Bugs! We get asked about Palmetto Bugs all the time.  They have been in Puerto Rico for a LONG TIME!  They can be pretty big, they fly and will scurry around the floor but they are largely harmless. They do occasionally come inside, especially at night and during or after any storms. We have a lot more sightings during our summer rainy season.  We have regular pest control service at all of our properties to assist in managing them.  However, they will get in thru open doors, garages, windows, etc.  

Tree Frogs & Lizards are also indigenous to our tropical climate and will be around all of our properties.   These are good for the environment and are not anything that we treat for!  You may find the occasional one has gotten into the property and not made it out - or has gotten in and is hopping around.   There is nothing wrong with this - it is part of our local environment.  

This is really just informational.  They are a part of our Tropical Climate.  No refunds are given for these issues. Thank you!  

No Hair Dye / Staining Substances Allowed No Hair Dye / Staining Substances Allowed:

To maintain the quality of our property and ensure a pleasant experience for all guests, please refrain from using hair dye or any other staining substances on the premises. Any guest found to have used hair dye in a way that results in stained linens, towels, or other property items will be subject to an additional cleaning and damage fee.

 

Terms & Conditions AGREEMENT

Tenant is at least twenty-five (25) years of age and will be an occupant of the unit during the entire reserved dates. In addition to Tenant, other authorized occupants that have been identified to us are included.  Should any unauthorized persons occupy or use the Premises, Tenant shall vacate the premises immediately without any refund. Rental status is transient and gives no residential claim to the guests.  Any changes in occupancy/dates must be made and agreed to in writing by both parties.

FAMILY RENTAL ONLY

Reservations made for teenagers or young single groups will not be honored without any accompanying adult staying in the unit at ALL times. We require at least one member of the party to be 25 (twenty-five) years of age!   No parties or events of any kind are allowed.  No DJ's, sound systems, confetti, silly string, etc.  Outside guests are not allowed.  Names of all guests must be provided in advance.  Upon arrival, a Driver's License or Government Issued Photo ID and Actual Credit Card used for payment must be provided for verification.

GROUP SIZE

The maximum number of occupants allowed per property is listed in the property description.  Maximum capacity applies to any given time, such as during a gathering of people at the property that includes guests that are not staying overnight.  If maximum capacity is exceeded, occupancy may be terminated without a refund.

FALSIFIED RESERVATION

Any reservation obtained under false pretense will be subject to forfeiture of reservation deposit, damage deposit, and/or balance of rental payment.

NONSMOKING UNIT

Smoking is strictly prohibited. Your damage deposit will be forfeited, and you will incur an additional charge for carpet cleaning and deodorizing if any evidence of smoking is found.  Or you will be billed a $500 penalty for violating the Smoking Policy.   Smoking would include all forms of tobacco, cigarettes, pipes, cigars, e-cigarettes, vaping, etc.

LINENS/TOWELS/SUPPLIES/FURNITURE

Linens & towels are provided. Any lost or damaged linens will be deducted from your deposit or billed to you. Excessive Stains or Damage to the Linens will result in a $100 Charge.  An initial supply of paper products is provided. Extra items needed are the responsibility of the Tenant. Limited cleaning supplies may be provided. We recommend that you bring any special items that you may need.  There is a $500 fee to restage the house if furniture is moved around and not returned to its original place.

Firearms / Weapons / Fireworks The safety and security of our guests and staff is extremely important to us.  Our Firearms and Weapons Policy is designed for the protection of our guests, vendors, staff, and owners, and pertains to the presence of firearms and weapons on the premises.  Agent recognizes that guests and vendors may legally possess firearms or weapons for a variety of legitimate purposes.  This policy has been developed to create a safe environment by providing appropriate guidance over the custody of firearms and weapons on our premises.  All of iTrip Vacations homes are private property.  Guests, who are lawfully permitted to possess a firearm or weapon, may bring such onto our premises for storage purposes only, with the understanding that they are personally responsible for the following:

Guests must abide by all Federal, State and local laws.
Firearm and weapons must be appropriately registered.
Firearms must be unloaded
No cleaning of firearms is permitted on the premises.
Firearms and weapons must be safeguarded and secured in either a locked, hard sided firearm container or a soft gun case provided by the guest, at all times and clearly labeled with their name and contact information.
Fireworks are not allowed anywhere on the premises.

PARKING

No boats, jet-ski’s, trailer or RV’s are allowed without prior permission of Agent.  All vehicles are parked at the risk of the owner, or individual who has signed the vehicle rental agreement.  iTrip Vacations, Florida’s First Coast Vacations, LLC or the Property Owner shall not assume liability or responsibility for any vehicle, occupants, or contents while operated or parked on the property.  If a vehicle is left on the property after the guest checks out without the written consent of iTrip Vacations, we reserve the right to have the vehicle towed at the owner’s expense.  No vehicle repairs are to be performed on the property. 

Las Croabas and the surrounding area Our villas are located in Las Croabas, which is a great little fishing village located on the northeast corner of Puerto Rico.   There are a lot of activites in the area - driving or walking down the hill.   The hill itself is a nice little work out too!

Seven Seas Beach is beautiful and is about a 4-5 block walk down the hill - but the drive is easier.   The waters are calm in that area - which is great for a variety of water activities.   There are also day-hikes to other secluded beaches that are only accessible on foot - such as Playa Colora & Playa Escondida.

There are plenty of trails in the area also, including around the PR Lighthouse and the beautiful bioluminescent lagoon!

There are water taxi options available to visit the smaller area islands for snorkeling.

Dining Options - there are numerous options in the neighborhood and even more to choose from in Luquillo and other surrounding towns.

We are just up the hill from the El Conquistador Resort and Golf Course.   They have shops & dining that is available as well!

There are some marinas a few minutes drive away that offer a variety of boat charters too.   There are Ferries that you can purchase a ticket for and take a day trip to Vieques or Culebra for some more beach relaxation.

A visit to the El Yunque Rainforest - about a 25 minute drive.  The hiking and views are beautiful and this is a wonderful day trip!   Pack a picnic and off you go!

No visit to Puerto Rico would be complete without a day trip to Old San Juan!   Visit the Fort El Morro and Castillo de San Cristobal.  It is a beautiful area to wander around with a variety of parks, historic architecture, authentic cuisine and shops to entice you!   We've heard the best bar with a view is Cafe' Darsenas at Pier #1;  and if you are into salsa dancing, check out the Nuyorican Cafe'!   We enjoy a stop at Colmado Bar Moreno and Nono's too!   How about a cup of amazing Puerto Rican Coffee from Finca Cialitos!  There are a lot of fun places to see!

Pool Rules (Must be followed at all times)

No lifeguard on duty, all guests are swimming at their own risk.
Shower before entering the pool
No animals in the pool or on the pool deck
No food or beverages in the pool
No glassware in the pool or on the pool deck
No running, boisterous or rough play in the pool area
No spitting, blowing nose or using the restroom in the pool
Children under the age of 14 years old shall not use pool without a parent or adult guardian in attendance
Do not swallow the pool water
Guests who can’t swim need to be supervised.
Guests will be responsible to maintain the condition and safety of all pool equipment.
Guests must inform iTrip Florida First Coast immediately in case of a safety or maintenance issue relating to the pool or its equipment.
The Booking Guest that made the reservation assumes all responsibility for the duration of their stay.

**Please note you may need to remove leaves or debris from the pool from time to time, use the pool skimmer located on the side next to the pool.
