Thank you for considering Suncastle Properties, we want to make sure you have the best vacation rental experience possible. We have provided some general House Rules you should be aware of to make your stay more enjoyable and help you avoid any unnecessary expenses.

1. No Parties or Events Allowed: Suncastle Properties does not rent properties for celebratory events (Graduation or Prom related, Birthday, Bachelor, Bachelorette Parties, Wedding Receptions, etc.) and are not permitted. Overcrowding or misrepresentation is cause for immediate eviction from the property without refund.

2. No Smoking is Allowed inside or on the porches of ANY rental property. If evidence of smoking has occurred in the property, charges for additional cleaning and ionization service up to $750 will apply.

3. Dogs accepted upon Approval: PET POLICY: Dogs are welcome ONLY at pet friendly properties UPON WRITTEN APPROVAL of Suncastle Properties. If a dog is approved, the Guest will pay a non-refundable pet fee for an approved pet (fee varies by property). Failure to disclose that an animal has been in the property, whether the animal is the responsibility of the renter or their guest, will result in a $750.00 fine, plus costs for cleaning and damage will be charged to the securing credit card on file and the immediate termination of the rental agreement.

4. No unregistered guests allowed: All guests and their vehicles must be registered on the Guest Registration form. The number of guests occupying the property is limited to the number stated on your rental agreement. Overcrowding or misrepresentation is cause for immediate eviction from the property without refund.

5. Check-in and Check-out times: Check-in time is from 4:00pm and Check-out time is before 10:00am. Sorry, but no exceptions! We need to get busy cleaning, inspecting and preparing the property for the next guest.

6. Property Access and Keys: You will be provided with the information for accessing the property or where to pick up and return keys 5 days prior to arrival. You will receive an EMAIL welcome letter with this and other important information. Note lost keys or remotes will incur a replacement fee.

7. LOCKOUT: Guests who lock themselves out of their unit during regular business hours may pick up a key from our office at no charge. After normal business hours, a Guest meeting a Suncastle Properties Agent at the office will incur a $100.00 charge. If an agent meets a Guest at the property after hours, a $250.00 charge will be applied to the credit card on file.

8. VEHICLES and Parking: Names and cell phone numbers for each driver of a licensed vehicle arriving may be required to be on file at Suncastle Properties to ensure a vehicle pass is issued prior to arrival for certain neighborhoods.

Parking requirements vary by property and local governments impose stiff fines if parked improperly. No Parking is allowed on streets, lawns or dunes. Parked cars may not impede emergency vehicle access at any time. Check with your reservationist about parking restrictions for your specific rental property.

9. Quiet Hours: Quiet hours are from 9:00 p.m. to 8:00 a.m.

Please be a “Good Neighbor” by keeping noise to a minimum during nighttime hours. If you are yelling and/or playing loud music, you will most likely get a visit from the local Police or Sheriff. In accordance with the terms of your rental agreement, code enforcement violations or complaints from the local law enforcement will result in the termination of the rental agreement and immediate eviction from the property without refund. 10. Please turn off A/C when leaving doors open: Do not allow the A/C to run while the doors are open to the balcony or patio, Turn thermostat to above 85 degrees to prevent the system from freezing up. Service calls resulting from guest misuse will be charged back to the guest.

11. Please take care of the furnishings: Excessive ware or abuse is not covered under your accidental damage waiver. You will be responsible to pay for damage resulting from abuse. Please be respectful of the home and its furnishings.

12. Please don’t rearrange the furniture: Please remember you are a guest in this home. The owner of the home requests that all furniture be left where it is found. Moving furniture can also damage walls and floors that is not covered under your accidental damage waiver.

13. Please do your dishes: Prior to departure, please place all used and dirty dishes in the dishwasher and start the cycle.

14. Please empty the Refrigerator: Prior to departure, please remove and discard of all food items from the refrigerator.

15. Please set trash out for collection: Trash and recycling collection rarely occurs on the day of departure. Please be aware of collection days and place containers at the curb the night before collection to avoid overflowing refuse cans. Also, please return cans after collection.

16. No illegal substances allowed on premises: No explanation required.

17. No Overcrowding: Local ordinances for maximum occupancy is limited to (2) adults per bedroom plus an additional (2) children under the age of 18. If you host additional guests during your stay, they must be registered with Suncastle Properties and are required to vacate the property between the hours of 10:00pm and 8:00am per ordinance. If additional guests are found on the property without the written consent of Suncastle Properties, a $500.00 over-crowding fee will be charged for each excess person, NO EXECPTIONS.

In accordance with the terms of your rental agreement, code enforcement violations or complaints from local law enforcement will result in the termination of the rental agreement and the immediate eviction from the property without refund.
