🤫 Remember you have neighbors and a unit below you, so be sure to be respectful of them. 🚫🚬 There is absolutely NO SMOKING or VAPING inside the condo. A $200 per day smoking fee will be charged. 🥾 There are carpeted areas, so please remove your shoes if they are soiled. 🤫 QUIET HOURS ARE FROM 10PM TO 9AM DAILY AND IS ENFORCED BY CONDO SECURITY. THEY CAN ASK YOU TO LEAVE AND YOU WILL BE REPORTED TO YOUR BOOKING PLATFORM. THERE WILL BE NO REFUND. 🚮 Trash must be bagged and taken up to the dumpster near the complex entrance. Trash cannot be left outside. 🚫🔥 No charcoal or gas grills allowed. An electric outdoor grill is provided. 🚫 Decks and patios may not be used for open storage of bicycles or other property. 🚫 Do not hang towels, clothing, or any other items over the deck railings. 🚫 Use of bicycles, skateboards, and roller blades are prohibited on any sidewalk, pool deck, or docks. 🚫🐶 No pets in this unit. 🚫 Do not use the fireplace.

⚠️ The HOA actively enforces all rules and may issue fines for violations. Any fines incurred will be passed on to the guest.

‼️ PLEASE MAKE SURE DOOR IS LOCKED AND LATCHED UPON LEAVING – DOOR MUST BE PULLED CLOSED TO PROPERLY LOCK.

Other things of note: 🛜 Do not unplug the Wi-Fi router or modem, as it may cause disruptions to smart home devices and guest access. If you experience any connection issues, please contact us for assistance. 🧻🚽 Please only flush toilet paper in the toilets – do not flush feminine products, paper towels, or even 'flushable' wipes as they will damage the septic system. 👥 No unregistered guests. Only the agreed upon number of registered guests allowed unless given permission by host. 🎭 No parties or events. 🍔🥤 No food or drinks in bedrooms. 😴 Checkout is strictly before 10 AM. If cleaners must return due to late departure, a $125 return trip fee applies. If late checkout prevents the next guest from arriving or causes lost revenue, additional charges will apply. 💲 If breaking of rules or any amenities are taken that cause a refund for the next guest, you will be deemed responsible to pay for the missing items as well as the lost booking. 🙏 You agree you are booking in goodwill with us, and will not attempt to damage A&B Properties' reputation because you are unhappy with a ruling by Airbnb, VRBO, or Guesty for something you are dissatisfied with during your stay. This includes retaliatory reviews or damaging our name on social media. 📖 Please read the house rules before contacting the host. 📑 Rental Agreement required for stays greater than 14 days. Agreement will be sent to be signed automatically. 👨🏻‍🔧 A&B Properties or maintenance and repair service will be allowed to enter the property if the tenant states there is a problem inside the premises that needs to be addressed.
