We are a family-friendly campsite, and for the safety of all guests, we require adults to supervise children under 18 at all times. Children are not permitted to venture off to the lake or the restricted gun range. Additionally, both children and pets must avoid disturbing the cows. Please respect others when sharing common amenities to ensure a pleasant experience for everyone. The Accommodations are pet-friendly, and well-behaved pets are welcome in designated areas. Please ensure that all dogs are leashed while on the premises. Guests are reminded that Host will not be held responsible for any injuries caused by pets brought onto the property. Additionally, due to insurance restrictions, aggressive breeds, including but not limited to Pit Bull, Gull Dong, Bull Terrier, Caucasian Ovchanka (Caucasian Shepherd), German Shepherd, Rottweiler, Husky, Doberman Pinscher, Chow Chow, Wolf Hybrid, Akita, Mastiff, Malamute, Great Dane, Cane Corso, Staffordshire Terrier, Perro de Presa, Dalmatian, Boxer, and Presa Canario, are not permitted. Guests will remain responsible for all damage caused to the Accommodations and for personal injuries and property damage suffered by third parties as a result of the failure to control animals.

We provide services within a designated one-acre area on the property (a map will be provided). Guests are not permitted to access the gun range beside the lake, which will be marked with warning signs and secured with a chained post. While guests are welcome to walk to the lake and fish, swimming and any water activities are not allowed. The Parties acknowledge that due to the location of the rental being located on a farm, potential safety and health hazards may be present in and around the Premises including but not limited to wildlife such as snakes, wasps, and fire ants. Guests recognize the practical limitations on the Host’s ability to limit the risk of personal injury and property damage through controlling the activities of all persons whose actions may affect the safety of the Premises. Host therefore warns Guest that the Premises may contain, and admonishes Guest to keep a proper lookout for, dangerous latent and patent artificial conditions in and around the Premises. Guest’s use of any stairs, pool, pool floats, hot tubs, spas, saunas, bikes, sleds, canoes, slides, bunk beds and other custom-built beds, or any other Amenities comprising the Accommodations shall be at Guest’s sole risk. Guest acknowledges that Guest is solely responsible for all vehi cles, belongings, and other personal property that Guest or Guest’s licensees and invitees choose to bring into the Premises or use in or around the Accommodations (collectively, the “Personal Property”); and understands Host and property owner is not responsible for destruction of or damage to any Personal Property and does not provide insurance for Personal Property. GUEST AGREES TO (A) RELEASE HOST AND PROPERTY OWNER FROM ALL CLAIMS, DEMANDS, AND CAUSES OF ACTION, INCLUDING REASONABLE ATTORNEYS’ FEES, (COLLECTIVELY REFERRED TO AS “DAMAGES”) ARISING IN FAVOR OF GUEST, AND (B) AS SPECIFIED IN THIS SECTION, INDEMNIFY, DEFEND, AND HOLD HOST, PROPERTY OWNER AND HOST’S OFFICERS, DIRECTORS, MEMBERS, MANAGERS, SHAREHOLDERS, EMPLOYEES, AGENTS, SUBCONTRACTORS, ATTORNEYS, AND AFFILIATED PERSONS AND ENTITIES (COLLECTIVELY, THE “HOST PARTIES”) HARMLESS FROM AND AGAINST ALL DAMAGES ARISING IN FAVOR OF THIRD PARTIES, INCLUDING BUT NOT LIMITED TO OWNERS AND OCCUPANTS OF, AND GUESTS VISITING, PROPERTIES AND PREMISES ADJACENT TO OR IN THE VICINITY OF THE ACCOMMODATIONS, AS WELL AS GUEST’S LICENSEES OR INVITEES. THE RELEASE AND INDEMNITY CONTAINED IN THE IMMEDIATELY PRECEDING SENTENCE APPLIES TO ALL DAMAGES ARISING ON ACCOUNT OF BODILY INJURY, DEATH, OR DAMAGE TO OR LOSS OF PROPERTY IN ANY WAY: (A) OCCURRING ON, IN, OR NEAR THE PREMISES OR THE ACCOMMODATIONS; OR (B) ARISING OUT OF OR INCIDENT TO THE CONDITION OF THE PREMISES AND/OR THE ACCOMMODATIONS OR THE AMENITIES. THIS RELEASE AND INDEMNITY IS GIVEN TO THE HOST PARTIES REGARDLESS OF WHETHER ANY HOST PARTY IS NEGLIGENT IN WHOLE OR IN PART, AND EVEN WHEN THE INJURY, DEATH, OR DAMAGE TO GUEST OR GUEST’S LICENSEES OR INVITEES IS CAUSED BY ANY ONE OR MORE HOST PARTY’S SOLE NEGLIGENCE OR ATTRIBUTABLE TO A HOST PARTY’S NEGLIGENCE PER SE OR IMPOSED BY STRICT LIABILITY. THE RELEASE AND INDEMNITY CONTAINED IN THIS SECTION DO NOT APPLY TO THE EXTENT DAMAGES ARE CAUSED OR CONTRIBUTED TO BY HOST’S INTENTIONAL ACTS, GROSS NEGLIGENCE, OR WILLFUL MISCONDUCT.
