Welcome to Ocean Isles Fishing Village. Ocean Isles is a private residential community. Please be respectful of owners, neighbors, other guests, and all shared community spaces.
All guests are required to follow these House Rules and the applicable Ocean Isles Fishing Village community rules throughout their stay. The primary renter is responsible for ensuring that everyone in their party is aware of and follows these rules.
PARKING & AUTHORIZED VEHICLES
Maximum: 2 vehicles per unit
• Park only in the designated parking area assigned to your unit.
• Never block another unit's parking area, driveway, or roadway.
• Parking is not permitted on paved streets, grass, or gravel areas.
• If there is insufficient parking beneath the unit, additional vehicles must park along the service road outside the front gate.
• Do not drive vehicles or bicycles on the grass. This can damage the sprinkler system.
• Damage to sprinkler heads may result in a $50 charge per sprinkler head.
• Commercial vehicles, commercial vans, and commercial trailers are not permitted on the property.
• Golf carts and recreational vehicles are not permitted on the property except those authorized for management or maintenance.
• Trailer parking is not permitted at Ocean Isles. Please contact Keys Time Vacation Rentals before arrival if you plan to bring any type of trailer so alternate arrangements can be made.
GATE ACCESS
For your initial arrival, use the community call box to enter the property. Select your unit number and call the PRIMARY or SECONDARY number only.
Your Gate Access Card will be located inside the home near the front door.
• There is one Gate Access Card assigned to the unit.
• Use the card for vehicle access through the community gate.
• Keep the card safe throughout your stay.
• Report a missing or damaged card to Keys Time Vacation Rentals immediately.
• Return the card to its designated location near the front door before checkout.
• A $150 replacement fee applies to any Gate Access Card that is lost, damaged, or not returned at checkout.
PET & ASSISTANCE ANIMAL POLICY
Pets are not permitted anywhere on the Ocean Isles property or inside the home.
Guests traveling with a service or assistance animal must notify Keys Time Vacation Rentals and may be asked to complete third-party screening or provide information as permitted by applicable law.
QUIET HOURS & COMMUNITY CONDUCT
Quiet hours are 11:00 PM to 8:00 AM.
Please be considerate of neighboring owners and guests at all times.
• Loud music, excessive outdoor conversation, yelling, and other disruptive activity are prohibited.
• Please reduce noise before being asked to do so.
• Intoxicated, unruly, or nuisance behavior is not permitted.
• No activity is permitted that interferes with the peaceful enjoyment of the property by residents or other guests.
AGE REQUIREMENTS & CHILD SUPERVISION
• The primary renter must be at least 25 years old and must occupy the property for the duration of the reservation.
• Guests under 25 must be accompanied by a parent or legal guardian who is at least 25 years old.
• Children under 18 must be accompanied by an adult or guardian while on Ocean Isles property.
• Children under 12 must be accompanied by a parent or guardian while at or near the pool.
OCCUPANCY & VISITORS
Only registered guests included in the reservation are permitted to stay in the home.
Maximum occupancy:
• 1-bedroom home: 4 guests
• 2-bedroom home: 6 guests
The primary renter is responsible for the conduct of all guests associated with the reservation.
Exceeding the maximum occupancy or having unauthorized overnight guests may result in termination of the stay at the guest's expense.
STAYS OF 30 DAYS OR LONGER
For reservations of 30 days or longer, each renter age 18 or older must complete the background-check process required by the Ocean Isles Fishing Village HOA before occupancy.
HOA background-check fee: $50 per applicable renter.
The Ocean Isles Board may exercise its right to refuse a potential renter based on the results of the required background check.
PARTIES & EVENTS
Parties and events are not permitted.
This includes bachelor and bachelorette parties and other unauthorized gatherings.
• Unauthorized parties may result in a $500 charge.
• Gatherings that create excessive noise, disturbances, or complaints from neighbors are prohibited.
• Serious or repeated violations may result in termination of the stay in accordance with the rental agreement.
OCEAN ISLES GROUNDS & COMMON AREAS
Speed limit: 5 MPH.
Please drive slowly and watch carefully for children, pedestrians, and cyclists.
• Return tables, chairs, grills, and other common-area furniture to their original locations after use.
• Do not leave furniture at the seawall or water's edge.
• Clean up after yourself in all waterfront, recreation, and common areas.
• Do not hang towels, linens, clothing, or other items from exterior railings.
• Do not feed cats, birds, or other wildlife.
• Personal belongings, including kayaks, fishing or crabbing equipment, and bicycles, must be properly stored beneath the unit.
• Do not leave personal belongings on grass areas.
• Alcoholic beverages stored beneath a unit must be kept out of sight in a cooler or storage cabinet.
• Do not leave laundry unattended in communal washers or dryers.
• Heavy rugs are not permitted in the community coin-operated washers.
BOATS, TRAILERS & MOTORIZED VESSELS
Renters may not bring boats, jet skis, or other motorized vessels onto Ocean Isles property or into the Ocean Isles marina.
• Boats and boat trailers may not be brought through the gated entrance or stored on Ocean Isles property.
• Renters may not bring motorized vessels into the Ocean Isles marina.
• Renters may not use the Ocean Isles boat ramp for motorized vessels.
• Kayaks, stand-up paddleboards (SUPs), canoes, and similar non-motorized watercraft may be launched from the designated ramp area.
If you plan to bring a boat to the Florida Keys, please contact Keys Time Vacation Rentals before arrival so you can make appropriate off-site arrangements for launching, docking, and trailer storage.
FISHING, DOCK & WATER ACCESS
Fishing is permitted only in designated areas.
• Fishing is permitted from the outer dock facing the Atlantic.
• Fishing is permitted from the seawall in front of the pool.
• Fishing is not permitted inside the marina or from the finger docks where boats are parked.
• Please clean bait-cutting areas after use.
• Properly return hoses and other shared equipment after use.
• Bicycles, tricycles, scooters, and other wheeled equipment are not permitted on the dock.
POOL
Pool hours: Dawn to dusk
There is no lifeguard on duty. Swim at your own risk and follow all posted pool rules.
• Children under 12 must be accompanied by a parent or guardian while at or near the pool.
• No glass is permitted in the pool or pool area.
• No pets are permitted at the pool.
• Service animals must remain on a leash and may not enter the pool.
• Loud music and disruptive noise are prohibited. Please keep music at a reasonable volume or use headphones.
• Any incontinent person, regardless of age, must wear an appropriate swim diaper.
• Pool floats must be reasonably sized.
• Return pool furniture to its original position after use.
• Close and secure umbrellas after use.
• Do not open or use umbrellas during high winds.
• Do not hang from or otherwise misuse pool umbrellas.
RECREATION ROOM, GRILLS & SHARED AMENITIES
The recreation room, grills, restrooms, and other community amenities are shared spaces. Please leave them clean and ready for the next person.
After using a grill:
• Clean the grill.
• Turn off the propane tank.
• Clean and return all grill utensils.
When leaving the recreation room at night:
• Turn off the television.
• Turn off the lights.
• Remove your belongings and trash.
• Leave the area clean.
TRASH & WASTE
All household trash must be bagged and placed in the designated Ocean Isles commercial dumpster located behind the gate at the northwest corner of the property.
• Use only the dumpster designated for Ocean Isles.
• Do not place household trash from the unit in the smaller trash cans located at the dock, pool, or recreation hall.
• All household trash must be bagged.
• If your home has a personal trash can beneath the unit, empty it before departure.
• Do not leave trash outside the home, as it may attract pests.
• If the home has an outdoor freezer, empty it before departure.
AIR CONDITIONING
You may adjust the air conditioning to your comfort level during your stay.
• Do not leave windows or exterior doors open while the air conditioning is running.
• At checkout, set all AC units to 78°F.
• Do not turn the AC units off.
ILLEGAL ACTIVITY
Illegal activity is prohibited inside the home and anywhere on Ocean Isles property.
This includes illegal drug activity and unlawful use of the property's internet service.
If illegal activity is reasonably suspected, appropriate authorities may be contacted and the reservation may be terminated in accordance with the rental agreement.
CHECKOUT
Checkout time: 10:00 AM
Late checkout cannot always be accommodated because our cleaning team must prepare the home for incoming guests.
Unauthorized checkout after 10:00 AM may result in a charge equal to 100% of the applicable nightly rate.
Trash
• Place all bagged household trash in the designated Ocean Isles dumpster.
• Empty any personal trash can located beneath the home.
• Do not leave trash outside the home.
• Empty the outdoor freezer, if applicable.
Dishes
• Leave dishes clean.
• Put away clean dishes.
• Dishes may be left in the dishwasher if the dishwasher has been started and is running.
Linens & Towels
• Leave all linens and towels inside the home.
• Place used bath towels in a pile near the washer.
• Return all pool towels to the home.
• Missing pool towels are subject to a $10 replacement charge per towel.
Air Conditioning & Lights
• Set all AC units to 78°F.
• Do not turn the AC units off.
• Turn off all lights.
Gate Access Card
• Return the Gate Access Card to its designated location near the front door.
• Missing, damaged, or unreturned Gate Access Cards are subject to a $150 replacement fee.

For questions regarding the home, supplies, maintenance, your reservation, or other needs related to your unit, please contact Keys Time Vacation Rentals.
The Ocean Isles office is the Association's business office and does not function as a hotel front desk. Please contact Keys Time Vacation Rentals regarding needs within your unit.
Please notify Keys Time Vacation Rentals of unusual occurrences, suspicious persons, property damage, or other concerns that may require attention.
For an emergency or situation requiring immediate police, fire, or medical assistance, call 911.
ACKNOWLEDGMENT OF HOUSE & COMMUNITY RULES
These House Rules incorporate applicable Ocean Isles Fishing Village community requirements together with Keys Time Vacation Rentals' rules and property-specific requirements.
The primary renter is responsible for reviewing these rules and ensuring that all occupants and guests associated with the reservation understand and comply with them throughout the stay.
Failure to comply with applicable House Rules, Ocean Isles community rules, or the terms of the Rental Agreement may result in charges, loss of privileges, or termination of the stay when permitted by the Rental Agreement and applicable law.
