• Primary guest must be 21+ with an adult over 21 present during the stay.
• No pets allowed; unauthorized pets incur a $100 fee and possible early termination of stay.
• Smoking is strictly prohibited with a $200 fine for violations.
• Quiet hours are observed from 10 PM to 7 AM.
• No food or drink permitted in bedrooms (except closed water bottles).
• Unauthorized parties are not allowed and will result in immediate eviction.
• Garage access is not permitted.
• Late check-outs or early arrivals (subject to approval) are $100 for 1-2 hours and $200 for 2-3 hours.
• All guests must complete the Joseph Ellen Guest Protection Program, including verification and a signed rental agreement, selecting either a damage waiver or a security deposit.
