◘ HOUSE RULES MANUAL
This is the Beach Please Tulum house rules manual. Failure to comply with the following points may result in penalties such as loss of deposit and/or cancellation of the reservation without the right to a refund.
SAFE AND ACCESS POINTS
Safes are provided on the property for guests to store valuables such as documents, passports, money, and jewelry. It is recommended to use them and make sure to close all accesses when leaving the villa.
During check-in, guests can set their own PIN to maintain exclusive access.
If the doors are left open while guests are not present or are sleeping, a $50 fine may apply.
Neither the company, the property, nor the staff will be liable for lost items. If lost items are found, the guest will be charged the shipping fee.
Replacement keys cost $40 USD. Please notify the host immediately if any keys are lost or misplaced.
CHECK-IN AND CHECK-OUT TIMES
Check-in: 4:00 pm.
Please let us know your arrival time in advance to coordinate a smooth check-in.
Early check-in requests must be approved by our concierge team and may incur an additional fee, depending on availability.
If early check-in is not possible, you can leave your luggage with our concierge, but we are not responsible for belongings left before 4 pm.
Check-out: 11:00 am.
Please let us know your departure time to coordinate a smooth check-out.
Late check-out is subject to availability, must be approved by the concierge, and may incur an additional fee.
BATHROOMS
Septic systems in Tulum and parts of the Riviera Maya do not support constant paper accumulation.
Avoid flushing toilet paper or hygiene products down the toilet. Please use the trash can.
Failure to do so may result in a 50 USD fee for plumbing services.
If the problem occurs outside normal hours, it will be resolved the next day.
DAMAGE TO APPLIANCES AND FURNITURE
Guests must report any damage found or caused during their stay.
Failure to report damage may result in repair or replacement charges.
Each guest is responsible for their behavior and any damage caused to the villa.
Owners and staff are not responsible for injuries resulting from the use of the villa or pool.
NO PARTIES / NOISE POLICY
Parties are strictly forbidden.
Small gatherings require prior approval from our concierge.
No loud noise after 11:00 pm.
Respectful behavior towards neighbors, suppliers and staff must be maintained.
Violations will result in a 500 USD fine, possible intervention by authorities, and/or expulsion from the property.
PROHIBITED FLAMMABLE ITEMS
For safety reasons, the use of flammable items such as candles, fireworks or combustible decorations is prohibited.
Failure to comply that results in damages will make the guest responsible for covering the corresponding costs.
SMOKING
Smoking inside the villa is strictly forbidden.
Guests who smoke inside will be fined 500 USD for cleaning and deodorizing.
Ashtrays are provided in outdoor areas.
Burn damage will incur additional charges.
Keep sliding doors closed when smoking.
POOL RULES
For safety reasons, running or diving into the pool is forbidden.
Children under 12 must be under adult supervision.
Do not use the pool under the influence of alcohol.
The property is not responsible for injuries; there is no lifeguard.
Shower before entering and do not throw garbage in the pool to avoid damage to pipes.
PETS
No animals allowed on the property.
Guests with pets must leave the villa and may incur additional fees.
Exceptions are made for service animals with documentation prior to check-in.
Guests are responsible for damage caused by pets.
CHILDREN
Families with children are welcome, but guests are responsible for their safety and any damage caused by minors.
Please be respectful of neighbors and avoid disturbances.
ENERGY CONSUMPTION
Guests must responsibly manage their energy consumption.
Turn off lights, air conditioning, fans, and devices when not in use.
Do not leave the A/C on when leaving the villa to help reduce the carbon footprint.
DECORATION
Our decorating services include assembly, materials and cleaning.
If you bring your own decorations, a 25–30 USD fee will apply for additional cleaning, plus any damage caused.
ILLEGAL ITEMS
Please respect Mexican laws.
Possession and use of drugs or firearms is illegal.
Failure to comply may result in immediate expulsion without refund.
UNFORESEEN EVENTS
Tulum is a developing area and occasional blackouts may occur.
While we try to resolve everything as soon as possible, some situations are beyond our control.
In the event of severe weather or catastrophic events, the company reserves the right to access the property without prior notice to protect it or request guests to evacuate if necessary.
We are not responsible for power, water, or Wi-Fi failures caused by service providers or natural phenomena.
• Indoor Temperature Management
We do not charge extra for electricity, but excessive use generates charges.
The base temperature of the A/C is 24°C. Don't lower it from there.
If you leave the villa, turn off the A/C or leave it between 25–26°C.
Keeping it below 22°C generates charges of $10 per day for each degree per room.
Example: two rooms at 20°C = 40 USD per day.
• Power Outages / Generator
Power outages are frequent in Tulum.
The generator will automatically activate, but there may be a brief interruption.
The A/C must be turned on manually when the power returns.
• Washer & Dryer
They are not available for routine use.
For long stays, limited use may be allowed at a cost.
We only provide biodegradable detergents for water recycling issues.
• Cleaning
This reservation does not include daily housekeeping.
If you'd like cleaning during your stay, there is an additional cost of 70 USD per service.
We can gladly schedule it when you need it.
