Our House Rules may be viewed as strict or strongly worded, but we hope that these rules will be reassuring to the clientele that we aim to serve, and serve as an indication that we seek respectful guests only. All guests are required to sign a rental agreement after booking and prior to occupying the property. Guests may be required to provide additional information about the group that will occupy the property. Guests may be required to provide a damage deposit outside of or through the AirBNB system, which would be refunded based upon terms and conditions in the rental agreement. Guests may be required to provide a credit card that is valid during the term of the reservation. We will be in touch after you book to gather additional information and to email you the rental agreement, which you can sign electronically - no printer required.
Long Term Rentals (28 nights or more) are unacceptable under AirBNB’s “long term” cancellation policy. Long Term Rentals must be discussed and approved prior to booking online. A long term rental / lease agreement will be required. A Security Deposit will be required for all long term rentals, and mid-stay cleaning(s) / inspection(s) may be required.
Please note that noise monitoring devices, and security cameras, do exist on the exterior of the property. Cameras are positioned to cover all entrances and exits of the home. Cameras are present to ensure the property remains secure and safe, as well as to ensure that guests are honest and upfront about their planned use of the property. If you plan to bring more people than you've indicated, more dogs than indicated, to host a party or event, or do not intend to respect neighbors or the value and quality of the property, then this is not the place for you, and you should not book the property. For normal, respectful groups, we are sorry that these statements and measures are necessary. Security cameras and noise monitoring devices are an example and demonstration that the property's owners are taking steps to ensure the home remains available for rental, and in good condition, for your benefit. Please let us know if you have any concerns.
All adults in the rental group must be at least 30 years old, unless the guest(s) younger than 30 are the son(s), daughter(s), nephew(s), niece(s) or otherwise directly biologically related to one of the other adults in the group. Groups with any adults who are younger than 30 must inquire with us to discuss the group, and receive approval, before booking.
Bachelor or bachelorette groups, or any group visiting for an athletic event, competition, tournament, must inquire with us to discuss your group, your dates, etc, to receive approval before booking
No pets. No Emotional Support Animals. This includes inside the home as well as the grounds. Under the Americans with Disabilities Act (ADA), emotional support animals are NOT Service Animals. Bringing an animal into a property which has a no pet policy may threaten the health and safety of others, which is against AirBNB policy and the ADA law. We are committed to the principles of inclusion and respect, and want all guests to feel welcome. At the same time, we expect all guests to demonstrate respect for the rental property, the property owner, and future guests. Calling a pet an assistance animal or service animal is not respectful. In fact, it is very disrespectful to those with real disabilities. We take non-discrimination, inclusion, and respect very seriously. We hope you do as well. So if you have a pet or emotional support animal, we encourage you to select another property, or let us know so that we can discuss and be of assistance. If you have a bona fide service animal, please feel free to book the property, but please also let us know about your service animal, so that we can make reasonable accommodations.
This is a NON-SMOKING property. Within the property, the burning, smoking, or use of tobacco, marijuana, vapor devices, incense, any other material, use of smoking related products, or the disposal of smoking related waste products, is strictly prohibited. Violation of this policy is cause for immediate eviction without refund.
No parties or gatherings, unless written and specific approval from the owner or property manager has been provided prior to booking. Occupancy by more than the number of guests listed in the booking is strictly prohibited. Violations may subject the guest to immediate eviction without refund as determined by the owner or property manager.
Guests shall leave the home in the same condition and position as when they arrive, normal use and wear excepted. Guest is responsible for the costs of additional housekeeping or maintenance services if the home is left in a state of abnormal or excessive disorder. Guests must notify the property owner or manager of any and all damage to property immediately upon arrival, or when it occurs.
While there may be numerous occupants in a given dwelling, only the reserving party has the opportunity and responsibility to review the terms and conditions during the reservation process. The reserving party is responsible for the payment, damage deposit, and all other guest responsibilities enumerated in the agreement. By booking this reservation the reserving party and group leader agrees to inform all parties invited onto and into the property of all restrictions, rules, terms and conditions, including that all guests or invitees are expressly assuming the risk of any harm arising from their use of the premises, and to take action during the rental period to ensure compliance with the restrictions, rules, terms and conditions.
Properties are subject to remodeling, redecorating, wear and tear, and upgrades from pictures. We strive to keep listings as up to date as possible but the pictures may not reflect the most recent changes.
Pools and Hot Tubs, if advertised as part of a property, are seasonal and sometimes close. If advertised, please inquire to confirm whether these amenities will be open and available for use during your stay.
