Practical Info & Rules Check-in is from 3:00 PM to 11:00 PM, and check-out is at 11:00 AM. Unapproved late check-outs incur a $50 hourly fee. All guests must undergo screening via Autohost, requiring a government-issued photo ID and a security deposit.

Strict policies are in place to maintain the community: pets are not allowed (unauthorized animals incur a $250 fee), and there is a zero-tolerance policy for parties and smoking anywhere on the premises, including the patio. Smoking violations result in a $300 deep-cleaning fine, while party violations can lead to a $500 fine and immediate eviction. Noise sensors are installed to ensure peace for all residents. Please refrain from moving furniture. Use of shared fitness and business centers is at the manager's discretion, generally reserved for guests staying over 28 days, and requires prior scheduling. Guests staying longer than 28 days are responsible for utility costs.

Unapproved late checkout will result in a $50 charge for every hour after the scheduled checkout time.

There's a $100 penalty fee for removing smoke detectors. No weapons, firearms, drugs or illegal sexual activity of any sort allowed. Violators will be reported to police and the contract will be immediately terminated.

Smoking - Smoking inside or outside on the patio/balcony, parking lot, or within 50ft of the property is STRICTLY prohibited, as this is a smoke-free community. Any smell noticed by cleaners in the house, and/or any physical evidence of smoking any substance in the home will result in a fine of $300.00 to cover the cost of deep cleaning and ozone treatment.

Parties and Events - Parties and events are STRICTLY prohibited. Any evidence of a party or event, including camera footage, excessive garbage, or other evidence will result in a fine of $500.00, legal action, and possible eviction without reimbursement, plus the cost of any extra cleaning or damages that result from the event. Noise detection monitors are present.

Local Guests MUST let us know at the time of booking if additional visitors will arrive during the stay or reservation will be canceled. No exceptions, no refunds

Missing or damaged items - Any evidence of willful or negligent loss or damage to the property, furnishings, decoration, landscaping, towels, linens FOB Keys, or other items will be charged at direct replacement cost plus a fine of up to $250.00.

Unauthorized Animal/Pet Fee: $250.00

Towels and linens - Guests are required to keep towels and linens in good condition. Towels and washcloths should not be used to remove makeup or for cleaning purposes. Any permanent stains on towels or linens will fall into the category of negligent damage and are not included in the damage protection policy. Guests should NOT wash comforters or duvet comforters themselves as this can cause damage to those items and the washing machine.

House Rules - Any evidence of a guest breaking posted house rules, including exceeding the occupancy listed by the guest on the reservation, parking restrictions, pool rules, illegal substances, or use of the property can result in a fine of up to $1000.00 and/or eviction from the property.
