HOUSE RULES
• PARKING:
o Free permitted parking is available on-site in the outside parking lot (NOT in the covered garage). Garage is reserved for owners only.
o Parking permits are provided for you in your unit at check-in, next to the Alexa. Please place your parking permit with the unit number facing up on the driver’s side dashboard of your vehicle. Do not place on rental golf carts or scooters, they will blow off. Any vehicle without a permit is subject to tow by the HOA.
o This is a private lot, no assigned parking spots.
o If you have a truck or large SUV, when facing the building from the street please park on the right side of the parking lot so city trash pick-up won't be hindered.
o Absolutely NO trailer parking is allowed on the property. Please make arrangements at the City Marina at Garrison Bight to park your trailers.
o Free street parking is available across from the condo on Eisenhower Drive if you elect to bring a trailer, oversized vehicle (e.g. Sprinter van) or additional vehicles. We cannot guarantee availability of street parking since it is public parking
• QUIET HOURS: We kindly ask you to be mindful of other owners and guests in the building during your stay. The building has quiet hours from 10PM-8AM. Please, please, please...no late-night parties, playing music or loud talking on the balconies after 10pm, etc. The HOA maintains a zero-tolerance policy if there are legitimate complaints received from other guests or owners after hours, which may result in eviction from the property.
• POOL: Absolutely NO GLASS at or by the pool at any time. No lifeguard. Swim at your own risk. Pool rules are listed by the pool. Pool hours are posted (8AM-DUSK). Subject to closures for maintenance without notice
• TIKI BAR/GRILL: Communal use. You must clean the grill after use. Make sure to turn off the propane tank and return cleaned grill utensils.
• CHECK OUT: 10:00am, sharp. No late check-outs due to third-party cleaning schedule. PLEASE BE CONSIDERATE TO OTHER GUESTS. Check outs after 10AM will be charged $150 for every 30 minute increments.
o TRASH: Please place all bagged trash down the trash chute, located to the right of the elevator.
o DISHES: Dishes must be clean upon checkout. Those that are clean are to be put away, those in the dishwasher (started & running) can be left for the cleaning crew. Do not place coffee pot in dishwasher (this may break!)
o LINENS: Do not take any linens or towels home with you. Please place any dirty towels in a pile near the washer. You do not need to strip the beds. Please check to make sure all pool towels are returned to the unit prior to check-out ($10 replacement fee per pool towel)
o PARKING PASSES: You may leave in home or place in the drop box (located near the seating area in the parking garage)
• AC UNIT/HEATING:
o Do not keep the doors open while using the AC, as the AC unit will freeze. The system will automatically turn off when humidity reaches a certain level to prevent damage to the unit.
o There is a digital thermostat in the entry hallway. Please adjust up or down to your liking.
o Some bedrooms may include a unit that can be set to your liking as well. Please do not set these units below 68 degrees.
o Maintenance calls related to units freezing may be charged to the guest.
• BOAT/DOCK: One boat slip is included for one water vehicle only, at no additional cost. I must be made aware at least 14 days prior to your arrival if you plan to bring a boat in order to prescreen the boat size and reserve a slip at our private, HOA owned dock. If you do not notify me that you are bringing a boat, a slip cannot be guaranteed upon arrival. Trailer parking is not available on property. Trailer parking and additional boat slips may available across the harbor at the City Marina at Garrison Bight. Please contact the dock master’s office to plan for trailer storage and/or additional boat slips. You may also contact other local trailer storage facilities. Rates for additional vessels, subject to approval, range from $2/ft/day to $5/ft/day. Overnight sleeping on boats docked at the condominium is strictly prohibited. Quiet hours pertain to docked boat (10pm-8am). All overnight stays must reside in the rental home itself. Violating this rule may result in removal of dockage privileges or termination of the reservation.
• AGE RESTRICTIONS/OCCUPANCY: Families are welcomed in our vacation rentals. Our HOA regulations do not allow for student groups and sets the minimum age requirement to rent of 25 years old. Everyone in your party must be 25 years old, unless accompanied by a parent or guardian, who is over the age of 25.
• OCCUPANCY: No additional guests other than those accepted at time of booking. Individuals not staying at the property are not allowed inside the unit. Extra guest fee per guest may apply. Exceeding nightly occupancy limit could result in immediate eviction from the property at your expense.
• EVENT RESTRICTIONS: Unsanctioned parties are strictly prohibited. If guests are found to have had a party at the residence without permission a $500 fee will be charged. If an event causes any disruption to the safety of guests or owners or breaks any other rule laid out in the house rules (occupancy limits, quiet hours, etc), then you and any other guests WILL BE ASKED TO VACATE THE PROPERTY IMMEDIATELY without refund.
• PET RESTRICTIONS: ONE dog only, up to 25lbs. You will be required to pay a non-refundable $200 pet-fee. The dog must be leashed while outside of the condo. Absolutely no pet on furniture or bed(s). You are responsible for cleaning up after your dog, e.g. any solid waste on the property. If you do not notify us that you are bringing a dog, or fail to pay the pet fee prior to arrival, or you bring more than one dog in violation of house rules, then the pet and/or guest may be subject to eviction. Screening of dog using a third-party may be requested to comply with HOA regulation. Any damage caused by a pet will be charged to the renting guest.
o Service Animals are not considered pets under the Americans with Disability Act and will not have to pay a pet fee. Service Animals and their handlers/owners must follow the ADA Requirements, last updated 2/28/2020.
• PEST CONTROL & TROPICAL CLIMATE NOTICE: Our home is professionally treated on a monthly schedule (typically the first Tuesday of each month) by a licensed pest control provider. However, due to Key West’s tropical climate, occasional sightings of sugar ants, palmetto bugs (a type of roach), or other pests may still occur — this is a natural part of the island environment. To help minimize pest activity, we kindly ask that guests store all food properly, wipe down counters, and dispose of trash regularly during their stay. Leaving food or crumbs out may attract insects quickly in this climate. If a pest concern is reported, guests are required to allow access for professional inspection and/or treatment. Refusal to allow service may create unsafe conditions and will be considered a violation of house rules.
• ACCESS: The property has an elevator and two stairwells that allow you access to the floor your condo is on that requires an access code to use on the ground level. DO NOT give out the access code to anyone other than guests – especially delivery persons or strangers. The elevator is maintained by the HOA and is subject to closures for maintenance without notice.
• MISCELLANEOUS: No tape on the walls, to include decorations. No balloons or confetti as this will result in a $200 clean-up fee. Do not leave food out. No unplugging WiFi.
• Do not engage in illegal activities anywhere on property, applies to both drugs and internet activity. No smoking is allowed within the homes. If guests are suspected of carrying and/or using illegal drugs of any kind, the authorities will be engaged, and GUESTS WILL BE ASKED TO VACATE THE PROPERTY IMMEDIATELY.
