HOUSE RULES

The booking guest must be present throughout the reservation. Third-party bookings are not permitted.

Maximum overnight occupancy is 7. Only registered guests are permitted at the property. Please contact us before inviting any daytime visitors.

Local residents of Leon, Wakulla, Gadsden, or Jefferson County must disclose that they are local before booking.

No parties, events, disruptive gatherings, or excessive noise. Outdoor quiet hours are from 9:00 p.m. to 9:00 a.m. A privacy-conscious noise monitor is installed at the property. It measures sound levels only and does not record conversations. Guests agree to reduce excessive noise promptly if contacted.

SMOKING

Smoking and vaping are strictly prohibited inside the home and garage. A Wynd Sentry smoke-detection device is installed. Evidence of indoor smoking may result in cancellation of the stay through the booking platform and a reimbursement request for documented smoke-remediation costs, which can be substantial.

DOGS

Dogs are welcome with a $65 fee per dog, per reservation. A maximum of 2 dogs is permitted unless a third dog is approved by the host in writing before booking. Cats and other pets are not accepted. Service animals are handled according to applicable law and platform policy.

All dogs must be disclosed and included with the reservation. Dogs must be house-trained, current on flea and tick prevention, kept off beds and furniture, and not permitted to create excessive barking or disturb the neighbors.

Dogs may not be left unattended unless securely crated. Guests are responsible for cleaning up after their dogs and for any damage they cause, including scratched doors, frames, windows, furniture, or flooring.

The yard is fenced, but we cannot guarantee that it is escape-proof. Guests remain responsible for supervising and safely securing their dogs at all times.

PROPERTY CARE

Please report spills, stains, broken items, or other damage immediately so we can minimize further damage. Guests may be responsible for reasonable, documented repair, replacement, or additional cleaning costs resulting from damage beyond normal wear and tear.

The fireplace may not be used under any circumstances due to insurance requirements.

A garage-door remote is provided. The replacement cost for a lost or damaged remote is $50.

SECURITY AND SAFETY DEVICES

One exterior security camera monitors the front entrance and driveway and remains active during reservations. There are no indoor cameras. Tampering with or disabling cameras, smoke detectors, noise monitors, or other safety equipment is prohibited and may result in cancellation of the reservation.

CHECK-IN AND CHECKOUT

Early check-in and late checkout may be available for an additional fee, but they must be requested and approved in writing. An unapproved late checkout may result in a charge of $50 per 30 minutes, particularly when it delays cleaning or the next guest’s arrival.

The required rental agreement must be completed before access instructions are released.

CANCELLATIONS

Cancellation and refund eligibility are governed by the cancellation policy displayed when the reservation is booked and by any applicable platform policies. We strongly recommend purchasing travel insurance to protect against unexpected changes.

FLORIDA ENVIRONMENT

Florida’s climate supports insects and wildlife. Although the property receives routine pest control, guests may occasionally encounter insects or wildlife outdoors. Please keep doors closed and do not approach or feed wildlife.
