USE OF PREMISES. It is understood and agreed by the Parties, that the Tenant shall use the demised premises for the purpose of vacationing only. Landlord does not rent to vacationing students or singles under the age of twenty-five (25), unless they are supervised at all times by an adult or guardian or parent. By renting this property, the Tenant agrees there will be no vacationing students or singles under the age of twenty-five (25) in the premises, unless they are so supervised. Violation of such paragraph, would terminate the tenancy at the time of knowledge, forfeiting any and all security deposit and still require the Tenant to pay for the full term of the occupancy, without recourse.
FIREWORKS: It is hereby understood and agreed by all parties that no fireworks may be set off at any time, in the premises or on the grounds. Violation of this provision will be subject to a $500 fine per occurrence plus the Tenant will be responsible for any and all damages to the property and to the property of any neighbors. Again, there are absolutely NO fireworks allowed to be discharged on premises.
ITEMS PROVIDED. Landlord shall provide all bedding, full kitchen accessories, kitchen, hand and dishwasher soap, fire pit, dock space and propane for the barbecue grill.
ITEMS NOT PROVIDED. The Tenant shall be responsible for providing the following, but not limited, items: bath and beach towels, bathroom soap and hair shampoo, laundry detergent and fabric softener (needed only if you plan to wash clothes at the premises), firewood (if you want to have a bonfire or if the home is equipped with a wood fireplace with some kindling and something to light the fire with), water toys, yard toys (like volleyball, frisbees, soccer ball, softball and bat, football to play catch with, sand toys for kids), DVD�s for a rainy day, fishing equipment, life vests and maybe board games. It is also understood that there is not a landline telephone at the premises.
MAXIMUM OCCUPANCY. It is hereby agreed and understood by all parties, that the maximum number of guests on-site is limited to the maximum occupancy listed in the description above. In the event, a Tenant is determined that more than the max occupancy of guests are on-site, other than visiting, this may be grounds for immediate eviction and all advance payments will be forfeited.
CAMPERS OR TENTS: No campers or tents are allowed on-premises.
FALSIFIED RESERVATIONS. It is understood and agreed by the parties, that any reservation obtained under false pretenses will be grounds for immediate eviction and all advance payments will be forfeited.
INDEMNIFICATION. It is hereby understood and agreed that Manage Cabins, LLC and its employees, agents, or principals and assigns, shall not be liable for any and all damage or injury to or of the Tenant, Tenant�s family, guests, invitees, agents or employees or other persons entering the premises and Tenant hereby agrees to indemnify, defend and hold Manage Cabins, LLC harmless for any and all claims or assertions of any kind or nature as a result of injuries which may occur on the premises. This indemnification includes, but is not limited to, any damage or injury which may be incurred by Tenant, Tenant�s family, guests, invitees, agents or employees or to any other person for damages or injuries which may arise from any contact, act, inaction, interaction from any and all animals, domestic or wild, which such damage or injury occurs on the premises.
EMERGENCY ACCESS. It is understood and agreed that the Landlord shall have access to the premises at all times for emergency purposes. If it is a non-emergency, Landlord shall be required to provide Tenant with a twenty-four (24) hour notice, which may be verbal and/or written. Tenant agrees to not unreasonably withhold access to the premises.
GUEST VERIFICATION: By renting this property, I give permission to SafelyStay, Inc., to verify my identity, and check criminal databases in order to confirm my reservation.
TRUST AND SAFETY: All rentals include a Trust and Safety Fee which includes up to $10,000 of accidental coverage for contents damage and up to $100,000 coverage for accidental property damage and bodily injury. The Trust and Safety Fee is refundable only if the reservation is canceled in writing at least sixty days (60) prior to the arrival date. Any deductible or minimum claim amount will be the responsibility of the Guest.
Vacation Saver Policy -What happens if things break during your stay?
At Manage Cabins we work hard to ensure everything is in good working order in our rental units. We inspect our homes between each guest and perform maintenance on the mechanics in our homes on a regular basis. Unfortunately, like in your own home things still break down from time to time. In the unlikely event of a mechanical breakdown with one of our homes systems like AC for example we have designated our Vacation Saver Policy.
What is covered?
Air conditioning, Forced Air Furnace, Oven or Stove, Washer and Dryer, Water Heater, Toilet or Shower, Gas Fireplaces. If one of these is not working during your stay we will do our best to fix the problem as soon as possible and will provide an allowance of $5/night per item, up to a maximum of $35/ item, will be credited back to you. This allowance is limited to a maximum of $200 per rental unit per booking. The allowance will not apply to non working items due to a local area power or utility outage that is not related to the functionality of the appliance listed above.
What is Not Covered?
Internet/Cable outages, Televisions, VCR & DVD Players, Light bulbs or fans, Power Outages, Gas Grills, Coffee makers & other small kitchen appliances, Empty Gas Grill Propane Tanks
