Upon booking, we will send a rental agreement for review and required signature by guest of at
least 25 years old. Your booking is confirmed upon receipt and we will send the arrival/departure
instructions via email/text prior to arrival date. All guests must abide by the rental agreement

Occupancy, parking, garbage and noise limits are strongly enforced by County ordinances.
Guests will be responsible for any fees charged by the County or associated costs for ANY
complaint. Guests are responsible for reading and following ALL of the County local ordinances
as posted in the property.
QUIET HOURS are 9pm -8am
GARBAGE must NOT be stored outside unless it is locked in the designated “Bear Box”. All
garbage must fit in the garbage cans provided ONLY. If you have additional trash, please call
the office
PARKING is NOT allowed on the street Nov 1-May1 and overnight street parking is forbidden
year round. Maximum 4 cars allowed with onsite parking
Absolutely NO CAMPFIRES allowed year round
TTVR- is not responsible for circumstances beyond our control which includes, but not limited
to, construction, public or private functions, events, neighbors, wildfire or smoke, weather
conditions, road closures, snow removal delays, too much snow/too little snow, natural disaster,
Acts of God, natural fauna inside or outside the property. Critters and insects can and will enter
Tahoe properties. No rental adjustments will be given. We urge guests to purchase travel
insurance which may cover certain losses.
CHECKING OUT- The property has a check-out procedure posted in the house and in the
Information Book at the house to read and follow. If pre-arrangements have been made for an
early check in or a late check out, there will be an additional fee charged to the guest. Fees also
apply to lost keys, lost parking passes, lost HOA amenity keys, lost garage openers, for the
return of any item left behind and any lock-out assistance after hours.
HOTTUB- May be temporarily unusable during the guest's stay due to normal maintenance
procedures required to keep them clean and sanitized, or due to heavy snowfall. Guests may be
responsible for charges over and above the standard cleaning. Hot tubs are prone to temporary
or prolonged maintenance issues beyond TTVR's control. Every effort will be made to get the
hot tub working quickly as possible. Refunds for non-operational hot tubs will be addressed on a
case by case basis at TTVR's discretion.
DOG FEES-A maximum of two dogs are allowed. Each dog is $100 plus tax. A Dog Rules Agreement will also need to be signed.
BEARS- Please know the local black bears can be seen year round and are especially active
May through December. Keep your cars locked and empty of food. Be sure to close all windows
in the home when departing for any length of time. If there is a bear fence, turn it on when you
are not in the home. They are beautiful creatures but are always looking for food!
DAMAGE WAIVER FEE- Is mandatory and covers accidental damage or loss to the rental
property up to $1,500. This plan does not cover intentional acts of a guest, gross negligence, or
willful and wanton conduct, and/or damages caused by pets. Any accidental damage must be
reported prior to departure
NATURAL ELEMENTS- Prepare for icy pavements and stairs, icicles, snow overhangs, pine
needles and pine pollen outside the home. Expect any and all of these seasonally.
