📜 Additional House Rules

Self Check-In: This is a self check-in property. By booking, you certify that you are willing and able to follow the instructions provided through Airbnb’s House Manual or Check-In Guide.

Registered Guests Only: •All guests must be declared on the reservation at the time of booking. •Full names and contact information are required for every person staying. •Any undeclared guests will result in additional charges and may lead to cancellation of the reservation if such individuals are deemed unsuitable.

No Pets / Animals: Absolutely no pets or animals are allowed in or on the property. •Violation of this rule will result in a $500 fee.

Property Access for Maintenance / Issues: If you report a complaint or issue through Airbnb, you authorize us to enter the property to address and resolve the matter (including repairs, maintenance, or additional cleaning). Entry is permitted without further approval when required to remedy the problem.

Occupancy Limit: Maximum occupancy is 2 people. •Any additional individuals will be considered trespassing and will be asked to vacate immediately.

No Smoking: This is a smoke-free property. •A $500 fee will be charged for smoking anywhere inside or on the property.

Late Check-Out: •Unauthorized late check-outs beyond 30 minutes after the designated time will incur a $50 fee. •Holding possession of the property for more than 2 hours past check-out will result in a charge for an additional night at the base rate (without discounts). [Note: This charge is a penalty only and does not extend your stay or grant rights to occupy the property.]

Cleaning Standards: •Guests are expected to leave the property in a reasonably clean condition. •Excessively dirty conditions beyond normal use will incur an additional $100 cleaning fee.

By booking with us you agree that we reserve the right to charge fees/repair costs for any of our rules being broken or damages caused during your stay.

Rule Enforcement: Violation of any house rule is grounds for immediate termination of the reservation without refund.

Please be aware there is an outdoor camera on the house above the front door entrance that will be on during your stay. Please do not tamper/obstruct the camera.

WAIVER OF LIABILITY FOR HOT TUB, COLD PLUNGE & SAUNA By booking The Kimberly, Guests accept the below waiver for using the hot tub, cold plunge, and sauna for themselves, everyone staying at the house, and for any visitors of the Guests who might use the hot tub, cold plunge, or sauna. In consideration of the facilities provided by the Host, we expressly agree and contract, on behalf of ourselves, our family, our friends, our heirs, executors, administrators, successors and assigns, that the property owners of Fernova, and their heirs, servants, agents, contractors, and employees, shall not be liable for any damages arising from personal injuries (including death) sustained by us or our Guests, in, on, or about the premises, or as a result of the use of the hot tub, cold plunge, sauna, or any related equipment, regardless of whether such injuries result, in whole or in part, from the negligence of the owner, host, cleaners, or co-host. By the execution of this Agreement, we accept and assume full responsibility for any and all injuries, damages (both economic and non-economic), and losses of any type, which may occur to us or our Guests, and we hereby fully and forever release and discharge the property owners of Fernova, and their heirs, servants, agents, contractors, and employees, from any and all claims, demands, damages, rights of action, or causes of action, present or future, whether the same be known or unknown, anticipated, or unanticipated, resulting from or arising out of the use of said facilities. We expressly agree to indemnify and hold the property owners of Fernova, and their heirs, servants, agents, contractors, and employees, harmless against any and all claims, demands, damages, rights of action, or causes of action, of any person or entity, that may arise from injuries or damages sustained by us or our Guests. We agree to be solely responsible for the safety and well-being of our Guests and ourselves. We understand that the Host does not provide supervision, instruction, or assistance for the use of the hot tub, cold plunge, or sauna. We understand that there are special risks involved in the use of these facilities. We are aware there are potential dangers to children who are not carefully supervised, as well as any person using the hot tub, cold plunge, or sauna too long, or if a person has health risks, is intoxicated, using any kind of drugs or medication, or is pregnant. Children under the age of 12 years old are not permitted to use the hot tub, cold plunge, or sauna. We agree that we are responsible and liable for any damages that occur to the hot tub, cold plunge, or sauna through our or our Guests’ misuse or negligence. Should we or our Guests contaminate the hot tub, cold plunge, or sauna with glass, lotion, hair spray, liquids, food, or suntan lotion by not abiding by the rules, we agree to an additional charge of $500.00 per incident to cover the cost to drain, clean, refill, repair, and remediate damage or contamination to the water or filtration systems. In consideration of our anticipated stay, we agree, intending to be legally bound hereby, that the property owners of Fernova, and their heirs, servants, agents, contractors, and employees shall not be liable for our injury or death, or the injury or death of our invited Guests. This Disclosure and Waiver of Liability is incorporated into the Terms and Conditions of our rental agreement through Airbnb, VRBO, and (or other applicable direct booking site). We agree to conduct ourselves in a controlled and reasonable manner at all times, and to refrain from using the hot tub, cold plunge, or sauna in a manner inconsistent with their intended design and purpose. We understand and acknowledge that the use of these facilities involves risk, including permanent disability and death. By booking The Kimberly, we agree to comply with the above release of responsibility for the use of the hot tub, cold plunge, and sauna to the property owners of Fernova, and their heirs, servants, agents, contractors, and employees.
