The residence is configured with 3 private bedrooms and 2 bathrooms, comfortably accommodating up to 6 guests. Sleeping arrangements include the Executive King Suite, which features a king-sized bed with a Tempur-Pedic mattress, a spacious walk-in closet, and a luxury ensuite with twin sinks, a separate shower, and a two-man soaker tub. The Blue Room and Yellow Room both offer queen beds and are tastefully decorated, with guests in these rooms sharing a 4-piece bath. For added comfort, soft bathrobes are provided for all guests, and both queen bedrooms include a workstation with a desk, chair, and Smart TV.

Guests enjoy exclusive use of the main floor and upper floor, featuring a spacious, bright, and fully equipped kitchen with a large island, a dinette for four, and a separate dining room for six. The main floor also includes a lounge with a cozy fireplace. Outside, a large deck overlooks gardens and twin ponds, providing a private area to dine, meditate, or watch frogs jump onto lily pads.

Located in an upscale, quiet neighborhood, the property backs onto Stamm's Woodlot, where you can stroll through walking trails and see trilliums in the spring. The area is rich with local charm; you may hear the clip-clop of passing Mennonite buggies on the way to the St. Jacobs Market. The market, along with the Antique Market, Outlet Mall, and the Village of St. Jacobs, are all within very short distance. Additionally, the University of Waterloo and David Johnston Tech Park are just a few minutes' drive or a 20-minute walk away.

Practical details include a check-in time of 3:00 PM and check-out at 11:00 AM. Free parking is available on the right side of the driveway or via the City of Waterloo's overnight street parking registry. Please note that the owner resides in a separate lower-level apartment.

House Rules:

• Quiet hours from 11:00 PM to 6:00 AM
• No pets and no smoking on the property
• Shoes must be removed inside
• Food and drink are restricted to the main floor (water allowed in rooms)
• No parties or candles
• Minimum age of 19 for primary guests
• Property is not suitable for children under 5 unless renting the full house
• A refundable security deposit of $250 CAD and a signed rental agreement are required

Late check-out until 12:30 PM may be authorized for an additional fee if requested in advance; otherwise, departures after 11:00 AM incur a full day fee.
