West Beach Cottage RULES OF CONDUCT

Check-in is at 3 PM Check-out is at 11 AM.

For Direct Bookings: We use a third-party Guest Screening from SafelyStay to confirm your identity and check criminal databases in order to confirm your reservation. You may receive an email to complete your screening. Please check your spam inbox for this email and contact the property manager if you have any questions.

OCCUPANCY is limited to EIGHT (8) people, including children over two years of age.

NO OVERNIGHT STAYS are permitted for any guests not included in the original reservation. Violations of this limit may result in eviction and forfeiture of prepaid rent.

NO SMOKING is allowed inside the house. Smoking indoors voids your tenancy and security deposit.

NO PARTIES are permitted. Visitors must conduct themselves in such a way that there is no unreasonable disturbances to area neighbors.

QUIET HOURS are between 10:00 p.m. and 8:00 a.m. Please be mindful of your voices carrying or car doors shutting loudly. Please turn OFF EXTERIOR LIGHTS after use.

PETS are allowed. PLEASE READ OUR PET POLICY BELOW.

NO WOOD FIRES are allowed outdoors.The gas firepit on the deck is allowed even during summer Burn Ban periods..

FIREWORKS are NOT allowed anywhere in San Juan County.

WATER CONSERVATION: Please remember we have limited resources on the island. Do no leave water running when not necessary: while brushing teeth, washing dishes, long showers etc,. Please don’t wash cars or use water unnecessarily. We appreciate your efforts to help maintain our limited supply.

DO NOT FLUSH anything other than toilet paper. The property is on a septic system.

TRASH and CLEAN RECYCLABLES should be placed in the marked containers in the carport at the end of your stay (or as needed during your time at the property). We ask that you separate your glass and even aluminum cans to help us reduce our waste and costs. Glass and Aluminum are free to recycle on Orcas Island!

DO NOT TRESPASS on neighboring properties.

PARK only in the area in the driveway parking areas. There is parking for THREE vehicles ONLY. Please DO NOT park on the lawn, in the neighbors driveway or block their access. Our large lawn is a drain field and driving across it will cause severe damage.

OBSERVE ALL POSTED SPEED LIMITS at all times; 15 miles per hour (mph) on our private paved and non-paved roads.

PLEASE TURN OFF BBQ tanks at the valve after using. Use tool to clean off the surface while hot.

Please read our PET POLICY and contact us to register your dog if you didn't at the time of booking.

Please note: We are a pet-friendly home with some rules and requests.
*We allow one or two pets only. Please do not request to bring more than two dogs. *We reserve the right to refuse certain breeds and dogs over 60lbs in weight *All dogs must be on a leash when on the beach and walking in the neighborhood *Guests must pickup and dispose of "dog bombs" in the yard *No dogs are allowed on the furniture, including the bedrooms, throw blankets and bed linens! *No dogs are allowed in the Green Bedroom with white rug, or any of the bathrooms. *Never leave your dog(s) alone in the house or dog kennel. You must bring your dog along with you when exploring the island and dining out. *Please teach your dog to use the dog door and kennel for night time use, or please crate your dog overnight and as needed. *Please bring your dogs blankets and bed, and toys so he/she feels more relaxed. We have dog bowls, extra towels for feet cleaning, and some toys. *Please use the water hose out by the hot tub to wash off sandy feet, including your dog Thank you for respecting our home and following these rules!

SECURITY WAIVER:
Keep the property and all furnishings in good order. PLEASE leave all furniture in same position/location. Only use appliances for their intended uses. Do not remove any towels or linens from the house. No damage is done to the home or its contents. All trash and recycling are placed in the containers outside in the marked bins. Soiled dishes are cleaned and put away All charges accrued during the stay are paid prior to departure. No linens are lost or damaged. No unapproved early check-in or late checkout. The guest is not evicted by the owner (or representative of the owner), or local law enforcement. The cleaning of West Beach doesn’t take more than SIX (6) hours to complete.

CANCELLATION POLICY: We offer a Firm Cancellation Policy with a Full Refund 30 days prior to your check-in date. A 50% refund is given if canceled within 30-7 days prior to your check-in. Last minute cancellations due to any emergency, death, medical or weather-related issues do not qualify for a refund. Any cancellations and refunds for reservations made through Orcas Vacation Homes direct booking site or VRBO will incur a 4% processing fee.

TRAVEL INSURANCE – We highly recommend all guests purchase travel insurance. We do not offer refunds based on personal medical or weather conditions.

HURRICANE OR STORM POLICY – No refunds will be given unless: The state or local authorities order mandatory evacuations in a "Tropical Storm/Hurricane Warning area" and/or A "mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning" area of residence of a vacationing guest.

STORM POLICY/ROAD CONDITIONS – Mountain roads can be curvy and steep. Gravel drives are well maintained; however, we highly recommend four-wheel drive and/or chains during the snow months. We do not refund due to road conditions.

STORM POLICY/POWER OUTAGE POLICY – No refunds will be given in the event of a power outage. Winter storms can cause power outages, normally lasting no longer than 24hrs. West Beach Cottage has a wood fireplace and Emergency Solar lights are on-site for guest use.

West Beach Cottage is privately owned; the owners are not responsible for any accidents, injuries, or illnesses that occur while on the premises or its facilities. The Homeowners and Orcas Vacation Homes are not responsible for the loss of personal belongings or valuables of the guest.

By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises.
