Thank you for choosing our apartment for your stay. We hope you have a pleasant and enjoyable experience. To ensure the safety, comfort, and legal compliance of everyone, please adhere to the following strict rules:

1. Check-in and Check-out: Check-in time is at 3:00 PM, and check-out time is at 11:00 AM. Please send us your flight information so we can coordinate, if possible, any early check-in. Early check-ins or late check-outs must be approved in advance. Unapproved late check-outs will incur a fee of $50 USD per hour past 11:00 AM.
2. Occupancy, Subleasing & Gatherings: Occupancy Limit: The maximum number of guests permitted is 6 at any time. Exceeding this limit is not allowed. No Subleasing or Third-Party Bookings: The person making the reservation must be present and staying at the property for the entire duration of the booking. Subleasing, re-renting, or allowing unauthorized third parties to stay in the apartment is strictly prohibited. The property may not be re-listed on any other platform. Only guests explicitly registered to the original reservation are permitted to stay overnight. No Parties: Parties or events of any kind are strictly prohibited. Violations, including neighbor complaints or evidence of a gathering, will result in immediate reservation cancellation, eviction, and forfeiture of all payments. Filming Restrictions: Filming or photography for commercial or public use is not permitted unless pre-approved in writing by the host.
3. Protection of Minors & Colombian Law (ESCNNA Compliance): We maintain strict compliance with Colombian laws. Illegal drugs, prostitution, and sex tourism are strictly forbidden. Age Restriction: Guests and visitors under the age of 18 are strictly prohibited unless accompanied by their legal biological parents. Mandatory Documentation: By Colombian law, if a minor is staying at or visiting the property, the parents MUST present the minor's Passport or official Birth Certificate (Registro Civil) to the front desk guards to prove parentage. Non-Parent Guardians: If a minor is traveling with a family member who is not their biological parent (e.g., grandparents, aunts/uncles), they must present a legally notarized authorization letter signed by both biological parents, along with copies of the parents' IDs. Zero Tolerance: If an adult attempts to bring an undocumented minor into the building, security will deny entry, the reservation will be immediately canceled without refund, and the Colombian Police (Policía de Infancia y Adolescencia) will be contacted immediately.
4. Visitor Policy: Registration: All visitors must register their physical Colombian ID or original Passport with the front door guard. Unregistered visitors or those with only digital copies/photos of IDs will be denied entry. Visitor Capacity: To prevent unauthorized gatherings, a maximum of 2 visitors are allowed in the apartment at any given time. Visitor Curfew: Visitors are welcome during the day and evening but must vacate the property by 12:00 AM (Midnight). Unregistered Overnight Guests: Any visitor staying past midnight is considered an overnight guest. Only guests officially registered on the Airbnb itinerary are permitted to sleep at the property. Penalties: If an unregistered visitor stays overnight, a $75 USD penalty fee per person, per night will be charged, and they must immediately be officially added to the reservation. Continued violation will result in eviction without refund. Escorting: For safety and security, you must personally escort your visitors out of the building when they leave.
5. Parking: Two underground parking spaces (#1 and #2) will be available and assigned to you during your stay. You must register your vehicle's license plate with us in advance to gain access. Parking in an incorrect space can result in fines and towing of your vehicle by the building administration.
6. Quiet Hours & Strict Noise Laws: Hours & Limits: Please observe strict quiet hours from 10:00 PM to 8:00 AM. Under Colombian law and El Poblado building rules, noise levels must drop below 55 decibels during these hours (normal conversational level; no heavy bass, shouting, or loud music). Building Enforcement: Residential buildings in Medellín do not tolerate party noise. If neighbors complain, building security will intervene. Severe or repeated disturbances may result in the administration deactivating your access fobs or calling the police. Noise Sensor: A noise sensor is placed inside the house to monitor decibel levels (it does not record conversations). Do not unplug, cover, or tamper with the noise sensor. Tampering will result in a $100 fine.
7. Smoking: Smoking is strictly prohibited inside the apartment. Smoking is allowed only in designated outdoor patio areas. You must keep the apartment windows closed while smoking outside. Please dispose of cigarette butts properly. There is a smoke sensor inside the house. A $500 fee will be applied if smoke is detected inside. Tampering with the smoke sensor is strictly prohibited.
8. Pets: For the comfort and safety of all guests, pets are not permitted on the property. If a pet is found on the premises, a $500 cleaning fee will be charged, and the reservation will be canceled immediately without refund.
9. Cleanliness: A complimentary weekly cleaning service is provided to maintain the property’s optimal condition. This includes cleaning the kitchen, taking out the trash, changing bed linens/towels, cleaning the Jacuzzi/BBQ, maintaining filters, and watering the plants. This service is mandatory. Additional cleaning days are available upon request for an extra fee of $25+ per day, depending on the number of guests. Guests are welcome to hire their own cleaning team. However, all hired personnel must be registered with building security prior to entry. Please keep the apartment tidy. Dispose of trash in the provided bins and down the building trash chute. Excessive cleaning fees may apply for unusually dirty spaces.
10. Damages: Guests are responsible for any damage caused to the property or its contents. The cost of repairing or replacing damaged items will be billed to the guest. Please report accidental damage immediately to ensure a prompt resolution.
11. Security: Lock all doors and windows when leaving the apartment to avoid damage from the rain. Do not share access codes or keys with unauthorized individuals. The front entrance door has a Ring camera placed outside in the hallway recording people going in and out for your safety. Tampering with or covering the camera is strictly prohibited.
12. Appliances and Utilities: Use appliances and utilities responsibly. Turn off lights, air conditioning, and other electronics when not in use. Clean the filter of the clothes dryer after every use. Electricity: Please turn off any high electricity usage items (A/C, Jacuzzi, Steam room, excessive lights) when not in use. El Poblado has the highest rate of utility costs in the city.
13. Respect for Property: Do not rearrange furniture or make alterations to the apartment. Respect the personal belongings of the host and other guests.
14. Emergency Procedures & Communication: Please communicate any concerns or issues promptly to the host. Emergency contact information is on the front cover of the home manual folder. Familiarize yourself with the provided emergency guide. Emergency number: 123 (only for urgent emergencies) Other rules and regulations: No glass inside of the Jacuzzi. Plastic cups are available for use. Don’t leave windows open when it rains or when you leave the house. Water will enter and cause severe damage to the painted walls. By booking this apartment, you agree to comply with these rules. Failure to adhere to these rules may result in additional charges, fines, or immediate eviction without refund.
