. While the lazy river and C Spa are temporarily closed for repairs, the variety of other outdoor seating areas and beach access ensures you are always just steps from the sand.
Located in the vibrant heart of North Myrtle Beach, you are within walking distance of premier attractions including Barefoot Landing, Duplin Winery, the Alabama Theatre, and the House of Blues. Local shops and restaurants are close by, allowing you to explore the area without traveling far.

Terms of the Agreement:
CHECK-IN TIME IS AFTER 4 P.M. EST AND CHECK OUT IS 10 A.M. EST. No Early Check-ins or late check-outs are permitted. Dates are non modifiable. Renter understands virtual admins stop at midnight. If security deposit hasn't been paid or code has not been sent, you understand that you may not be able to enter the unit until the next morning. It is renters responsibility to set up security deposit payments at least 24 hours prior to check-in or before 11PM the night of check-in. We do not answer calls after midnight and are not available.
SMOKING: This is a NON SMOKING unit, tenants shall not smoke on the balcony or in the condo. Smoking inside the Property or on the Balcony shall be grounds for immediate termination of this Agreement, upon which Guest shall immediately vacate the Property. Owner’s Representative shall not be liable for the refund of any rents or deposits for termination pursuant to this section.
PETS: Pets NOT permitted in the rental condo at any time. A $500 penalty will be charged if there is evidence of any unauthorized pets in the property.
MINIMUM AGE: We cannot rent to vacationing students or singles under 25 years of age unless accompanied by an adult guardian or parent.
DAMAGE –tenants shall be responsible for any damage done to the condo over and above normal wear and tear. Tenant is responsible for: 1. damage the condo or its contents 2. charges that are incurred due to contraband, pets or collection of rents or services rendered during the stay; 3. debris, rubbish, and discards are left inside the condo; 4. soiled dishes are left in the sink or dishwasher; 5. damage, lost or stolen linens; 6. smoke inside the condo; 7. parking passes are lost or not left inside the condo upon departure; 8. check-in early or check-out late; 9. violate any of the resort rules that incur fines or penalties; 10. trash is not properly disposed of. All trash and refuse must be taken to the dumpsters located in the condominium complex. No trash is to be left outside doors or on balconies at any time. Strictly enforced. A fine of $50, per day, if trash is left outside the door or on the balcony.
CANCELLATIONS: When the guest booked, the cancellation policy was:

Cancellations or changes that result in a shortened stay, forfeit the full advance payment and reservation deposit. Cancellation or early departure does not warrant any refund of rent or deposit.
MONTHLY RESERVATION CANCELLATIONS: Monthly renters must cancel one hundred twenty (120) days prior to check-in. Monthly renters who make a change that results in a shortened stay must be made at least ninety (90) days prior to check-in.
MAXIMUM OCCUPANCY- The maximum number of guests per condominium is {PMAXGUESTS} people. Unauthorized extra guests will result in eviction.
INCLUSIVE FEES: Our guests are welcome the use of pools, hot tubs, lazy river, common areas. The use of the fitness rooms is not allowed in some resorts, including Oceans One Resort and Beach Cove Resort. Renter agrees to comply with resort rules. Amenity fees are included in the rental rate. All bathers are required to observe the posted complex regulations and all amenities are to be used at the guest's own risk.
NO DAILY HOUSEKEEPING SERVICE: While linens and bath towels are included in the unit, daily housekeeping service is not included in the rental rate however, is available at an additional rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the condos. Tenant understands that 6 towels and 6 washcloths and 3 hand towels are provided in the condo. Tenant understands towels can be switched out for $30 fee, or laundry can be done on premises in coin-operated facilities in Camelot, Palms, Patricia Grande, and 1BR Beach Cove Resorts.
FALSIFIED RESERVATIONS: Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in or may be evicted.
WRITTEN EXCEPTIONS: Any exceptions to the above-mentioned policies must be approved in writing in advance. Send message to host for written exceptions
PARKING/ PARKING PASSES: Parking is limited to two (1) vehicles. Any illegally parked cars are subject to towing; applicable fines/towing fees and is the sole responsibility of the vehicle owner. Palms Resort and Patricia Grand resort only allow 1 vehicle to park and Monterey Bay. Some resorts allow parking for up to 2 vehicles. It is your responsibility to be aware of all parking situations at resort your are inhabiting.
14.TRIP INSURANCE, ACTS OF GOD, UNFORESEEN CIRCUMSTANCES HURRICANE /STORM POLICY: Rental Guardian Trip Cancellation and Travel Insurance is intended to provide protection to you against losses for certain pre-paid non-refundable expenses due to certain unforeseeable circumstances that may jeopardize your travel investment and force you to incur unplanned additional costs. Big Fish Rentals cannot refund rental deposit payments due to circumstances beyond our control, including but not limited to a hurricane or storm-caused evacuations, road closures, inclement weather, or any illness or injury to someone within your traveling party that may cause you to cancel your trip, this includes viral outbreaks. For these reasons, we recommend that you purchase this valuable protection, which includes benefits such as medical coverage, travel delay benefits, 24/7 emergency services and more (described in full in specific program documentation we will provide you upon request). The purchase of this Trip Cancellation and Travel Insurance is optional. No refunds will be given due to hurricanes or storms. This includes mandatory evacuations. We HIGHLY recommend you purchase trip insurance ESPECIALLY the months of August, September, October, and November. By not purchasing trip insurance you understand that you will not receive a refund due to a hurricane, storm, or natural disaster, act of God, act of war, or terrorist acts, COVID-19 contraction or any other pandemics known or not known.
The condo will be in clean and working condition. No compensations will be given for non-working items outside the owner’s control, including but not limited to power outages, cable TV outages, internet outages, construction to nearby units, other nearby construction, balcony painting, balcony closures for life safety reasons, or any life safety reason etc. For items inside the owner’s control, the owners will make every attempt to rectify problems that may occur while you are in the condo. It is the renter’s responsibility to notify the owner immediately if there are any problems. No refunds or any other compensation will be given for the problems that the owner is able to rectify within a reasonable time frame. No refunds or compensations will be given because there is a stain on fabric. Guests understand that bug sprays are necessary to deter rodents from inhabiting the structure. Guests agrees to allow pest control in to spray when pest control is scheduled to go. Guests understands there will be a fee associated with a pest control if pest control are not allowed to enter the condo. The fee is warranted because pest control is required to return. Guests also understand that bugs can enter the condos from time to time especially during a rainy week. We try to deter all pests from entering condos, however bugs do find a way to enter structures. Guests understands they may see pests during stay. We offer pest control sprays during the stay as a deterrent. Guests understands there will be no refund due to pest sightings of any nature. If bedbugs are found in the property renter and their guests release big fish property management company and anyone associated with big fish property management company from any and all claims for damages, pain and suffering, relocation, any other situations arising from bedbugs. If pest control is called out to search for bedbugs due to guests complaint, and pest control determines the unit is bedbug negative, guests is responsible for paying the pest control fee, and guests understands no refunds will be given.
The condo is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
I agree to the terms set forth in this rental agreement and understand that I am responsible to pay collection fees on a delinquent account in the event the account is turned over to a collections company for collections. This cost may include, but in not limited to interest, collection agency fees, court costs, and reasonable attorney fees
The Landlord has the right to inspect the premises without prior notice at any time to enforce the terms of this agreement. Should the Tenants violate any of the terms of this agreement, the rental period shall be terminated immediately. The Tenants waive all rights to process if they fail to vacate the premises upon termination of the rental period. The Tenants shall vacate the premises at the expiration time and date of this agreement.
The Tenants shall maintain the premises in a good, clean, and ready-to-rent condition, and use the premises only in a careful and lawful manner. Tenants shall pay for maintenance and repairs should the premises be left in a lesser condition. The tenants agree that the Landlord shall deduct costs of said services from the security deposit prior to refund if tenants cause damage to the premises or its furnishings.
The Tenants shall pay for any damage done to the premises over and above normal wear and tear.
The Tenants shall not sublet the property.
The Tenants shall adhere to the maximum listed person on the listing contained on our website.
The Tenants shall behave in a civilized manner and shall be good neighbors respecting the rights of the surrounding property owners. The Tenants shall not create noise or disturbances likely to disturb or annoy the surrounding property owners. Creating a disturbance of the above nature shall be grounds for immediate termination of this agreement and Tenants shall then immediately vacate the premises. Quiet hour starts at 10 PM and Pool and outdoor noise should be kept to a minimum.
The Tenants and Tenants' Guests shall hereby indemnify and hold harmless the Landlord against any and all claims of personal injury or property damage or loss arising from the use of the premises regardless of the nature of the accident, injury or loss. Tenants expressly recognize that any insurance for property damage or loss which the Landlord may maintain on the property does not cover the personal property of Tenants and that Tenants should purchase their own insurance for Tenants and Guests if such coverage is desired. GUEST AGREES TO DEFEND, INDEMNIFY, AND HOLD HARMLESS OWNER AND OWNER REPRESENTATIVE AGAINST ANY AND ALL CLAIMS, DEMANDS, LIABILITY, LOSS OR EXPENSE OF EVERY KIND AND NATURE, INCLUDING REASONABLE ATTORNEYS FEES AND OTHER EXPENSES OF LITIGATION, BECAUSE OF ANY INJURY TO OR DEATH OF PERSONS OR DAMAGE TO PROPERTY (INCLUDING GUEST’S PROPERTY) WHICH OCCUR AS A RESULT OF THE SOLE NEGLIGENCE OF THE GUEST IN CONNECTION WITH USE OF THE PROPERTY OR BY REASON OF GUEST OR ITS INVITEES BEING PRESENT ON THE PROPERTY, REGARDLESS OF OWNER REPRESENTATIVE FAULT OR NEGLIGENCE OR STRICT LIABILITY, EXCEPT TO THE EXTENT THE TOTAL LIABILITY, LOSS OR DAMAGE IS ATTRIBUTABLE TO AND CAUSED BY THE SOLE AND EXCLUSIVE NEGLIGENCE OF THE OWNER REPRESENTATIVE, OR EXCEPT TO THE EXTENT AS LIMITED BY APPLICABLE LAW.
TRAVEL INSURANCE: We highly recommend your purchase travel insurance. If you wish to purchase travel insurance. Rental Guardian Trip Cancelation and Travel Insurance are intended to provide protection to you against losses for certain pre-paid non-refundable expenses due to certain unforeseeable circumstances that may jeopardize your travel investment and force you to incur unplanned additional costs. Tenants agree to pay all reasonable costs, attorney's fees and expenses that shall be made or incurred by Landlord enforcing this agreement.
Tenants expressly acknowledge and agree that this Agreement is for transient occupancy of the Property and that Tenants do not intend to make the property a residence or household.
There shall be no refunds of rents or cleaning fees or taxes due to shortened stays or ruined expectations because of weather conditions, acts of God, war, or terrorism, or refusal or failure to pay the security deposit in a timely manner.
If the property should go on the MARKET FOR SALE, it may be shown to qualified buyers during the Tenants’ stay. Every effort will be made to schedule the showing at a convenient time and not interrupt the Tenant’s vacation. Tenant shall allow reasonable viewings of the home between 9 am and 8 PM present or not.
There shall be no refunds of rents or cleaning fees or taxes because of shortened stays or ruined expectations; This includes work and family emergencies or other commitments, or refusal to pay a security damage deposit.
Reviews will not contain negative comments due to events that are beyond our control outside of this condo. No negative reviews will be left due to the enforcement of this rental agreement. A negative review constitutes a 4 star or less review on any website.
It is the tenant’s responsibility to learn about safety precautions, warning signs of water conditions, and safety procedures concerning swimming in or being around the pool and ocean. Tenant agrees to have a responsible adult supervising minors while they swim in the pool and ocean. Tenant is hereby notified that the pool and ocean can be dangerous and tenant accepts fully the risks involved.
Only legally owned and permitted firearms shall be allowed on the premises according to State and local laws.
Tenant agrees that Fireworks and other hazardous materials shall not be used in or around the property.
Tenant shall use the property for legal purposes only and other use, such as but not limited to, illegal drug use, abuse of any person, harboring fugitives, etc. ; shall cause termination of this agreement with no refund of rents or deposits.
Tenant agrees not to access the “owner’s closet”, even if unlocked, which contains cleaning supplies and chemicals that could be hazardous to children and adults.
Tenant is advised that there is no carbon monoxide detector on the property and accepts the risk involved in not having one.
Tenant shall see to their own security while in the property by locking doors, windows, etc. when it’s prudent to do so.
Valuable items left behind by tenant will be held for the tenant and every reasonable effort will be made to contact the tenant for return. The Landlord shall not be held liable for items left behind by the tenant.
Cable TV is provided and service level has been chosen by the Landlord. No refund of rents shall be given for outages, content, lack of content, or personal preferences with regard to cable TV service.
High-speed wireless internet is provided as a convenience only and is not integral to the agreement. No refund of rents shall be given for outages, content, lack of content, speed, access problems, lack of knowledge of use, or personal preferences with regard to internet service.
Tenant agrees that Air conditioning shall not be set below 68 degrees and heat shall not be set above 80 and that the fan setting shall be “Auto”. Doors and windows shall be closed when either heat or air conditioning is in operation.
If the tenant has booked through another website originally (VRBO, TripAdvisor, Airbnb, etc), the more strict cancellation policy applies.
Tenant understands that if a service professional is called for anything to be repaired and the repair technician deems no repair work can be done to repair an item, the tenant will be responsible for the cost of the call and technician to arrive on-site at the property. For instance, if the tenant claims the AC unit is not working up to its full potential and the repair professional arrives at the property and concludes nothing is wrong with the unit and no work is to be performed, the tenant will be responsible for the amount of the service call charge for someone to come out.
Tenant agrees to supply all paper products they may require during their stay.
The owner reserves the right to cancel the reservation up to 60 days prior to arrival and within 72 hours of booking request.
The owner reserves the right to upgrade the tenant during this stay. This will either be a transfer to an equal value or upgraded condo with the same number of bedrooms. The reservations will never be downgraded but can consist of a lower or higher floor in the same resort.
48. Guest expressly acknowledges and agrees that this Agreement is for transient occupancy of the Property and that Guest does not intend to make the property a residence or household.
49. This Agreement represents the entire understanding and agreement between the parties hereto and supersedes any and all prior terms, conditions, understandings, or contracts, whether written or oral, that may exist between the parties regarding the rental of the Property.
50. The provisions of this Agreement are severable, and if any clause or provisions hereof shall be held invalid or unenforceable in whole or in part, then such invalidity or unenforceability shall not affect any other clause or provision in this Agreement. Any waiver by either party of any provision or condition of this Agreement shall not be construed or deemed to be a waiver of any other provision or condition of this Agreement, nor a waiver of a subsequent breach of the same provision or condition unless such waiver is expressed in writing and signed by the parties. Delay in the enforcement of any remedy in the event of a breach of any term or condition, or in the exercise by either party of any right, shall not be construed as a waiver of such remedy or right.
52. Guest shall maintain the Property in a good, clean, and ready-to-rent condition, and use the Property only in a careful and lawful manner. Guest shall leave the Property in a ready-to-rent condition at the expiration of the rental agreement, defined by the Owner Representative as being immediately habitable by the next guests AFTER normal housekeeping services. Guest shall pay for maintenance and repairs should the Property be left in a lesser condition. Guest agrees that the Owner Representative may deduct costs of said services from the Security Deposit prior to refund. Guest understands that any damages which are discovered to exist, or which occur during the Guest occupancy should be reported at the earliest possible time to the Owner Representative. Guest shall inventory the furnishings, housewares, and appliances upon arrival and notify the Owner Representative as soon as reasonably possible if any items are damaged. Guest shall pay for any damage done to the Property over and above normal wear and tear. Guest agrees that the Owner Representative may deduct costs of replacement or repairs from the Security Deposit prior to refund if Guest causes damage to the Property or its furnishings.
53. Guest shall abide by the Property Owner’s Association rules and regulations applicable to occupancy of the Property and the resort. Guest understands that the management of the resort has the right to demand that Guest immediately vacate the Property if it determines, in its sole discretion that Guest or its invitees are in gross violation of said rules and regulations. In the event the management of the resort makes such a demand, this Agreement shall immediately terminate and Guest shall immediately vacate the Property. Owner Representative shall not be liable for the refund of any rents or deposits for termination pursuant to this section.
55. No clothing, linens, towels, decorative flags, etc shall be hung from railings nor shall they be draped over outside furniture. Porches shall not be used for storage areas and must be kept clean and tidy at all times. Cigarette butts, cans, or trash shall not be thrown in common areas. Loose items should be moved indoors during hurricane season. This violation will result in a $200 fine and the tenant agrees for this to be deducted from the damage deposit.
57. Tenant agrees for a $900 damage deposit to be reserved at the discretion of the landlord. This usually pertains to large groups of guests. In the event you refuse to pay a damage deposit you forfeit any payments made including rents, taxes, and cleanings. You understand your booking will be cncelled without refund.
Building cards, pool bands, and parking passes should be left in condo after departure. The Tenant agrees for $100 fine to be deducted from the damage deposit if all key cards, pool bands, and parking passes are not returned to condo after departure.
If common area keys are lost, you must purchase replacement keys from the front desk for $25 or cost of replacements.
Renter understands that some units do not contain washer dryers.
61. If you choose to show up and clean the condo yourself, you accept all responsibility and will report damages within 2 hours of cleaning the condo. You accept all liability and understand that property manager or owner has not been in the unit prior and harm or danger could be awaiting left from the previous guests. You agree to not hold the property manager or owner liable for any dangerous items left in the condo prior to your arrival and not wanting it cleaned prior to your arrival.
Tenant understands if damage deposits are released prior to 30 days, the tenant is still responsible for damage incurred and understands the landlord can charge card for damages up to 30 days after departure.
Tenant agrees to return all tv settings back to receiving normal cable tv channels so that local channels can be viewed by the next guest. If the tenant does not comply, the tenant agrees a $75 charge for a service call will be added to the bill, to send someone out for the next guest to set the tv so the guest can watch regular cable tv without having to change input settings.
GUEST AGREES TO DEFEND, INDEMNIFY, AND HOLD HARMLESS OWNER AND OWNER REPRESENTATIVE AGAINST ANY AND ALL CLAIMS, DEMANDS, LIABILITY, LOSS OR EXPENSE OF EVERY KIND AND NATURE, INCLUDING REASONABLE ATTORNEYS FEES AND OTHER EXPENSES OF LITIGATION, BECAUSE OF ANY INJURY TO OR DEATH OF PERSONS OR DAMAGE TO PROPERTY (INCLUDING GUEST’S PROPERTY) WHICH OCCUR AS A RESULT OF THE SOLE NEGLIGENCE OF THE GUEST IN CONNECTION WITH USE OF THE PROPERTY OR BY REASON OF GUEST OR ITS INVITEES BEING PRESENT ON THE PROPERTY, REGARDLESS OF OWNER REPRESENTATIVE FAULT OR NEGLIGENCE OR STRICT LIABILITY, EXCEPT TO THE EXTENT THE TOTAL LIABILITY, LOSS OR DAMAGE IS ATTRIBUTABLE TO AND CAUSED BY THE SOLE AND EXCLUSIVE NEGLIGENCE OF THE OWNER REPRESENTATIVE, OR EXCEPT TO THE EXTENT AS LIMITED BY APPLICABLE LAW. This includes items accidentally missed by the cleaning company.
It is the tenant responsibility to research all activities, festivals, parades, happening in the area during the period of vacation the renter has chosen. The landlord is not responsible for disclosing events being held in the area.
Any and all damages must be reported within the first hour of arrival time. Otherwise, it is considered the current tenant did the damage.
Mailed items are shipping plus $20, for items found in the unit, the tenant would like returned. 68. If you choose to get champagne, flowers, cake, and balloons: Champagne includes one bottle of champagne with cost under $20, flowers are of your choice, but you agree to whatever looks the best, balloons include 4 balloons and cake is obtained from a local grocery store. We try to accommodate your flavors and taste, but you understand sometimes these are not available. You agree to leave vase in room upon departure, along with champagne or wine glasses. Flowers may be taken with you. You also agree to not let children put balloons in their mouths as this may cause suffocation and harm. You also agree to hold us not liable for any damages resulting from cake consumption or alcohol consumption. We cannot accommodate food allergies and you agree that you have conveyed all food allergies upon ordering of cake.
68. Guest agrees to leave balcony doors closed at all times except when entering and exiting the balcony. Guests understand that leaving balcony doors open does damage to air conditioning units and property damage due to the salt air and humidity entering the condo. If balcony doors are left open, the guest agrees to pay a $400 fine. Guests understand that air conditioning units do not work unless balcony doors are closed. Guests understands that if balcony doors are left open, then ac unit can freeze up and become inoperable. You must turn fan on and ac off in order to thaw ac unit. If service professional is called and finds ac is frozen due to balcony doors being left open, guests agree to pay for the service call. Guests understands that if balcony doors are left open, then ac unit can freeze up and become inoperable. You must turn fan on and ac off in order to thaw ac unit. If service professional is called and finds ac is frozen due to balcony doors being left open, guests agree to pay for the service call.
If there are cleaning issues, you agree to tell us within the first hour of arrival so they can be remedied the next day or the day of if possible. If occupancy is greater than an hour and cleaning issues are discovered, you understand we are unable to resolve these issues, due to the unit being occupied for longer than an hour. Please inspect the unit thoroughly upon arrival.
In the event of a hurricane evacuation, hurricane prediction, or hurricane, you agree to bring in all items off of the balcony, lay down towels by the sliders in an effort to prevent rainwater from seeping in sliding glass doors, empty ice maker and turn off ice-maker.
Renter understands that pools may not be open or may be open at limited capacity at certain times, including but not limited to pandemics and unforeseeable circumstances.
Reservations moved due to extenuating circumstances do not receive refunds from payments already made if canceled. Reservations due to COVID cannot be moved twice.
Guests understand that some common areas at some resorts do not allow use to offsite rental guests. It is up to the resort discretion whom is allowed in some areas. For instance, coral beach does not allow the use of the bowling alley. It is specifically reserved for people who rent directly through their front desk.
Guests understands there is no phone in the unit in case of emergency. It is up to guests to use their own cell phone or make their own calls to emergency numbers should one arise.
You agree that you have 1 hour to report cleaning issues after arrival. Issues reported for guests who arrive after 6pm will be remedied the following day. Our cleaning staff goes home to rest to gear up for the next day. You understand they are doing laundry most of the evening to prepare. We do not have an onsite staff to remedy after-hours issues. We are happy to address any issues the following day.
In reservations where damage deposits are reserved, guests understand that hold is placed on the card. It is released and then recaptured up to two times possibly, usually once, then released. This may take up to 30 days. Guest understands this may look as if two holds have been placed on the card. The holds eventually fall off provided no damages occur.
Renter agrees to show proper and valid Identification and credit card used along with signature to verify identity and for fraud prevention including a self picture holding the ID and credit card. Renter understands we ask for this via email or text message. Renter is also able to come by offices to produce information.
Renter understands Bigfishrentals or landlords do not service the safe. Any issues regarding the safe tenant will need to call a locksmith to service their needs should an issue occur with the safe. Including but not limited to locking belongings in a safe.
There is a possibility that elevators are out at some resorts due to hurricane repercussions or other events or electric outages or simply just because things happen. We do not give refunds for elevator outages for any reason the elevators may be out. You understand that some buildings have 21 or more floors and you may have to climb stairs in the event elevators are out.
Renter agrees to accept the below as my signed signature for this agreement. Renter also agrees this typed signature is acceptable in front of any jurisdiction in the United States.
When ozone is placed in room, guests understands they cannot use it while anyone or any living being is in the room. The room must stay empty for 4 hours after using.
All accommodations will have wear and tear in them, as the renter understands they are not the first person to stay in any condo.
Guest understands we are not a pest control company. We have nothing to do with pest control. Big Fish rentals is not responsible for bugs in a condo. We will offer to call the proper business or pest control service and we will offer our assistance. However we have no control over pests, pest control, and cannot be held responsible for pests in condo.
