1. Property Management: The property is managed and rented by Frias Properties of Aspen Snowmass, LLC ("FPAS"). FPAS acts as an agent for the owner of the unit, and is not liable for any illness, injury, damage to the guest, their party, or loss of property.
2. Damage and Liability: Guests are responsible for any damage to the unit, and costs for repairs may be deducted from the deposit or charged to the credit card on file.
3. Smoking and Pets: Smoking and pets are not allowed. Violations of these policies will result in a minimum charge of $500 per night.
4. Incidental Charges: Guests will be responsible for incidental charges, including laundry, shipping, and other services.
5. Keys: All keys must be returned at check-out. A charge of $25 will apply for any unreturned keys.
6. Real Estate Showings: Guests agree to allow real estate showings with a 24-hour notice.
7. Service Animals: Service animals must be documented with completed paperwork prior to arrival. Any damage caused by a service animal will result in a minimum $500 fee for cleaning or repairs.
8. Housekeeping Services: Guests will receive an arrival and departure clean only. Additional housekeeping can be scheduled, please double-check with our Front Desk team for the current hourly housekeeping rate. Please contact Frias Properties at least 24 hours in advance to schedule additional housekeeping.
9. Check-in/Check-out: Early check-ins and late check-outs cannot be accommodated. If a guest stays beyond check-out time, FPAS reserves the right to charge a fee up to the total nightly rate. By confirming your booking, you acknowledge and agree to these house rules.
