KeyOra Stays House Rules

By completing your reservation, you agree to follow all house rules listed here, in the property listing, and in the rental agreement. The primary guest must sign the rental agreement and provide a valid government-issued ID before check-in instructions can be released. The applicable cancellation policy remains in effect.

We want your checkout to be simple. Unlike many hosts and property management companies, KeyOra Stays does not require guests to complete a long checkout checklist. We only ask that you place all trash in the designated outdoor garbage bins before leaving.

 1.⁠ ⁠Smoking and Drug Use

Smoking and vaping are permitted outdoors only, at least 10 feet away from the house. Please keep all exterior doors and windows closed while smoking so the property’s smoke and odor detectors are not triggered.

Smoking or vaping inside the house is strictly prohibited. This includes cigarettes, cigars, marijuana, and vaping devices. Illegal drug use is not permitted anywhere on the property. A $1,000 violation fee will apply if indoor smoking or prohibited drug use is discovered.

 2.⁠ ⁠Parties, Excessive Noise, and Quiet Hours

Parties and unauthorized events are not permitted. Quiet hours are from 10:00 PM to 8:00 AM.

The property is equipped with sound-level monitors that measure noise levels but do not record conversations. If the monitors detect sustained, excessively high noise consistent with a party or major disturbance, a $1,000 violation fee may apply.

 3.⁠ ⁠Cleaning and Property Condition

Your cleaning fee covers the professional cleaning and preparation of the home before your arrival. We do not expect you to clean or scrub the house before checkout.

However, guests are expected to leave the property in reasonably decent condition for our cleaning team. Excessive trash, spills, stains, food, or an unusually dirty home may result in an additional cleaning fee based on the extra time and services required.

Simply put, please leave the home in a condition that would make your mom proud! :)

 4.⁠ ⁠Simple Checkout

KeyOra Stays does not require a long checkout checklist. Before leaving, we only ask that you securely bag your trash and place it in the designated outdoor garbage bins.

 5.⁠ ⁠Check-In and Checkout Times

Standard check-in is at 4:00 PM, and standard checkout is at 10:00 AM.

Early check-in and late checkout must be requested at least 24 hours in advance so we can coordinate with our cleaning team and allow enough time to prepare the home between guests.

Both options are subject to availability and have additional fees. Our team will confirm the available time and applicable fee for the requested date. Early check-in or late checkout is not approved unless confirmed in writing by our team.

 6.⁠ ⁠Inventory, Damage, and Missing Items

All items in the home are inventoried. Guests are responsible for any missing or damaged items during their stay, and the replacement or repair cost may be charged to the reservation.

If something is accidentally damaged or if you need additional supplies, please notify us promptly so we can assist.

 7.⁠ ⁠Cleaning Concerns Upon Arrival

Please report any cleaning concerns within a reasonable time after check-in and give our team the opportunity to address them. We are committed to resolving any legitimate concern as quickly as possible.

 8.⁠ ⁠Packages and Mail

Please do not have mail or packages sent to the property. Food, grocery, and same-day deliveries may be delivered to the door during your stay.

For shipped packages, please use a nearby FedEx, UPS, Amazon Locker, or another secure pickup location. KeyOra Stays cannot guarantee access to or assist with retrieving mail or packages delivered before arrival or after checkout.

 9.⁠ ⁠Identity Verification

The person making the reservation must use their own valid government-issued ID. Fraud, identity theft, third-party bookings, or misrepresentation of the person staying at the property is strictly prohibited.

10.⁠ ⁠Security Cameras, Wi-Fi, and Safety Equipment

The property has disclosed security cameras for the protection of our guests and the property. The cameras are active and recording.

Do not cover, block, disconnect, damage, or tamper with any security camera, Wi-Fi equipment, sound-level monitor, smoke detector, odor detector, or other safety device. Tampering with these systems may result in immediate termination of the stay without a refund, in addition to any applicable charges.

11.⁠ ⁠Respect the Home

If you open it, close it. If you borrow it, return it. If you turn it on, turn it off. If you use it, take care of it. If you make a mess, clean it up. If you move it, please put it back.

If something breaks or stops working, please notify us immediately rather than attempting a repair yourself.

12.⁠ ⁠Hair and Drains

Please do not allow hair or other debris to be washed down sinks, showers, bathtubs, or other drains. Place loose hair in the garbage bins provided to help prevent clogs and plumbing problems.

13.⁠ ⁠Pets on Furniture

Pets are not permitted on beds, sofas, chairs, or other furniture. Guests may be responsible for additional cleaning or damage caused by pets.

14.⁠ ⁠Pet Waste

Guests must clean up after their pets throughout the entire stay. If pet waste is left anywhere on the property, including the yard, patio, driveway, or other outdoor areas, a $500 pet-waste cleaning fee will apply.

15.⁠ ⁠Patio Umbrellas

Please close and secure all patio umbrellas whenever they are not actively being used, especially during windy conditions. Guests may be responsible for damage caused by leaving an umbrella open and unattended.

16.⁠ ⁠Guest Responsibility

The guest who makes the reservation is responsible for ensuring that every person in their group follows these rules. Failure to comply may result in additional charges, cancellation of the reservation, or termination of the stay without a refund, as permitted by the booking platform and rental agreement.
