House Rules • Primary renter must be 25 years or older and present at all times. • No pets, no smoking, no parties—no exceptions. • Quiet hours start at 10:00 PM. Please respect neighbors and other guests. • Maximum guest count must not be exceeded. Guests listed at booking are the only ones allowed; no additional guests permitted after reservation. • A copy of the driver’s license for the primary renter is required before check-in. Failure to provide it will result in forfeiture of rent and denied access. • Check-in begins at 4:00 PM, and check-out is at 10:00 AM. Please plan your arrival for or after 4 PM. Early check-in is only available if prearranged and paid in advance (1 PM $125 / 2 PM $75 / 3 PM $50). Because our cleaning teams are working in multiple units, we’re not able to answer calls or texts for same-day early check-ins unless it has been scheduled ahead of time. Your door code will activate automatically at 4:00 PM.

• Smoking inside the condo will result in a $300 fine plus any additional damages deducted from the security deposit. • All damages or broken items must be reported immediately through the Airbnb portal upon arrival or you risk forfeiting part or all of your security deposit. • You will receive 6 pool wristbands at check-in. At check-out, take a picture of all wristbands and send it to us as proof of return. Replacement cost is $10 per missing wristband, deducted from the security deposit. • If damages exceed the security deposit, you agree to coordinate with Airbnb to cover the additional costs. • After booking, you will receive a Vacation Rental Agreement via email. Returning the signed agreement is mandatory for access to the condo. Failure to return the agreement will result in forfeited payment and no access. • By booking with Airbnb, you and your party agree to all terms and conditions of this rental agreement. • We reserve the right to refuse any reservation. 📢 Guest Communication & Escalation Policy Guests must contact us directly first to resolve any issues or concerns during their stay. If a guest escalates an issue to Airbnb Support without giving us a reasonable opportunity to resolve it, we reserve the right to cancel the reservation and remove the guest from the property without refund. This policy ensures respectful communication and a smooth experience for all parties involved.

Golf Cart Policy: Our golf cart is provided for guest convenience and must remain parked in the golf cart area for beachside one when on Beachside grounds.

Guests may not drive through any security guard gates — violations result in a $100 HOA fine per occurrence (camera enforced).

• We require a $500 refundable security deposit if you want to use the golf cart. Must be 21 to drive. Must provide Drivers License and insurance
• The golf cart is provided as a complimentary amenity. However, please note that availability is not guaranteed and no refunds will be given if the golf cart is unavailable during your stay . Example reason would be the golf cart broke. We try our best to have the golf cart available!

The cart must be plugged when not in use

Any damage, loss, or misuse of the golf cart (including tires, body, battery, or charger) will be billed to the guest. Waiver must be signed and completed. This amenity is a privilege and is up to our discretion and can be taken away at any time with no compensationgiven.

Refundable Damage Deposit: A $500 refundable deposit may apply for damages, fines, or rule violations related to the property or golf cart. The deposit is not collected in advance but may be processed through Airbnb’s Resolution Center after checkout if damages or violations are reported.
