Designed for comfort, the residence features 2 bedrooms and accommodates up to 6 guests. The first bedroom is equipped with a king-size bed, while the second bedroom offers 2 queen-size beds. Each bedroom is a private sanctuary featuring its own private bathroom, air conditioning, a closet, and blackout curtains to ensure a restful stay.

To enhance your stay, our Guest Experience team is available daily from 10:00 AM to 10:00 PM. Our concierge can arrange bikes, golf, tours, and private experiences, and guests can enjoy exclusive perks and discounts at partner beach clubs, coffee shops, and paddle courts.

Important Notes: The access road is unpaved, contributing to the area's tranquility. Please be aware that construction next door is in its final stages and may be noticeable. As sargassum is a natural phenomenon, beach conditions vary daily.

Thank you for choosing Beach Please Tulum. Please review our essential rules. Failure to comply may result in penalties, loss of deposit, or cancellation of the reservation without refund.

SAFE & SECURITY

Use the safe to store valuables (passports, money, jewelry, documents). Keep the doors and windows closed when you leave or when you sleep. • Fine: $50 USD if doors are left open. • Replacement of lost key: $25 USD. We are not liable for lost items.

CHECK IN / CHECK OUT

Early check-in / late check-out must be approved by the concierge and may incur an additional charge. If early check-in is not possible, you can drop off your luggage at the villa (we are not responsible for the items).

VISITS & NOISE

Parties are not permitted. Small gatherings require the concierge's approval. Maximum 4 visitors. Only registered guests can spend the night (a fee may apply if guests are added, always within the permitted capacity).

Excessive noise is prohibited at all times, especially after 10:00 PM. Failure to comply may result in police intervention or eviction.

CLEANING

Daily housekeeping is not included. Optional service: USD 70 for cleaning.

BATHROOMS

Do not flush toilet paper or hygiene products down the toilet. Please use the trash can. Plumbing service: $50 USD if required.

DAMAGE TO FURNITURE / APPLIANCES

Please report any damage immediately. Unreported damages may result in repair or replacement charges. Guests are responsible for their own safety, behavior and any damage caused.

SMOKING

Smoking is not allowed inside the Villa. Fine: $500 USD for cleaning and deodorization. Ashtrays are available outdoors. Damage from burns will incur additional charges.

POOL RULES

No diving or running in the pool area. Children under the age of 12 must be supervised by an adult. Do not use the pool under the influence of alcohol. Swimming is at the guest's own risk (there is no lifeguard). Shower before entering and do not litter the area.

PETS

No pets allowed Service animals must be declared before booking and with documentation. Any damage caused will result in charges.

CHILDREN

Children are welcome, but they must be supervised. Guests are responsible for damage caused by minors.

USE OF ENERGY

Turn off air conditioners, lights, fans, and electronic appliances when not in use. Do not leave the A/C on when leaving the villa.

DECOR

Our decoration service includes installation and cleaning. Bringing your own decorations incurs a cost of $25–30 USD, plus any damage caused.

ILLEGAL ITEMS

Possessing or using drugs or firearms is strictly prohibited. Failure to comply will result in immediate eviction with no refund.

UNFORESEEN EVENTS / LOCAL CONDITIONS

Tulum may experience power outages or service failures. We will do our best to assist, but some events are beyond our control. In emergencies or bad weather, the company may access the property or request evacuation for safety reasons.
