To ensure a comfortable and enjoyable stay for everyone, we have outlined a few house rules below. We kindly ask that you review and adhere to these guidelines during your stay. Thank you for your understanding and cooperation.
Here are a few things to be aware of:
- Check-In/Check-Out Times
• Check-in time: 4:00 PM
• Check-out time: 10:00 AM
Note: Early check-in and late check-out are possible but subject to approval, depending on availability and the schedule of our cleaners. If there is no same-day check-in, the same conditions apply for late check-out.

Rental Agreement
As stated in our listing, we require all guests to sign a rental agreement before check-in to ensure a clear understanding of our policies and expectations. This helps us provide a safe and pleasant experience for all guests. A link to the rental agreement will be sent to you shortly for review and signature at your convenience.

No Smoking
No drugs or smoking: Absolutely no drugs are allowed on the property, including marijuana. Smoking cigarettes or e-cigarettes is strictly prohibited indoors, including in the garage.

Pets
Pets are welcome but must be approved before the check-in date. They are allowed on a case-by-case basis for a non-refundable $175 pet rent fee.
• Pets must be fully house-trained.
• No pets are allowed on the furniture or in the pool.
• Pets must be kenneled or crated if left alone at the property.
• When outside the property, pets must be kept on a leash (no more than 10 ft in length).
• Clean up and pick up after your pets. Please ensure there is no dog poop or urine stains in the home or backyard.
Note: An additional pet cleaning fee may be taken from the security deposit if excessive cleaning is needed due to pet hair on furniture, or if evidence of urine or pet feces is found inside the home or in the backyard.
- Noise and Respect for Neighbors
• Quiet hours: There is a city ordinance for quiet hours from 10:00 PM until 8:00 AM. During quiet hours, no music should be played outdoors in the pool or lanai area. Outdoor speaking should be kept at low volumes or moved indoors.
• During the day, please keep noise at a reasonable level.
• Loud music or music with profanity is not allowed outdoors, out of respect for neighboring families and children.
• The house is equipped with a noise monitoring device. If the noise level exceeds the set threshold, it will emit a beep and flash. You will also receive an automated courtesy text message on your mobile phone. This system is active only during your stay. Please respect the designated quiet hours!
Note: If we receive complaints or if the police are called, we reserve the right to charge a fee up to $1,000 and/or terminate the rental agreement with no refund for any portion of your reservation. The house is equipped with a noise meter. If the noise exceeds the threshold, it will beep and flash, and you will receive an automated courtesy text message.

Parties and Events
• Parties and drug activity will result in immediate eviction with no refund. We have zero tolerance for this behavior.
• No noisy or rowdy parties are allowed. The home is located in a peaceful residential neighborhood, and we ask that you respect that.

Pool Heater & Hot Tub
• The pool heater is not turned on by default. Please inform us in advance if you would like the pool heated.
• A heated pool is optional but recommended from October to May due to cooler water temperatures.
• The cost for heating the pool is $30 per day or $150 per week.
• Please notify us as early as possible, as it may take 24 to 48 hours to heat the pool.
• The hot tub operates on a timer and will automatically shut off after 2 hours. This is to prevent guests from forgetting to turn it off.
Note: The pool heating system will automatically turn off the hot tub to ensure the system operates efficiently.
Pool Temperature:
• From November through April, the pool is set to heat up to 85°F, weather permitting.
• During the colder season, especially on days when outdoor temperatures drop below 70°F, the pool heater may not be able to reach the set temperature due to weather conditions.
•Electric pool heat pumps rely on ambient air temperature and typically require temperatures above 55°F to operate efficiently.
• In very cold conditions (approximately 50°F or below), the pool heater will automatically shut off to protect the system.
• As a result, during colder weather the pool may feel cooler than expected, even with the heater running properly.

Pool Use Policy – Loungers and Chairs
• To preserve the integrity of the pool surface, no chairs, loungers, or any furniture are allowed inside the pool.
• The loungers are heavy and placing them in the water can cause serious damage to the Pebble Tec surface, which is costly to repair.
• In very cold conditions (approximately 45°F or below), the pool heater will automatically shut off to protect the system.
• We ask all guests to respect this rule to ensure the pool remains in excellent condition for all to enjoy. Thank you!

Guest Limit
• The number of guests on the property will not exceed the number of guests listed in the reservation. If an adjustment is needed, please contact us in advance.
• The minimum renter age is 26 for everyone in the booking group unless accompanied by parents.

Cleaning and Trash
• Trash cans are located outside, either on the side of the garage or along the side of the house.
• Our service staff will bring the trash cans to the curb on Mondays evenings. The city will collect the trash cans on Tuesday's morning. After they've been collected, guests are asked to bring in the emptied cans

Damage or Loss
• Guests are responsible for any damage or loss that occurs during their stay. If damage occurs, please notify us immediately and provide a description of the issue with photos for assessment.
• You may be charged for repairs or replacements if damage is caused during your stay.

Parking
• Parking is limited to 4 vehicles, and all vehicles must fit in the driveway.
• Street parking is not permitted. Please ensure all vehicles are parked within the designated area.

Firearms Policy
• Firearms are not permitted on the premises unless legally owned and properly stored in accordance with all applicable federal, state, and local laws.
• All firearms must be disclosed to the host prior to arrival. Guests must confirm safe and secure storage (i.e., a locked case) is used at all times.
• No firearms may be left unattended or accessible to minors or unauthorized individuals at any time.
• Failure to follow this policy may result in immediate termination of the reservation and removal from the property without refund.
