By reserving this "Property,” you accept responsibility for all occupants, now known as "Guest". Your paid reservation constitutes a contract between Guest and The Dieter Company, now known as "Company", as agent for the owner, subject to the SC Vacation Rental Act and the following terms:
Check-In begins after 4pm at The Dieter Co Office as properties become ready unless otherwise noted in the Property Description. Keys are provided after confirmation from housekeeping that Property is ready. You must be at least 25 yrs old, and all balances paid to check-in.
Items to Bring: bath tissue & paper towels, dish & laundry detergent, trash bags, soap, shampoo, beach towels, beach chairs. A starter roll of toilet paper and bars of soap will be in bathrooms upon arrival.
Check-Out at The Dieter Co Office by 10am. Vacate the Property, return all keys and pool passes, and bring non-perishable food for donation to charity. Guest agrees to leave Property in good condition; wash and store kitchenware; bag all trash in outside containers; place towels on the bathroom floor; leave beds unmade. Departure Cleaning is included for rentals up to 3 weeks. Guest will pay $35 for each unreturned key, fob, or pool tag and up to $300/hour for late departure/ extra cleaning.
Payments made to Company may be placed in an account with interest belonging to Company. Any tax changes by the state or county government and/or owners association fees must be paid by guest prior to arrival.
Property is privately owned and provided in "as is" condition. Guest will promptly report any issues to Company, which will reasonably assist with repairs. Company cannot guarantee the operation of amenities, appliances, or air conditioning and no refunds will be given for failure. If Guest erroneously requests a repair, or is the cause of a repair, they agree to pay the expense. Guest may not disturb or offend neighbors, conduct unlawful activities, move furniture, open locked closets, or park on grass. Guest agrees to obey all Property and common area rules. Use of amenities such as pool, grill, fireplace, and decks involve risk - use is at Guest own risk. We will make a reasonable effort to contact you with Property changes, but will not make refunds for changes. If linens are not included, you may contact our office to order them.
Occupancy shall not exceed the max occupancy at any time. Guest may be refused access or required to leave immediately with no refund for any violation.
House Parties and large gatherings of any kind are strictly prohibited. We may refuse access or cease rental, with no refund, if a party is detected. House parties may be, but are not limited to, groups mostly under 25 and/or not of the same family. Determination is our sole discretion.
Smoking, Fireworks & Firearms are prohibited for Guests. Guest agrees to pay $700 per violation and/ or required to leave immediately with no refund for any violation.
Company May Enter Property for inspections, maintenance, and repairs, and may immediately enter Property and terminate occupancy, with no refund, if in our opinion Property is being harmed or this agreement is violated.
Internet login will be provided on arrival. There are no refunds for issues, but you may use our lobby wifi.
Elevators in private homes may require a refundable deposit, nonrefundable fee, and/or a liability waiver. Any damage during your stay will be your expense without exception. Condo elevator access and availability is maintained through the HOA. No refunds are given for elevator issues.
Golf Carts are allowed at most houses. Guests may not use them in Inlet Point condos, Litchfield Retreat or highrise condos in Litchfield by the
NO RVs, Boats, Motorcycles, or Trailers allowed at any condo. Homes require prior written approval.
Grills should not be used on porches and must be cleaned by Guest after every use.
Pools are available to guests of that Property only. Hours, rules, and closings are at the Owner or HOA discretion. No guarantee is provided for pool access and there are no refunds for closings. Swim diapers are permitted in most but not all pools. Some private pools may be heated for an additional fee. Heat pumps may not work below 50 degrees.
Pets (only dogs) are allowed by Guests in pet friendly homes with a signed Pet Addendum and additional Rent of $200 per dog per week. Dogs are not allowed on furniture, and Guest is responsible for any damage or extra cleaning. Pets are limited to Owners only in Litchfield by the Sea, Inlet Point, Litchfield Retreat and any other property not listed as Pet Friendly. If pets are found without a signed Addendum, violate this agreement, laws, or community rules, Company may immediately terminate rental and collect a $700 fee per violation.
Lost & Found items unclaimed within 10 days will be donated to charity. Company may not be held liable for lost items, but will help with trying to locate them. Guest will pay packaging, shipping, and $35 to return items.
Construction is part of coastal life. If you are near a project, we will speak with contractors about reasonable start times and noise; however, no refunds will be given.
Indemnity and Release Guest agrees personal items brought to the Property are at their own risk and neither Company, nor Owner, is liable for any reason. Guest agrees to use Property at their own risk. Guest covenants and expressly agrees to indemnify, hold harmless, and release The Dieter Company, officers, owners, and employees from any costs, liabilities, and claims relating to destruction of Property, injuries or death that is sustained by Guest around the Property. Guest agrees to be responsible for damage or repairs incurred from their negligence. Guest agrees any dispute will be decided under South Carolina law in the Georgetown County court. Should an error be found in this agreement, property description, or price, Company is not liable and has the right to make corrections.
If Property is Unavailable due to sale, construction, double booking, or acts of God, Company will make a good faith effort to relocate Guest in similar accommodations. Guest agrees to accept a refund or pay for any rate difference. If another property is unavailable, your only remedy will be a refund for the payments received.
