Pet fee is $65 per dog per reservation. No Cats! No parties (it's a strict policy NO SMOKING. We employ Wynd sentry detectors which will alert us if any kind of smoking is detected. Guest understands that reservation will be immediately terminated without refund if we are alerted by the detectors. There is an additional $500 fee for smoke remediation if smoking occurs or manages to permeate the inside the property. Inconsiderate smokers that ruin the space for others with their smoking have necessitated we take these measures. We recommend that careless smokers find a more accommodating space to book No third-party rentals (guest must be the one who registered). Local residents (Leon, Wakulla, Gadsden, Jefferson counties) must disclose so prior to booking. Early check-in or late checkout may be available upon request for a fee. However, a request must be made and granted. Unauthorized late check outs will incur a fee of $50 per ½ hour. Guests must immediately report any damage or spills that stain or break anything. Guest understands that they are a “transient occupant” not a tenant, and host is a service provider not a landlord. No unregistered guests. Max overnight occupancy is 7. We set discounts prior to making the space available. If there is no discount offered on the listing date, there is no discount available, and any such requests will be viewed as having NOT read the house rules. We are dog friendly for "house-trained dogs", ONLY dogs. Please disclose when booking if you plan to bring any house-trained dogs. There is a one-time dog fee of $65.00 per approved dog, we accept up to 2 dogs per stay. Each dog must weigh 35 pounds or less. We may accept 3 dogs but will require prior approval from host. Dogs must be disclosed as a guest when requesting a booking. While we provide a fenced in yard, we cannot guarantee that a dog won’t escape, therefore, host cannot be responsible for any such incident. Guests assume all liability for dogs during their stay. We do ask that your dogs be well behaved & trained, current on flea/tick meds, non-scratchers on doors/windows/furniture, to keep them off the furniture & beds, and that you'd pick up after them in the yard and neighborhood. Due to the fact that your pet is not familiar with his/her surroundings at the house, PLEASE bring a kennel in case you plan to leave him/her alone so that your dog does not scratch our door and door frame. We charge $40 to repaint a scratched door and/or frame. Lastly, please keep your doggies from barking so as to not disturb the neighbors. There is NO use of the fireplace per insurance regulations. Please understand we are located in FL. You might see or encounter wildlife while in our home or neighborhood including, but not limited to: mice, raccoon, skunk, opossum, birds, bees, wasps, mosquitoes, snakes, spiders, ants. These creatures reside in nature and we have no control over them. We cannot control Mother Nature and therefore do not refund if you encounter her business during your stay. Guests will observe outdoor quiet hours from 9 pm to 9 am. Cancellations: We understand that travel plans can change unexpectedly, and we truly empathize when they do. That said, as a small, independently run hosting operation, we depend on each confirmed reservation to keep our business sustainable. Because of this, we must kindly—but firmly—adhere to our stated cancellation policy. If a cancellation falls outside the policy’s refund window, we’re unable to offer a refund FOR ANY REASON, unless we are able to rebook the canceled dates. If we do successfully rebook them, we’re happy to extend a courtesy refund based on what is recovered. We strongly encourage all guests to purchase travel insurance to safeguard their trip. Unlike hotels, we reserve the entire property just for you, meaning we turn away other guests once your booking is confirmed. This makes last-minute cancellations particularly challenging to accommodate. When guests choose not to obtain travel insurance but later request a refund due to unexpected circumstances—regardless of the reason—they’re essentially asking us to absorb that risk on their behalf. We hope you can understand why that’s not something we’re able to do. VRBO Guests-Please Note If a reservation is cancelled within the refundable period, third party processing fees (approx.. 4%) are non-refundable. These will be deducted from any refund issued. We will do our best to restore any disrupted services or outages of electric, water, Wi-Fi, or equipment failures, however, we will not offer any refunds for such outages that were beyond our control. Guests are aware that an outdoor security camera is used at front of property and is always on. Tampering of any kind with security cameras is a violation that will result in immediate termination of reservation. Guests are aware that noise monitoring and smoking detection devices may be used at the property. Noise levels that may disturb neighbors will trigger an alert. Guests agree to remedy high noise levels when alerted. Sustained violation of high noise levels will result in immediate termination of reservation. Guest understands that lock access codes are not released until rental agreement has been signed.
