In special circumstances confirmed in advance, check-in may be extended to 10:00 PM for an additional charge of $75. The home is situated in a secure gated community; access codes are provided on the day of arrival. Pets are not allowed. A Pak-n'Play or Baby Travel Bed may be rented for a $50 USD fee (plus VAT) if requested at least 48 hours in advance.

Swimming pool is serviced twice per week. Landscaping is done twice per month to keep the grounds looking great. Osa Property Management will notify guests at least 24 hours in advance if a landscaping service is scheduled at the property. 4x4 WD Required Access to this property requires a 4WD vehicle. Failure to comply with this requirement will not entitle guests to any refund. For safety and liability reasons, company employees are not permitted to transport guests or their belongings in company vehicles under any circumstances

Disclaimer Whenever the guest independently or through a third party arranges transportation, tours, or activities, Osa Property Management assumes no responsibility for related issues. If our team is asked to assist in resolving them, a USD 100 service fee will apply, plus USD 50 per additional hour

Bugs and Wildlife This property is in a very biodiverse area of the world, it is possible that some bugs, even reptiles may get in the house from time to time, however this is not grounds for a refund, we do our best to prevent them from getting into the home we recommend keeping all screens doors closed at all times.

Power and water and Internet outages Due to the nature of infrastructure in our area, occasional power or water outages may occur. These situations are beyond our control. Interruptions lasting less than 3 hours do not qualify for automatic refunds. If an outage occurs, please contact us immediately. We will do everything possible to assist and minimize any inconvenience during your stay.

The Pool Maintenance Crew MUST be allowed onto the property to clean the pool. Not allowing them to clean the pool is a violation of the house rules and you have the right to make any claim during your stay about the swimming pool condition. Check in time starts at 3:00 PM Check out time is no later than 11:00 AM Guests will need to provide a phone number to receive a message via text from the HOA to receive a QR Code for access into the gated development. Visitors are not allowed by the HOA

Primary renter must be 21+ at check-in and must stay at the property for the entire reservation. No exceptions.
