◘ HOUSE RULES MANUAL

This is the Vacaanda Group rules manual. Failure to comply with the following points may result in penalties such as loss of deposit and/or cancellation of the reservation without the right to a refund.

SAFE DEPOSIT BOXES AND ACCESS POINTS

Safes are provided to store valuables such as documents, passports, cash, and jewelry. Use is recommended and make sure to close all accesses when leaving the villa. During check-in, guests can set up their PIN for exclusive access. A $50 fine will be applied if doors are left open when leaving or sleeping. Neither the company, the property, nor the staff are responsible for lost items. The guest is responsible for the cost of shipping any lost and found items. Replacement keys cost 40 USD. Notify the host if you lose any keys.

CHECK-IN AND CHECK-OUT TIMES

Check-in is at 4:00 PM. Please inform us of your arrival time in advance. Early check-in must be approved by the concierge team and may incur an additional fee, subject to availability. If this is not possible, you can leave your luggage with the concierge, but we are not liable for items left before 4:00 PM.

Check-out is at 11:00 am. Please inform your departure time in advance. Late check-out is subject to availability and approval by the concierge team, with a possible additional charge.

CLEANING AND MAINTENANCE

Guests must allow access to scheduled cleaning and maintenance personnel. The staff will wear company uniforms. Complimentary cleaning includes the kitchen, bathrooms, bedrooms, and common areas. Sheets and towels are changed every three days. Towels are for use inside the villa only. Missing or stained towels will be charged. Avoid sitting or lying on furniture with sunscreen, oils, tanning lotions, or makeup. Using towels to remove these products can stain them and generate replacement charges.

BATHROOMS

Septic systems in Tulum do not support constant paper accumulation. Please do not flush toilet paper or hygiene products in the toilet. Use the trash can. Failure to comply may incur a $50 fine for plumbing services. If it occurs outside working hours, it will be attended to the next day.

DAMAGE TO APPLIANCES AND FURNITURE

You must report any damage found or caused. Failure to do so may result in repair or replacement charges. Each guest is responsible for their behavior and the damage caused. Neither the owners nor the staff are responsible for injuries resulting from the use of the villa or the pool.

PARTIES / NOISE POLICY

Parties are allowed only with prior authorization. Small gatherings must be approved by our concierge team. Excessive noise is not allowed after 11:00 PM. Guests must maintain a respectful attitude towards neighbors, suppliers, and staff. Violations may result in a 500 USD fine, intervention by local authorities, and possible eviction from the property.

PROHIBITION OF FLAMMABLE OBJECTS

The use of flammable objects such as candles, fireworks and combustible decorations is forbidden. Failure to comply that causes damage will result in liability for the costs incurred.

SMOKING

Smoking inside the villa is not permitted. Failure to comply results in a 500 USD penalty for cleaning and deodorizing. Ashtrays are available in outdoor areas. Cigarette burn damage will be charged. Close the sliding doors when smoking to prevent smoke from entering the villa.

POOL RULES

Running or jumping into the water is forbidden. Children under 12 must be supervised by an adult. Do not use the pool while intoxicated. There is no lifeguard; use is the guest's responsibility. Shower before entering and do not throw garbage to avoid problems in the drainage system.

PETS

This villa is pet friendly, but prior authorization is required. Guests must inform us in advance and are responsible for any damage caused by their pets. A fee of 150 USD per pet per stay applies.

CHILDREN

Families with children are welcome, but adults are responsible for their safety and any damage caused. Please respect the neighbors.

ENERGY CONSUMPTION

Guests must manage their energy consumption. Turn off lights, air conditioning, fans, and electronic devices when not in use. Do not leave the air on when leaving to reduce environmental impact.

DECORATION

The decoration service includes assembly, materials and cleaning. Staff will place decorations safely. Bringing your own decorations incurs a $25-30 charge for additional cleaning, plus charges for damage.

ILLEGAL OBJECTS

Respect our policies and Mexican laws. The use and possession of drugs and weapons is prohibited. Failure to comply may result in immediate eviction with no refund.

UNFORESEEN EVENTS

Tulum is a developing area and blackouts may occur. While we work to resolve them, there are situations beyond our control. In the event of severe weather or catastrophic events, the company may access the property without notice to protect it. Guests may also be asked to vacate for safety reasons. We are not liable for power, water or WiFi outages caused by suppliers or external maintenance.
