◘ HOUSE RULES MANUAL

This is the Vacaanda Group rules manual. Failure to comply with the following points may result in penalties such as the loss of the deposit and/or the cancellation of the reservation without the right of refund.

STRONGBOXES AND ACCESS POINTS

Safe boxes are provided for storing valuables such as documents, passports, cash, and jewelry. It is recommended to use it and make sure to close all accesses when leaving the villa. During check-in, guests can set their pin for exclusive access. A fine of 50 USD will be applied if doors are left open when leaving or sleeping. Neither the company, nor the property, nor the staff are responsible for lost items. The sending of objects found is at the guest's expense. Replacement keys are $40 USD. Please notify the host if you lose a key.

CHECK IN AND CHECK OUT TIMES

Check-in is at 4:00 PM. Please inform your arrival time in advance. Early check-in must be approved by the concierge team and may have an additional cost, subject to availability. If not possible, you can leave your luggage with the concierge, but we are not liable for items left before 4 PM.

Check-out is at 11:00 AM. Please inform your departure time in advance. Late checkout is subject to concierge team availability and approval, with possible additional charge.

CLEAN AND MAINTENANCE

Guests must allow access to scheduled cleaners and maintenance workers. The staff will wear company uniform. Complimentary cleanings include a kitchen, bathrooms, rooms, and common areas. Sheets and towels are changed every three days. Towels are for use inside the villa only. Missing or stained towels will be charged. Avoid sitting or lying on furniture with sunscreen, oils, tanning or makeup. Using towels to remove these products can stain them and generate replacement fees.

BATHROOMS

Septic systems in Tulum do not support constant accumulation of paper. Please do not flush toilet paper or hygiene products in the toilet. Please use the trash can. Failure may incur a $50 fine for plumbing services. If it happens outside of working hours, it will be attended the next day.

DAMAGE TO APPLIANCES AND FURNITURE

You must report any damages found or caused. Failure to do so may result in repair or replacement charges. Each guest is responsible for their behavior and damage caused. Neither the owners nor the staff are responsible for injuries arising from the use of the villa or pool.

PARTIES /NOISE POLICY

Parties are allowed only with prior authorization. Small meetings must be approved by our Concierge team. No loud noise after 11pm. Guests must maintain a respectful attitude towards neighbors, suppliers, and staff. Violations can result in a $500 fine, local government intervention, and possible eviction from the property.

NO FLAMMABLE OBJECTS

The use of flammable objects such as candles, fireworks and combustible decorations is forbidden. Failure to damage will result in liability for the costs incurred.

SMOKING

Smoking is prohibited inside the villa. Failure to comply will result in a $500.00 cleaning and deodorization fine. There are ash trays available in outside areas. Damage from cigarette burns will be charged. Close the sliding doors when smoking to prevent the smoke from entering the villa.

POOL RULES

Running or throwing into the water is prohibited. Children under the age of 12 must be supervised by an adult. Do not use the pool while intoxicated. There is no lifeguard; use is the responsibility of the guest. Dúchate before you enter and do not throw trash to avoid problems in the drainage system.

PETS

This villa is pet friendly but prior authorization is required. Guests are required to inform us in advance and are held responsible for any damage caused by their pets. There is a $150 pet fee per stay.

CHILDREN

Families with children are welcome, but adults are responsible for their safety and any damage caused. Please respect the neighbors.

ENERGY CONSUMPTION

Guests must manage their energy consumption. Turn off lights, AC, fans, and electronic devices when not in use. Please do not leave the air on when leaving to reduce the environmental impact.

DECOR

The decoration service includes assembly, materials and cleaning. The staff will securely place decorations. Bringing own decorations generates a $25–30 fee for additional cleaning, plus damage charges.

ILLEGAL OBJECTS

Respect our policies and Mexican laws. Use and possession of drugs and weapons is forbidden. Failure to comply can result in immediate eviction with no refund.

UNEXPECTED EVENTS

Tulum is a developing area and blackouts may occur. Although we work to resolve them, there are situations beyond our control. In case of severe weather or catastrophic events, the company can access the property without notice to protect it. Guests can also be asked to evict for safety. We are not liable for power outages, water or WiFi caused by suppliers or external maintenance.
