Please note that infants👶 are included in the maximum occupancy limit for the property.

We kindly ask that you ensure the total number of guests, including infants, does not exceed the maximum number of occupants allowed. If the total number of people exceeds the property's maximum occupancy, access to the property cannot be guaranteed 🚫🏡.

Condominium rules. No extra people allow, access only with wristbands.

1. All renters/guest must check in through front gate.
2. No Fireworks (will result in immediate eviction)
3. No Smoking in common areas. Renters may not smoke in the complex or private use areas including patios and balconies. They must smoke at the seawall
4. No loud noises after 10:00 PM. Music is personal and should not be so loud as to disrupt others.
5. No hanging any items from balconies
6. Renters are only able to use public BBQ’s – they may not use any on patios or balconies.
7. All renters/guest must always wear wristbands on property.
8. Renters are not allowed to have visitors.
9. Renters are not allowed to have pets. (Will result in immediate eviction)
10. No running in Common Areas
11. No obscene Language in common areas
12. No glass in common areas including glass bottles, dishes or glassware. Metal sleeves may be used for glass bottles.
13. All electronic devices such as televisions, radio or sound must be kept at volume that doesn’t bother the enjoyment of others.
14. Use of all common areas is at your own risk. Pool Rules:
15. Hours: Winter: 9 am to 10 pm Summer: (May - September) 8 am – 10 pm
16. Children under age of 14 must be accompanied by an adult who is at pool
17. Swimsuits only – no street clothes
18. Babies/toddlers must be in swim diaper to use pool.
19. Only Styrofoam or floating rafts are allowed in either pool.
20. No horseplay
21. Upper pool is an owner’s exclusive area.
22. No glass (bottles, dishes, glassware) or food allowed
23. There is a $200.00 clean up fee charged for any fecal matter or vomit in the pool or jacuzzi.

Jacuzzi Rules:

1. Hours 9 am – 10 pm
2. No children under the age of 9
3. Children under age of 14 must be accompanied by adult who is at jacuzzi
4. No toys or rafts are allowed
5. Swimsuits only – no street clothes
6. No glass (bottles, dishes, glassware) or food allowed

Gym Rules:

1. Hours 8am – 10pm
2. Must by 18 years old to use gym
3. No glass (bottles, dishes, glassware) or food allowed
4. You must wipe off machines after you use them.
5. No dropping weights – they must be placed on floor.
6. You may request that A/C be turned on by security or HOA office

Firepit Rules:

1. Hours: Sunset – 10pm

2. No glass allowed

3. Children must be accompanied by adult in area

4. Security will turn on firepit upon request and will turn it off when Common Area closes for the evening.

5. Cover to stay on firepit when not in use.

Charcoal BBQ Rules:

1. Hours 9am – 10pm

2. Fire must be kept contained at all times

3. Hot ash must cool completely before being disposed of (Do not put hot ash/embers into the garbage cans!)

4. Wipe area after use

5. First come, First serve (cannot be reserved). Please be considerate of other guests. Main Lot Parking

6. Parking is first come/first serve. No designated spaces.

7. Renters may only park one car per unit rented in parking lot. All guests and renters will use a temporary parking pass. Overflow parking is available in hotel lot. There is no additional parking available for extra cars in the main lot.

8. All cars must park within lines and not take up 2 spaces. You will be asked to move your vehicle if you don’t park correctly.

9. Renters may not park or store recreational vehicles in parking lot.

10. Handicapped spaces are for use with handicap stickers issued in Mexico, U.S. and Canada. Villa Parking:

11. Parking is designated by unit.

12. Parking is limited to two cars per unit rented. Both vehicles must fit in carport.

13. There is no guest parking available at villas. Additional parking is available at the hotel lot next door.

Bellhop Cart Rules:

1. Luggage Carts need to be returned to lobby after use.
2. Carts may not be taken into units.
3. Carts are not to be used by construction workers.
4. Any damage to the carts will be charged to person or company responsible.
5. No horseplay on carts or persons riding on carts.
6. 250lb limit. ‘
7. When Bellhop on duty they have priority to use carts.

Infractions – Rental Guests 1st offense: verbal warning 2nd offense: verbal warning and email sent to mgmt. company. 3rd offense: Renters: eviction from property and $25.00 fine assessed to mgmt. company .

In addition, the following clean up fees will be charged to owners, guests and renters on the first offense: $200.00 fee for fecal matter or vomit in the swimming pools or jacuzzi.

Zero Tolerance: There is zero tolerance for fireworks, fighting and pets on premises. They will result in your immediate eviction.
