SMOKING: Smoking, which includes the use of E-Vape products, is NOT permitted in OUR CONDO OR COMMON AREAS or LIMITED COMMON AREAS, including unit balconies, pool deck, lawn area. Smoking is restricted to designated smoking areas ONLY. PORCHES & BALCONIES: No items may be hung from the balcony railings. No glass is permitted on balconies. Nothing can be throw off of the balconies. Please do not feed the birds. HALLWAYS, STAIRWELLS & COMMON AREAS: Personal items, including but not limited to boxes, chairs, strollers or any other personal items may not be stored or kept in the hallways, underneath or in stairwells or other common areas. CLOTHES LINES: No clotheslines shall be located on common areas, balconies, or porches; nor shall anything be hung to dry in windows, sliding glass doors or on patios, porches or balconies that may be visible from the common areas. GRILLING: No gas, charcoal grills or other cooking devices may be used in units, on balconies, porches, hallways, lawn or common areas. FIREWORKS: Use of fireworks on Meridian Plaza is strictly prohibited and is illegal under city ordinance. ANNOYANCES & NUISANCES: Loud and boisterous parties will not be tolerated. Televisions, stereos or musical instruments should be used with discretion so as not to disturb others. Excessive noise curfew is in effect on property after I0:00PM. No immoral, improper, offensive or unlawful activity is permitted in the units or Meridian Plaza Property. PETS: Renters are NOT ALLOWED to have pets. BUSINESS ACTIVITY: No trade or business activity may be conducted on Meridian Plaza property LUGGAGE CARTS: Luggage carts are for the use and convenience of owners and guests. All luggage carts must be returned to the Porte Cochere area once luggage is unloaded. DO NOT bring luggage carts into the condo. Keeping outside units after loading/unloading is strictly prohibited. PARKING: Vehicles should be parked only in marked designated spaces. Only vehicles fitting within one parking space may be parked on the premises. Double parking, parking on the landscaping, grass areas or along the curbs is not permitted. No Trailers are permitted to be parked on Meridian Plaza property. Parking is limited to one (1)parking space per unit. All vehicles must display the proper Meridian Plaza parking decal or visitor parking tag at all times. SWIMMING POOLS: Pool rules are clearly posted in the pool areas and enforced. Pool hours are from 9:00AM - 11:00PM. Children under the age of 14 are not permitted in the pool areas unless accompanied by an adult. Children in diapers must wear swim diapers. Glass objects are prohibited in the pool area. All owners, guests and renters are cautioned that USE OF THE SWIMMING POOLS, ITS' EQUIPMENT AND FACILITIES ARE AT THEIR OWN RISK CHILDREN: Supervision of children by a responsible adult must be exercised at all times while on the grounds. Skateboards, skates or roller blades are prohibited on Meridian Plaza property. VIOLATIONS: The Rules and Regulations are intended to promote and preserve the enjoyment o f the Meridian Plaza community. Violations of the posted rules and regulations should be reported to management. Repeated violations of the stated rules may be subject to fines starting at S50 (except as otherwise noted) and/or legal action. DISTURBANCES: If the neighbors are disturbed, we reserve the right to ask you, the tenant, to vacate the premises with NO REFUND. RENTER RESPONSIBILITIES: Tenant must maintain all property and furnishings in good order. Tenant may only use appliances for their intended use. Guests, other than those in the party provided, may not stay overnight in the property - All guests are the sole responsibility of the renter. Guests are not allowed to exceed the agreed-upon occupancy limit.
