HOUSE RULES - PLEASE READ BEFORE BOOKING Pet fee is $65 per dog per reservation. No Cats! No parties or events. This is a residential property in a quiet neighborhood. Registered guests only, with a maximum overnight occupancy of 7 guests. No smoking or vaping inside the home. This is a strictly smoke-free property. Smoking-detection technology is used, and indoor smoking may result in termination of the reservation and a $500 smoke-remediation charge when remediation is required. Quiet hours are 9 PM-9 AM. The property uses a noise-level monitoring device to help protect the peaceful enjoyment of our neighbors. Excessive noise may trigger an alert. Guests agree to reduce noise promptly if contacted. Continued or serious violations may result in termination of the reservation. No third-party bookings. The person making the reservation must be staying at the property and is responsible for the reservation and all members of the group. Local guests: Residents of Leon, Wakulla, Gadsden, or Jefferson counties must disclose that they are local prior to booking and submit a booking request. Dogs: We welcome up to 2 approved, house-trained dogs weighing 35 lbs. or less, at $65 per dog, per stay. Dogs are the only pets permitted. A third dog may occasionally be approved in advance at our discretion. Please disclose all dogs before arrival. Dogs must be house-trained, current on flea/tick prevention, well behaved, and kept off furniture and beds. Guests are responsible for picking up after their pets both on the property and in the neighborhood. Although the yard is fenced, we cannot guarantee that it is escape-proof for every dog. Guests remain responsible for the supervision and safety of their pets at all times. If a dog will be left unattended, we strongly recommend bringing an appropriate crate or kennel. Damage caused by pets, including scratched doors or trim, may be charged to the guest. Please also prevent excessive barking out of consideration for our neighbors. Early check-in and late checkout: These may occasionally be available for an additional fee and must be requested and approved in advance. An unauthorized late checkout may result in a charge of $50 per 30 minutes, particularly when it interferes with preparation for the next guest. Damage and spills: Please report spills, stains, breakage, or other damage promptly. Early notification often allows us to address a problem before it becomes more serious. Fireplace: The fireplace is not available for guest use due to insurance requirements. Florida wildlife: Florida's climate supports a wide variety of wildlife and insects. Guests may occasionally encounter mosquitoes, ants, spiders, bees, wasps, lizards, birds, raccoons, opossums, snakes, or other wildlife in the neighborhood or outdoors. We professionally maintain our properties but cannot completely eliminate naturally occurring wildlife. Cancellations: We understand that unexpected changes happen. However, we adhere to the cancellation policy selected for the reservation. We strongly recommend purchasing travel insurance for circumstances that could interrupt your trip. When a cancellation falls outside the applicable refund period, we generally cannot provide a discretionary refund. If cancelled dates are successfully rebooked, we may, at our discretion, provide a courtesy refund based on the amount recovered. Vrbo guests: Payment-processing charges may be nonrefundable even when a reservation otherwise qualifies for a refund. Utilities and equipment: We will respond promptly to unexpected interruptions involving electricity, water, internet, appliances, HVAC, or other equipment. Occasionally, however, service interruptions occur that are outside our control. Any remedies will be handled in accordance with the circumstances and applicable booking-platform policies. Security and monitoring: An exterior security camera is located at the front of the property and remains operational for security purposes. Tampering with or disabling security or monitoring equipment is prohibited. The property also uses noise-level and smoking-detection devices. The noise monitor measures decibel levels only and does not record conversations or audio. These devices are intended to protect the home and surrounding neighborhood. Rental agreement: All guests must complete our rental agreement after booking. Access codes are released only after the required agreement has been completed. Discounts: Available discounts are reflected in the rates and promotions shown at the time of booking. We are generally unable to provide additional discounts beyond those already offered.
