If a pet is brought on the property without approval it will result in a fine of $500 ⚠️ No smoking ⚠️ If you bring more guests than are reflected on your reservation you will be asked to leave without a refund. ⚠️ Parties of any kind are not allowed and the home is for guests on the reservation only. If this rule is broken at any time, the police will be called and you will be asked to leave without a refund. ⚠️ Do not use the fireplace during high winds or county fire warning/advisory ⚠️ No burning or grill or fireworks outdoor at any time ⚠️ Quiet hours 10PM-8AM

Rental Rules:

1. No more than 4 persons (including children, toddlers, and infants) are allowed in the cabin at any time. The number of guests allowed by the owner is set in accordance with City of Sevierville Building Code and septic system limits.
2. People other than those listed on the Booking Guest List may not stay overnight in the property. Bringing more humans than agreed upon in the reservation will result in the reservation being cancelled without refund and a $100 charge per human per night. Any other person in the property is the sole responsibility of the Guest.
3. Minors under 18 cannot be left unsupervised at the property and must be attended by a parent, legal guardian, or responsible adult.
4. No third-party rentals. Property cannot be rented for someone else if the requestor will not be staying at the property OR will not be staying at the property throughout the entire duration of the rental period.
5. The homeowners are not responsible for any accidents, injuries, or illness that occurs while on the premises or its facilities. The Owners are not responsible for the loss of personal belongings or valuables of the Guest. By accepting this reservation, all Guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
6. Keep the property and all furnishings in good order. Removing any items from the cabin including living and kitchen furnishings is not permitted.
7. Appliances can only be use as intended.
8. Parking is limited to 1 vehicle. Vehicle is to be parked in the designated parking area only. Parking on the street and/or grass area is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
9. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the units.
10. Please lock all doors and all windows when you are not in the home and upon departure.
11. Hot Tub: No children under the age of 18 permitted in hot tubs at any time without adult supervision. When using the hot tub, remember there is a certain health risk associated with this facility. Use at your own risk. Our housekeepers drain, sanitize, refill, and replenish chemicals in all tubs prior to your arrival; therefore, it may not be warm until later that evening. DO NOT STAND ON THE HOT TUB COVERS. Hot tub covers are for insulation purposes and are not designed to support a person or persons. They will break and you may be charged for replacement. When not using the hot tub, leave the cover on so hot tub will stay warm.
12. Fireplace: This is a wood burning fireplace, guests are to bring their own wood and fire starters if they'd like to use it. Please make sure the vent is open (you should be able to extend your hand through the top of the fireplace and feel a draft) prior to setting up and burning wood in the fireplace. This fireplace will get HOT so take precaution to keep children away from it when lit or when it is hot. Note that due to danger of wild fire, please refrain from using the fireplace between April 1st and October 1st.
13. Water and Septic: The cabin is on a well and septic system. The mineral content in the water is high. During a drought, the well water may have an odor. The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time.
14. Weather: Mountain roads can be curvy and steep. We highly recommend using a four-wheel-drive vehicle during the snow months. We do NOT refund for weather-related disruptions to the reservation, road conditions or any other disruptions that are out of our control. We highly recommend travel insurance for all planned vacations especially if you are staying during winter months.
15. Garbage: please dispose of trash in the garbage bins provided inside the house. Our cleaning team will remove and dispose of them after your departure. Please do not leave trash outside the cabin.
16. Any damage to any items in the cabin including couches, chairs, tables, TVs, hot tub, beds, sheets, towels, pillows, etc, are the responsibility of the Guest. Every item will be looked at before arrival and after departure. In the case that you notice any damages upon check-in, notify the Owner immediately. It is our home. Treat it as if it were your own.
17. Check-in time is any time after 4:00 PM. Check-out time is 10:00 AM. Due to housekeeping requirements, we do not have flexibility to offer either early check-ins or late check-outs. On your arrival day, keyless entry codes are time-activated and programmed to start at 4:00 PM. Your code will not unlock the door before 4:00 PM. If you are in the vacation rental after 10:00 AM on your departure day, there will be a charge equal to one night's rent plus tax.
18. Address, driving instructions and Check In Instructions will be provided a few days prior to check in.
19. Before you leave, we ask that you complete the Check Out Instructions to help our housekeeper quickly prepare for the next guest.
20. We have stocked the cabin with many items including start-up supplies. However, you will likely need to supplement with your own during your stay. We appreciate that our guests take good care of the home we have set up, and we do ask that you use only what you need during your stay.
21. Fireworks: Although fireworks may be legal in Tennessee, they are not permitted at "Our Deer Hideout" cabin at any time.
22. Owner cannot guarantee the availability of every amenity at all times. No refunds will be provided due to inoperable or unavailable amenities and/or appliances, including the hot tub. Owner will make every reasonable effort to ensure that such amenities or appliances are available as well as will be and remain in good working order. However, Guest acknowledges that breakdowns are beyond the Owner's control and, despite Owner's best efforts, labor scheduling or supply chain constraints may make it unfeasible to bring a broken-down amenity, appliance, or hot tub to good working order during a Guest's stay. This includes unforeseen events and circumstances such as a power outage.
23. Pets: We welcome guests traveling with their dog. Please add your dog on the reservation. Only 1 dog per stay is allowed. Additional dogs are subject to approval. No other type of animals. We will provide extra poop bags for easy clean up. Dogs must be accompanied by owner at all times or crated if left at home.
