House Rules

We’re committed to providing a clean, relaxing, and high-quality experience for every guest. To ensure this, we ask that all guests review and respect the following house rules.

By completing your booking, you agree to comply with all rules outlined below, as well as applicable HOA and local regulations.

Occupancy & Booking Requirements: -Maximum occupancy is 8 guests at all times, per HOA and fire code regulations. -The primary booking guest must be at least 25 years old and must remain present for the duration of the stay. -Only registered guests are permitted on the property. No unregistered visitors are allowed.

Parties, Events & Noise: -Parties and events are strictly prohibited. -Quiet hours are from 10:00 PM to 8:00 AM, in accordance with HOA and local ordinances. -This home is equipped with a Minut noise monitoring system that measures sound levels and indoor environmental conditions (no audio is recorded).

Smoking & Substances: -Smoking of any kind is strictly prohibited, including cigarettes, cigars, vaping, and marijuana, anywhere on the property (interior, exterior, and balconies).

Evidence of smoking may result in additional cleaning charges and remediation costs.

Pets: -Guest Pets are not permitted, per HOA regulations. -Unauthorized pets may result in additional cleaning charges and potential termination of the stay.

Property Use & Restrictions: -Locked areas including owner closets/cabinets, cleaning closets, and attic spaces are strictly off-limits and may not be accessed by guests -Do not move or rearrange furniture. -Guests may not receive mail or packages at the property. -No boats, jet skis, trailers, or recreational vehicles are permitted on-site per HOA rules. -The property may not be used for commercial purposes

HVAC & Energy Use: -The home’s HVAC system is designed for optimal performance. -Please keep doors and windows closed while the system is running. -The system may automatically adjust if doors are left open to prevent damage.

Security & Monitoring: -Exterior Ring camera doorbells are installed at the front and rear entrances for security purposes. -A Minut monitoring device is used for noise and indoor environmental monitoring. No conversations are recorded.

Community Amenities & Safety: -Guests may use the pool, hot tub, beach chair service, gates, and beach access at their own risk. -By booking, guests acknowledge and accept responsibility for their safety and the safety of their group when using these amenities. -These amenities are not operated and maintained by us. We'll do our best to let guests know about any changes to amenities, but we can't manage them directly, so we can't guarantee their availability or offer discounts/refund for downtime.

Cleanliness & Checkout: -Please bag and dispose of all trash in the on-site dumpsters. -Dishes should be placed in the dishwasher and run or cleaned.

Prohibited items: glitter, confetti, self-tanning products, and hair dye.

Excessive cleaning required beyond a standard turnover may result in additional charges.

Beach & Sand Guidelines: -Please rinse off sand at the sundeck shower before entering the home. -Beach items must be stored on the back patio, not inside the home. -When transporting beach items from your car, please use the designated breezeway adjacent to the home.

Parking: -Maximum of 2 vehicles per stay. -1 reserved space in front of the unit -1 visitor space nearby -No trailers, jet skis, motor homes, golf carts, or boats are allowed to be parked at the property. -Parking passes must be displayed at all times. -Vehicles not in compliance may be towed at the owner’s expense. -Please be aware that modified, dually, extended, or oversized vehicles may not fit inside the parking spots. There is no alternative oversized vehicle parking area in the complex

Check-In / Check-Out: -Check-in: 4:00 PM -Check-out: 10:00 AM -Early check-in or late check-out may be available for a fee, subject to availability.

Beach Equipment: -Beach chair service and provided items must be used responsibly. -Damage or misuse of the beach chair service equipment may result in replacement charges.

The following may result in termination of the reservation without refund and additional charges where applicable: -Unauthorized guests or over-occupancy -Parties or events -Smoking of any kind -Pets -Commercial use -Illegal activity or substances -Violations of HOA or local regulations

After booking, guests are required to: -Sign a rental agreement -Complete ID verification and screening

Failure to complete these steps within 48 hours may result in the reservation being canceled in accordance with platform policies.
