ARRIVAL & DEPARTURE: Check-in time is at 4pm, check-out is at 10am. Unless otherwise arranged and approved with VROSB; these times are firm. Unauthorized late check-outs will be subject to a late-check out fee. Cleaning professionals cannot access the property with guest items & persons still inside in an effort to ensure guest privacy. Please ensure you are fully out of the property at the time of your check-out.

1-2 HOUR EARLY CHECK IN / LATE CHECK OUT: Request must be submitted for prior approval from our team, if approved, $150.00 fee would apply.

2-6 HOUR EARLY CHECK IN / LATE CHECK OUT: Request must be submitted for prior approval from our team, if approved, $250.00 fee would apply.

CONDITION OF RENTAL: The property shall be in the same condition upon departure as at check-in. Normal wear and tear is expected. Any damage done to property will be charged to the guest. Guest is to promptly remit reimbursement for any damages upon receipt of charges & evidence.

DAMAGE PROTECTION PROGRAM: VROSB uses a Damage Protection Program. The Damage Protection Program offered by VROSB covers unintentional damages to the rental unit interior or direct landscaping that occur during your stay, provided they are disclosed to management prior to check-out. The program will pay a maximum amount of $3000.00 for approved damages. Exclusions from the Damage Protection Program include: negligent damages, excessive pet damages or damages caused by unauthorized pets, damage due to smoking/ vaping/ drug use or evidence, parties or event damages, acts of God, intentional acts, willful destruction of property, normal wear and tear, theft by occupant, guests’ personal property, etc. If, during your stay at one of our rental properties, an inhabitant causes accidental damage to real or personal property of the unit as a result of inadvertent acts or omissions, the program will assess the cost of repair or replacement of such property up to a maximum amount of $3000.00. Certain terms and conditions apply. By submitting payment for this program, you authorize and request participation in the Damage Protection Program.

EXCESS UTILITIES: Should you want to charge an electronic car on the premise VROSB must be notified prior to your arrival for approval as additional fees will incur. Additionally, excessive use of utilities will result in additional charges upon check-out. This includes, but is not limited to, excessive water or electricity usage, excess trash/recycling removal at departure and e-car charging, excessive required cleaning. The limit of excess is determined upon average cost of utilities, taking into account occupancy, season and home features. Rest assured, normal use of the home is welcomed and expected.

PETS (dogs): Please inquire directly to VROSB if this particular property is listed as pet friendly and you wish to bring your dog. Approval of a pet is required, regardless of whether or not the home is already listed as pet friendly. Additional pet fees will be required and will need to be paid in full prior to check-in. "Pet friendly" homes apply only to dogs, and typically only allow ONE dog. Pet fees are NOT included in the original reservation price or room rate provided by Airbnb. Cats or any other type of animal are STRICTLY PROHIBITED at any of our properties. No exceptions. Should it be discovered that there was an unapproved animal in the home, additional fees will be charged and/or immediate expulsion from the home will result without refund. The pet policy applies to a single dog. Intent to bring more than one dog require additional and explicit approval & pet fees will be required PER approved dog

Standard pet fee is: $200.00 for each approved dog

One of our representatives will reach out and request the appropriate pet fee via Airbnb money request IF your dog has been approved.

SECURITY CAMERAS: There may be surveillance cameras clearly located on the perimeter of the home and key entry points. These are for exterior monitoring only and only reviewed if notice of suspicious activity is prompted. For your reassurance, none of these cameras point into the home or provide any visuals into windows or doors. Their intent is to provide additional security for you during your stay.

GUEST INFORMATION: After booking, a member of our Guest Relations team may reach out to confirm basic guest information for all occupants of the home/ on the reservation, along with a photo ID of the reservation holder. This information is securely kept and is only used to verify identification and ensure security for our guests and our property owners. Minimum age requirement of 25 years old to reserve. We appreciate your compliance!

QUIET HOURS: Please be respectful of neighbors, noise must be kept at a reasonable level while occupying the property. Per Santa Barbara and Santa Barbara County guidelines quite hours are between 10:00pm - 7:00am each day, noise must not be audible or cross property lines between these hours. Failure to comply with the noise ordinance and/or complaints from neighbors will result in expulsion from the property without refund.

NO SMOKING: no smoking, vaping or drug paraphernalia anywhere on the premises, including outside or near the property per California Civil Code section 1947.5. A violation of this policy or any evidence of smoking will result in an additional $500.00 cleaning fee.

NO EVENTS: No parties, large group gatherings or events of any kind are allowed.

MAIL: Please forward all mail at the time of departure, mail received after check-out is not guaranteed to be received of forwarded.

VIDEOGRAPHY & PHOTOGRAPHY: Absolutely no unauthorized professional videography or photography of the rental or within the premises without explicit pre-approval from VROSB.

INSPECTION & CLEANING FOR LONG-TERM STAYS: A monthly clean and inspection is REQUIRED for stays over 30 days. The price of this cleaning is not included in the initial payment and is guest responsibility.
