Signed rental agreement within 24 hours after booking is required to complete booking. The booking party is responsible for informing all members of his/her group of the rules & regulations below.

1. RESERVATIONS - The booking party must be at least 21 years of age and must stay during the reserved time. Only the guest named on the reservation may cancel a reservation. Teenage or younger overnight guests MUST be accompanied by a responsible adult.
2. CHECK-IN - Check-in time is 4:00pm Check-out is at 10:00am.
3. PROPERTY - All property at Bear Tracks is to remain on the premises at all times. Guests may NOT take chairs, pillows, towels or other items from the property during day trips or after their stay. A complete inventory of the cabin is made after each rental period and the renter is responsible for any missing property. In the event of damages or extra cleaning requirements, additional charges may apply.
4. HOUSEKEEPING - THERE IS NO DAILY MAID SERVICE. An initial setup of our house provides clean bed linens, bath towels, wash cloths, and shower mats for the occupancy of the unit. The house is cleaned, hot tub is sanitized and the beds are made prior to your arrival. Daily maid service is not provided and guests are expected to launder towels, etc. as needed during their stay. It is not necessary to wash towels or bed linens prior to departure.
5. RESPECT - Loud music, loud noise, public intoxication and profanity are strictly prohibited and complaints may be grounds for immediate eviction and loss of rental funds.
6. LOST & FOUND - We are not responsible for personal property left behind, stolen or damaged during your stay. Never leave valuables unattended. If you find you have left something behind, please call or email us and we will try to locate the missing item. Items unclaimed more than 14 days will disposed of or given to charity.
7. SMOKING/VAPING/ILLEGAL DRUGS - For the comfort of all of our guests no smoking, vaping or illegal drugs will be uses inside the house or on the porch. If we determine that a guest has smoked inside the cabin our minimum charge is $200. Given the fact that cabin is located in a heavily wooded area, please do NOT discard cigarette butts or lit cigarettes onto the ground as this could cause a major fire.
8. PETS - No pets are allowed.
