The layout is designed for large groups, featuring 11 bedrooms and 11 bathrooms. Each of the 11 bedrooms is a private sanctuary equipped with its own ensuite bathroom and Freeview TV. The sleeping arrangements are diverse to accommodate various needs: six rooms feature double beds, one offers a king size bed, three are configured with twin single beds, and two family bedrooms each contain a double and a single bed. In total, the home provides 11 beds to comfortably house guests.

The heart of the home is a large communal area packed with charm, boasting original stone archways, exposed beams, and an open fireplace. This entertaining space includes a pool table and ample seating for socializing. For dining and preparation, the home features a dining room with seating for up to 24 people and a well-equipped kitchen featuring two range cookers, two fridges, two freezers, a dishwasher, and a microwave.

Outside, the expansive property offers a large outdoor space complete with a hot tub, outdoor seating, and various lawn games. Guests also benefit from free on-site parking for up to 30 vehicles.

Located just a stone's throw from the Cleveland Way National Trail, the house is surrounded by the Hunley Hall Golf Club and offers stunning views of the North Sea and Hummersea Cliffs. The Victorian Spa town of Saltburn-by-the-Sea is only 2.5 miles away, featuring the UK's oldest functioning cliff lift and a 208-metre pier.
