◘ HOUSE RULES MANUAL

This is the Top Rentals Mexico house rules manual. Failure to comply with the following points may result in penalties such as loss of the deposit and/or cancellation of the reservation without the right to a refund.

🔐 SAFES AND ACCESS POINTS

Safes are provided for guests to store valuables such as documents, passports, cash, and jewelry. It is recommended to use them and make sure that all entrances are closed when leaving the villa. During check-in, guests can set their PIN for exclusive access. A fine of 50 USD may be applied if doors are left open while guests are not present or are sleeping. Neither the company, nor the property, nor the staff are responsible for lost items. If lost items are found, the guest must cover the shipping costs. Replacement keys are $40 USD. Please notify the host if you lose any keys.

⏰ CHECK-IN AND CHECK-OUT TIMES

Check-in is at 4:00 pm. Please let us know your check-in time in advance to facilitate the process. Early check-in requests must be approved by the concierge team and may incur an additional fee, subject to availability. If it is not available, you can leave your luggage with the concierge team, but we are not liable for items left before 4 pm. Check-out is at 11:00 am. Please let us know your departure time in advance. Late check-out requests are subject to availability and approval by the concierge team, with a possible additional charge.

🧹 CLEANING AND MAINTENANCE

Guests must allow access to scheduled cleaners and maintenance workers. Staff will wear company uniforms; only uniformed personnel should be allowed access. Sheets and towels are changed every three days. Towels are for use inside the villa only and must not be taken outside. There will be a charge for any towels missing at the time of checkout. Stains from hair dyes, tanning lotions or other products may result in additional charges. Avoid sitting or lying on furniture with sunscreen, oils, tanning lotions or makeup on. Using towels to remove these products can stain them and result in replacement charges.

🚽 BATHROOMS

Septic tanks in Tulum and some areas of the Riviera Maya cannot handle constant accumulation of paper. Please do not flush toilet paper or other hygiene products down the toilet. Use the trash can provided. Failure may incur a $50 fine for plumbing services. If the problem occurs outside normal hours, it will be addressed the next day.

🛋️ DAMAGE TO APPLIANCES AND FURNITURE

Guests must report any damage found or caused during their stay. Failure to report damage may result in repair or replacement charges. Each guest is responsible for their behavior and for any damage to the villa. Neither the owners nor the staff are responsible for injuries or damages resulting from the use of the villa or the pool.

🔇 PARTY / NOISE POLICY

Parties are allowed only with prior authorization. Small gatherings require prior approval from the concierge team. No loud noise after 11pm. Guests must maintain a respectful attitude toward neighbors, vendors and staff. Violations will result in a $500 fine, involvement of local authorities, and possible eviction if the noise persists. Any guest not on the reservation must be confirmed in advance with the concierge team.

🔥 NO FLAMMABLE ITEMS

For safety and to preserve the property, the use of flammable objects such as candles, fireworks and combustible decorations is prohibited. Failure to comply that causes damage will result in liability for repair costs.

🚭 SMOKING

Smoking is prohibited inside the villa. Guests who smoke will be fined 500 USD for cleaning and deodorization. Ashtrays are provided in outdoor areas. Cigarette burns will result in additional charges. Please close the sliding glass doors when smoking to prevent the smoke from entering the villa.

🏊 POOL RULES

Running or jumping into the water in the pool area is prohibited. Children under 12 must be supervised by an adult. The pool should not be used while intoxicated. The property is not responsible for injuries. There is no lifeguard; use of the pool is at the guest's own risk. Please shower before entering and do not throw trash in the area to avoid drainage problems.

🐾 PETS

Pets are welcome as long as we have prior authorization. There is a fee of $150 per pet, per stay, to cover additional deep cleaning and to avoid exposure to allergens for future guests. We appreciate your understanding.

👶 CHILDREN

Families with children are welcome, but guests are responsible for their safety and any damage caused by minors. Please respect the neighbors and avoid causing any disturbance.

⚡ ENERGY CONSUMPTION

Guests must manage their energy consumption. Turn off lights, air conditioning, fans, and electronic devices when not in use. To reduce consumption and your carbon footprint, please do not leave the air conditioner on when you leave.
