Check-In / Checkout A link with property information and local guidebooks will be sent to you at the time of booking. Information including detailed directions, and access code for the unit will become available 30 minutes before standard check-in time (4 PM); unless early check-in has been arranged. It is your responsibility to review, and if so desired, seek clarification on property-specific questions prior to your arrival.

Check-in is after 4:00 PM. Checkout is at 10:00 AM.

Unless you have specifically arranged for an early arrival time, please do not arrive at the property before your scheduled check-in time. Additionally, your prompt departure is appreciated so we can prepare the unit for any incoming guests. The renter and all Guests must vacate the property and return all keys to the lockbox no later than 10:00 AM. Failure to check out on time will result in a $50 late checkout fee. A $50 fee will be assessed for any lost or stolen keys. All units are cleaned and inspected upon your departure.

Unit Equipment For rental purposes, each property is fully equipped with television(s), linens, dishes, utensils, and a starter supply of soap, cleaning products, and paper goods. Other amenities vary from property to property and are mostly listed in the property details on our website and in the property's guest information packet. We cannot accept responsibility for any aesthetic conflicts. Durango Colorado Vacations, LLC reserves the right to change units for any reason.

Any maintenance problems will be handled in a timely and professional manner. No credits or refunds will be issued as a result of the malfunction of any equipment or appliances, including TVs, DVDs, air conditioning units, hot water heaters, stoves, refrigerators, door locks, etc.

Maximum Occupancy Each property has a specific maximum occupancy. Take note of the maximum number of guests allowed in the unit before making your reservation. This policy is strictly enforced.

Gatherings Our properties are located in residential areas and are rented for personal vacation use only. Parties, weddings, and other large gatherings are not allowed. Durango Colorado Vacations reserves the right to cancel or rescind any rental agreement if it is found that the Renters and/or Guests are conducting unlawful activities, disturbing others by playing loud music, causing any loud or offensive noises, have made any misrepresentations about the nature or size of the group or the use of the property, or for any other misrepresentations that are in any way in breach of the rental agreement. Violators risk forfeiture of their deposit, rental fees, and eviction.

No Smoking All units are Non-Smoking! No exceptions - $500 fine.

Please note that the primary guest must be at least 25 years old to book this property.

Pet Policy No pets are allowed unless pre-arranged with the management company. Not all units accept pets. There is an additional pet fee of $25/day per pet per reservation - $200 max per pet which will be added on once the reservation is made. Renters are responsible for their pet(s) at all times and must ensure all solid wastes have been picked up and disposed of before departure. There will be a $500 fine if there is an unauthorized pet on the property.

Cleaning A non-refundable cleaning fee is required for all reservations. This fee is for our housekeepers who dust, vacuum, sanitize, clean linens and towels, and remove waste from the property. The renter agrees to maintain the cleanliness of the premises during occupancy and to leave the premises reasonably clean and in good condition upon departure. Undue and/or unreasonable cleaning of the property shall be reported to Airbnb and we will attempt to collect an additional cleaning charge at a rate of up to $35/hour with a one-hour minimum. This also applies to the property's exterior, general grounds, garages, outbuildings, equipment (BBQs, etc.), and hot tubs (if so equipped).
